  1. Generally the Nitesh Developers property will be the fix price, but in LONG ISLAND PLOT project the rates are given on non uniform basis.

    Why Nitesh has made this ploted project if it is really demand area he could have been developed VILLA PROJECT.

      Looking into the price, Location & Configuration of the project…Its really worth investing…Besides, If you see Brigade Orchinds , Hiranandani, Ozone all are large size town ship with mixed development…and recently Hinduja Realty Ventures Plans 115 Acre Township on NH7 Hyderabad highway, appox 10 KM before the Bangalore International Airport…Builders like Sobha, Brigade, Century are having good land banks near BIAL. 5 SEZ’s covering 1500 Acres have been planned near Devanahalli… So, If you see 5 – 7 Yrs down the line drastic developments will be in place and expect more than 150 % appreciation in the land value.

    All the major SEZ developments are happening on Cargo road i.e . Bagalur to BIAL. Which is almost 10 km from Nitesh Iong Island project.
    What the apprecition or developments near by this project. Further what is solution for water crisis nearby Devanahalli.

    Is it worth to buy this plot project from Nitesh. If yes what are the reasons.


    • Hi Vijaya, Yes, Its Worth to buy plot in Nitesh Long Island. Even though SEZ Developments are happening on Cargo Road. 2500 Acres of SEZ are planned in Devanahalli ( New Bangalore ) and you are banking on Plot not on Apartment. Land Value will always Goes Higher and Higher over period of time and its always easy to Sell too. Projects like Brigade Orchids , Hiranandani are getting Sold Like Hot Cakes and 90 % of Buyers are investors.

  6. Which one of Nitesh Long Island or Sobha Landscape is better to buy from long term point of view? Nitesh is on highway but 10KM from airport where as Sobha is closer but on IVC road which has narrow entry due to level crossing. Price is almost double for Sobha. getting half the size plot in the same price point. Which is better option?

  7. I came to know that one can only use up to 65-70% of the purchased plot for construction in this project and apparently this is according to BIAAPA. Any idea about this folks? Has anyone verified this with local authority yet?

  8. There is a national highway crossing the Nitesh long island project (in between the project), what about the air pollution and noise pollution that it will create? National highway in between the project might be considered a plus point too but was concerned about air/noise pollution. Any feedback appreciated.

    if we will compare this project to orchid-nirvana by hariyana group which is located on the IVC road in Devanahalli. which is better as per site nirvana looking good. layout structure and all this.

  10. hi harish, thanks a lot for reply but little bit i confused, which will be good as per appreciation, long island on two highways nh 7 and 207 but orchid on IVC road which is rapidly developing and near to rajankunte which is some what develop and less water problem, so what you will give advice , which project is good for 4- 5 year?? one more thing as nitesh is not showing good picture any thing on site but can we assume he is good builder and any how he will handover good END PRODUCT at last. what is your expert advice, which project i should go… plz reply

    sorry to disturb again, just want one more expert advice as in IVC road other co operative society project(for example health cit etc) is available they r giving site from 665 to 1500 rs / sqfeet , what you will say can go for such project or as always better to bet on good builder like nitesh, goyal builder for future appreciation. what say??
    and i know nitesh but i don’t have any idea about goyal builder(for orchid nirvana), it’s a good builder, can we compare with nitesh…. ur word on this plzzz hint is also ok.

  12. thanks harish, today i went to the project and don’t think i m advertising the project but i really impressed how aggressively they r working on project, i impressed with that and they did some basic things even before launch the project as they launch just 1 month before.
    location wise both r impressive (long island and orchid) , nitesh on NH7 but orchid on IVC road(8-9 km from NH7) but have a lot’s of project on this road. i think both will be good in future but orchid is near to city circle and colleges and school…. this is my view

    I am looking at buying a plot in Chartered fireflies in Devanahalli. I am happy with what I have seen but I have a few queries:
    I am planning to hold the plot for about five years. Is there likely to be a significant appreciation in this period.
    What is your opinion of Chatered Housing as a property developer?
    Is the fact that this property is not along the main road or highway but bait on the inside going to prevent property appreciation or demand.

      Current Avg Appreciation trend at Devanahalli is around 10 – 13 % per year and Charted housing has completed decent projects across bangalore so you can trust the builder. Demand and appreciation will definitely be there in future. I say its better to be bait inside, so that you are free from pollutions

      Project had approval issue. Which is sorted out now. Projected Growth Rate is 8 – 10 %. IT SEZ are Proposed with in radius of 7 Kms from the project. As of now there no development happening. You can expect proposed SEZ development progress by Post election.

      Plots are usually good for long term investment (10 Years). Based on your requirement, I advise you to hold your decision. As we are in process of reviewing one more plotted development at Baglur Main Road. Will update in the website very soon.

  17. Hi Harish, Can you please advise on which of the plots can be a good investment 1) Nitesh Long Island, 2) Sobha Landscape 3) Orchid Nirvana
    Pros and Cons
    1) Nitesh Long Island: Good Location, but lots of doubts being raised on Legalities regarding the JDA. Pls advise
    2) Sobha Landscape: Clear Titles. Good Location but highly priced and small plots as compared to Nitesh & Orchid
    3) Orchid Nirvana: Very Good Layout and Amenities. But quite far from the NH-7 Main Road and might take time for development.

    So, seeing all the above points, Nitesh Long Island is in my wish list but slightly worried about the legalities as it’s a Joint Development. Please advise

    Could you share your comments on the plotted development Skanda Avani in Sarjapur road. Its around 3.5 kms from wipro corporate office.I liked the location very much. Wanted your advise on whether to invest here or in North bangalore from appreciation perspective.Your comments would be really helpful in making a decision.

      I am sorry, We have not reviewed Skanda Avani. So wont be able to comment. I would suggest you to look out for some options in North Bangalore.

  19. Hi Harish, planning to buy a plot at PC Park lane by PC realty, they are quoting a east facing corner ösite at 1625, is it wort it.

  20. I have invested in Nitesh Long Island for a year and now I am backing off. Nitesh has done a shoddy job in this project and the project has not been approved by any other bank than HDFC even after more than 1 year of the project. Nitesh has been doing ad hoc changes and also increasing the prices of things like Power , Club house and Legal mid way. They have created a one sided agreement which is in favor of the builder and not consumers. They have not been able to sell even the complete project after so much of advertising. They will also not handover the club house to the customers and keep it with them for commercial gains however they will take money from buyers to build the club house. All in all a highly avoidable project and a very bad builder.

      Its business, HDFC has funded the project and they will at least look for some home loan business. Other bank approvals will be in place after achieving the targeted business.

      They acquire land in phase wise, Usually these kind of project take off subject to;socitey are able to pool money…if not, They will cancel it.

  26. Why Nitesh’s Long Island is taken over by TGS. TGS is quoting 2900 per sq.ft. Is it worth investing in it now. How TGS development will be.

Hi Harish,I had been to Nitesh Long Island.Project seems ok but split between too many roads.NH is coming in between .What if in future National highway gets widened ..will we loose our plots adjacent to highway.And also TGS ios marketing the project and the price they only are not clear about break up….do suggest this property or any other medium range builder around Devanahalli with good developments.Please suggest
