There is some problem with legal, one of the land owner being minor. SBI has not approved this project since there is no legal clearance. But I think Prestige is working towards resolving this.

There is a project just behind Prestige Ferns project with name Zonasha Elegance who are offering Rs. 3900/sqft.

I want to book a 2BHK in either of these project for end use.

Folks who have concerns about SBI approval, I have to say that just because SBI has a more stringent documentation requirement to extend loan does not mean the project is not approved. It is rather important to figure out if you can afford these projects and reach out to appropriate banks for loans.

Possibility of Harlur Road getting widened is very low as there is army land opposite ferns residency and populated village next to it. It will be very difficult to widen the road in such scenario. With all the Apartments coming in this area, condition will onlyworsen in future

Recently the buffer zone has been increased from 30m to 75m. I can see that the buffer zone for this project is 30m only, especially towers 20,21,22 and 23 and for the clubhouse. Does the new buffer zone impact this project.. even if say the new buffer zone does not affect this project, how will be the resale of the property especially in the above towers which have the 3.5 and 4bhk apartments..

There are some legal issues with the project. I booked a 3 BHK way back in 2012 when they launched the project. I was concerned about the SBI not approving the project and somehow managed to contact the advocate who was part of the SBI panel to vet the papers. She told me that there are serious issues and advised me not to go ahead. By this time, I had already paid 20% of the money and I confronted Prestige Sales guys with the above fact. Wanted to check if Prestige Fern Residency is safe bit to buy. Its 3.5 and 4 BHK towers are just 35m from the lake and as per the latest direction from BBMP min 75m from lake needs to be maintained. Though builder claims they have approval for 35m. Anyone has idea about this please share your thoughts.
Today in news it was mentioned one of the Prestige Apartment in Bellandur area will be demolished due to encroachment of SWD.
