South and East Bangalore are nearing saturation. But if there’s one area that’s still seeing significant real estate action, it’s Sarjapur Road.

Development in the area started later, and now, on account of its proximity to the IT clusters around Madiwala, Outer Ring Road (ORR), Whitefield and the Marathahalli-Sarjapur stretch, as also commercial developments along the road, the stretch is hot property.

Wipro came up with a campus on the road some five years back. Infosys has acquired 202 acres in the area to set up an IT SEZ, which is expected to become operational this year.

Analysts say Infosys’ announcement about its project triggered developer activity, anticipating greater residential demand. Land prices in Sarjapur village shot up from Rs 75 lakh to Rs 2-3 crore an acre. Sobha Developers has a 130-acre land in Gunjur, on the Whitefield-Sarjapur Road stretch. India REIT and SunCity, Mantri Developers and Salarpuria have land parcels in and around Sarjapur Road.

“The Varthur-Sarjapur Road stretch is seeing villas coming up. The area has the potential for capital value appreciation,” says Naresh Dandapat, regional director-south for property consultancy Knight Frank India.

Karun Varma, MD-Bangalore of property consultancy Jones Lang LaSalle India, says Sarjapur Road has a large number of upwardly mobile IT/ITES employees. “Proximity to employee catchment areas and availability of ready-to-occupy/under construction Grade A office spaces make it a preferred destination,” he says. The total Grade A office space on the adjoining ORR was 20 mn sft till last year. An additional supply of 3.93 mn sft is expected this year, according to a report by real estate consultancy Cushman & Wakefield.

Capital values on Sarjapur Road have been more affordable compared to some of its upmarket neighbourhoods. “You have an entry-level pricing of Rs 3,500 per sft compared to Rs 7,500 in Koramangala or Rs 4,500 in Whitefield,” says Sobha Developers MD J C Sharma. Mantri Flora, Divyashree Elan, Purva Skywoods, Springfield Apartments, Sobha Cinnamon are some of the prominent developments in the area. Capital values have been appreciating. For instance, Mantri Flora was available at Rs 3,000 per sft two years back; now it is said to be about Rs 4,000 per sft.

“There are close to 2 lakh employees working in the ORR stretch. So Sarjapur Road is emerging as a busy IT corridor. It has a good mix of educational institutions and retail outlets. Many hospitality players like Hilton, Shangri-La and Novotel are coming up on Sarjapur Road,” says Sushil Mantri, CMD of Mantri Developers. But the area lacks healthcare facilities. The closest is perhaps Vikram Hospital in Marathahalli and Sai Baba Hospital in Whitefield.

      There is some problem with legal, one of the land owner being minor. SBI has not approved this project since there is no legal clearance. But I think Prestige is working towards resolving this.

      Hi Anis, 4 BHK are meant for Self use than for Investment. Project holds good potential in terms of Rental Returns. Selling 4 BHK would be slightly difficult...because of low demand.

    Hi Harish, There is a project just behind Prestige Ferns project with name Zonasha Elegance who are offering Rs. 3900/sqft. I want to book a 2BHK in either of these project for end use. Can you please suggest which one would be good in terms of appreciation of the value of the property and what can be the difference in quality of both the projects ? Reply

    Hi Harish, I am planing buy 2 bhk at prestige ferns residency.I have few doubts on this 1. While visiting the site i got to know sbi is not funding the project. Is there some legal issue? 2.There is a adjacent lake, does it have any wetland encroachment issues here? Thanks, Sananda Reply

    Folks who have concerns about SBI approval, I have to say that just because SBI has a more stringent documentation requirement to extend loan does not mean the project is not approved. It is rather important to figure out if you can afford these projects and reach out to appropriate banks for loans. Reply

    Possibility of Harlur Road getting widened is very low as there is army land opposite ferns residency and populated village next to it. It will be very difficult to widen the road in such scenario. With all the Apartments coming in this area, condition will onlyworsen in future Reply

    hi.. Recently the buffer zone has been increased from 30m to 75m. I can see that the buffer zone for this project is 30m only, especially towers 20,21,22 and 23 and for the clubhouse. Does the new buffer zone impact this project.. even if say the new buffer zone does not affect this project, how will be the resale of the property especially in the above towers which have the 3.5 and 4bhk apartments..     There are some legal issues with the project. I booked a 3 BHK way back in 2012 when they launched the project. I was concerned about the SBI not approving the project and somehow managed to contact the advocate who was part of the SBI panel to vet the papers. She told me that there are serious issues and advised me not to go ahead. By this time, I had already paid 20% of the money and I confronted Prestige Sales guys with the above fact. They acknowledged that they had legal issues, but tried to convince me that nothing will happen, as there are 800+ flats that are being sold. Costing around 80L, this would be a lifetime investment for me. So, I pulled out and so did at least 30 others. Prestige delayed the refund of money by 7-8 months on some pretext or other. After lot of pressure, they finally gave the money back deducting around 85,000 bucks. Few months back, I happened to meet an old friend who works in Prestige. I did not know that he worked in Prestige all along. I told him about the above story and he said that it is a good decision as there are some major issues on the project which are being camouflaged. Not just this one, but quite a few projects have got issues - but due to money and muscle power, they manage to sell them somehow. Reply
