Surrounding Developments

The realty development towards Mysore has grown much beyond the ambit of the Outer Ring Road (ORR) at Nayandahalli. This sector has always remained on the radar of property investors, owing to its proximity to Mysore and hill stations such as Coorg, Ooty and Wayanad beyond.

The development along this corridor had been purely residential till recently. However, owing to the widespread residential growth, retail and office spaces are emerging in this segment of the city too.

The four lane State highway to Mysore opened up vistas for development in this region. The construction of the NICE corridor too has given a shot in the arm for development. With the Metro Rail work now under progress on this road, investors can look at reaping good returns on their investments along this route.

The Metro Rail’s Phase II has a proposal to extend the network up to Kengeri. This will give a major thrust to development in the region, and may even result in the mushrooming of satellite townships.

Another development which will result in major plans in residential layouts is the move to lift the freeze on farmlands for development of satellite townships. The Bangalore Metropolitan Region Development Authority (BMRDA) had in 2006 taken steps for the development of integrated townships in Bidadi, Ramanagar, Solur, Sathanur and Nandagudi. These townships, they felt, would provide for complete workhome relationship and focused economic activity. Sathanur, near Magadi Road, and the industrial estates in Ramanagar and Harohalli on Kanakapura Road, now stand to benefit from this move.

Residential catchments

There are major industries functioning out of this region. These include automobile giants and IT majors. In order to facilitate the workforce to stay close to workplaces and also have a thriving social environment, the residential development is replete with facilities such as schools, hospitals, malls, multiplexes and is available in the form of layouts and apartments.

Rajarajeshwarinagar is one such layout which has seen widespread development and is now a micro market with most amenities in the vicinity, making it very self-sufficient. The road connecting Kengeri to Kanakapura and passing through Uttarahalli is now beyond recognition as the landscape has changed from that of a rustic one to a very urban form.

Gottigere is a locality to watch out for, given that under Metro Rail’s Phase II there are plans to draw up an additional line from here all the way to Nagawara.

Between the State Highway 17 to Mysore and the NICE corridor there are many layouts to look out for. Apartments have come up in the Uttarahalli sector and with colleges and hospitals nearby, along with good connectivity, this region is fast-emerging as a preferred place to stay. The easy connectivity up to Kanakapura Road is another factor for the rapid development. Kanakapura Road is a bustling region with the Metro connectivity and industrial growth.

BEML Layout, Subramanyapura, and Banashankari V and VI stages are the areas to look out for which come on the left side of Mysore Road, as you drive towards Mysore. The areas on the right of the State Highway 17 too are equally well-developed.

    I’m considering Provident Sunworth 3BHK as an investment or later for self use. (Since this more than 30Km away from my office I would like to consider this as an investment as well.).
    My budget is not more than 50-55 lakhs, would this be a good option? What appreciation % would you expect here?

  4. Hi Harish, I am interested in provident Sunworth @ price rs.3530/- . But a couple of my friends have noticed river vrishabhavathi river highly polluted non moving stink next to project. Do you advise to go ahead on this project? Is the price competitive?

      I Feel, Its one of the best project in Mysore Road as of now and Price is competitive too…when i visited the site i dint noticed any stink near by. i request others to through some light on this.

    I have booked a 2BHK at Phase 1 in Provident Sunworth. I was concerned with the vrishabhavati river flowing to the south of the site.

    The distance between the river and Building is good enough to avoid a stench issue (mostly in summers). There is a proposal too of getting it cleaned but wouldnt count much on it.

    But just to make sure there would be no problem. I would suggest that you prefer the north or east facing flats

    • Hi harish, I had been to site and its far located from the drain, I measured the distanced from nearest point of nala to project site and it was coming nearly 500mts using google earth. it quite far to have any impact.

    I have shortlisted a few apartments in south Bangalore and i have a dilemna between this one and Nitesh British Columbia. I would like to know with respect to location,quality of builders and apartments, amenities offered and lastly also every day accesibility to the IT offices near Maratahalli. I am looking at these apartments as a place to live in, lets say 4-5 years later. In terms of appreciation it seems both would be quite similar if not equal.

I am in Mumbai and not in a position to judge the progress physically. what is your opinion in whether the builder will be handing over the ready flats by Dec.2015 9as promised) or do you expect any likely delay.

      Construction work is in full progress. Delays are common with all the projects. Its ideal to have buffer time of 8 – 10 Months from the committed date.

    I visited the project and found that the location is good. I am working at Whitefield. I know I cannot commute from here. But thought as an investment.
    I have few questions.
    1. Is it worth considering buying.
    2. They’ve offered rates which seems to be hyped according to me. Yesterday I got different sheet and today I see an increase of INR 100. How is it possible.
    3. They say lower floors are are all sold. And gave costing for 6th floor. I want lower floors for reasons of my parents.
    I am confused please suggest.

      Price Increase are subject to sales numbers. The moment builder achieve targeted number. They will revise the price. Its worth buying a property at Provident Sunworth.

    I have booked two flats for my children in Sunworth and paying the part payments promptly. I received a Govt approval copy (scan) in Kannada from Provident. Since I could not read Kannada, I requested an English Transcript or Extract translated by their own lawyers, not from govt. Just for safety sake (post Campa cola appt – Mumbai effect) . The provident guys are refusing & non receptive. As a buyer, I think it is well with in my rights to ask for such a translation from Provident. Please confirm my views. Can I take this to legal forum if they refuse further ? Thanks Kris

I’m bit confused between a 2_BHK flat in ‘MJR Clique Hydra’ (Electronic city phase-1) and a 3_BHK flat in ‘Provident Sunworth’. I’m looking at the prospect of staying and investment purpose as well. The possession for both of these projects is around December 2016. Please suggest which of these projects will give better return of investment both in terms of reselling and the monthly rent.       Provident Sunowrth is close to NICE road which connects you to IT hub : Ecity. And we are also witnessing that Mysore road is attracting good rental potential. Mysore road will be the next hub after Kanakpura road in next 5-7 years.

    Greetings. Nice to see you here also. My budget range is 40L and I see 2BHK in Sunworth exactly fits my budget. My urgent concerns:

    1. Resale value and rental returns of this as per the latest Bengaluru trends.
    2. Vrishabhati river which everyone is talking about. Recently I visited the site, and I could feel the foul smell atleast by a distance of 100ft.
    3. Since it is BDA approved, so Cauvery water provision can be dreamt of ?
    4. Most importantly, when all of the apartments in all the towers are occupied, don’t you think it will be a heavily crowded area and in turn whatever amenities are being provided, will be sufficient to
    cater the needs of such heavy demography in a single campus area?
    5. Are they planning for any safe drinking water to the residents which is not mentioned in the agreement?

    • @ Siddharth –> Please do not consider Bangalore’s trend Vs Provident @ any location till date. I would be exactly half or less the cost. Just to answer your answer your questions. 1. ZERO resale value & rents are less then Half the cost of bang trend. 2. their will NOT be any modification out side the premises – also they will never put their effort to rectify it with govt. (many things involved) 3. NO Cauvery water provision for sure – it will cost the builder (as i said before – he just capturing people minds) 4. Definitely NOT, The amenities are just for show and advertisement (if you buy and if you are away from it – it is useful to tell your neighbours that you have bought a flat with all the amenities 🙂 else they are use less). 5. They will NOT plan any SAFE Drinking water (As i said before – many Regid rules and stringent) ATLEAST GUYS FORGET THE MYSORE ROAD ONE PROJECT. THEIR ARE MANY THINGS AND ONE OF THEM IS SECURITY – DO I HAVE TO REITERATE THE SECURITY ABOUT NICE ROAD ?

      My opinion on your concern are :

  23. Buying Flats @ provident i would say is a foolish option. He has captured People minds/sentiments like samsung (Ex: mobiles). They have stupid funny rules/policies.
    It is the company who will hike the flats cost, but in reality if a buyer wants to cell it off – he has to sell it at the same cost @ which he/she has bought or some times lesser. And some time – people are struggling to sell it off. And that is how Puravankara is the most profitable real-estate company.

    Their is log of logic in it. May be some people have understood it and that is why Provident is finding it difficult to sell the flats in all the projects he has build till today.

    THEIR PREVOIUS PROJECTS WHICH ARE UNDER CONSTRUCTION HAS SERIOUS QUALITY ISSUES.
    UNDER CONSTRUCTION PROJECTS HAVE DEVELOPED CRACKS.
    THE PROVIDENT OFFICIALS DO NOT BOTHER TO ADDRESS THE ISSUES AND DO NOT CARE ABOUT CUSTOMER COMPLAINTS. IT IS A FRAUD COMPANY.

    VISIT THEIR UNDER CONSTRUCTION PROPERTY TO SEE BEFORE BOOKING.
    ONCE YOU MAKE A BOOKING THE COMPANY DOES NOT CARE ABOUT THE QUALITY, FOR THEM ONLY PROFIT MATTERS.

  26. Some Provident Projects have serious quality issues with plastering developing cracks. Inspect their on going project in north Bangalore before buying.

    Of late I do come a lot of adverse comments on Provident Sunworth. Many of them tell about the poor quality of construction eventhough the builder has in writing given us that the construction work is done by none other than L&T. It is high time that you should enlighten us with your valuable observations and quality guidance.

      Whole project is being promoted with concept of Advance Technology of Construction which is myvan technology construction. Quality should not be an issue.

  28. No smoke without fire. Dear Harish, ONE INSPECTION IS ALL IT TAKES TO CONFIRM.
    The quality of materials used is sub-standard. No winners here. Both investors/ owners and the company will suffer going forward.

    I am planning to sell as I am out of India for last one year and would be staying for another couple of years.This project is of 59 acres of land with lot of amenities and greeneries.I am not aware of any negative points ( if any ) as all the approvals are in place , approved by all leading financial institutions including SBI for loan , construction by L/T with the latest precast technology, construction in full swing with many blocks completed till 13th floor,started intial painting etc . Critics will be there for everything .Finally it is your decision considering all the aspects .As far as I know there is also plan for shopping complex during the 4th phase.

    In would like your opinion on the following clause of the agreement for Provident Sunworth:

    The 2 bhk will be provided with a geyser point in only one bathroom, and not in the other, and the buyer is prohibited from “addition of electric points in the walls”. Isn’t this a big disadvantage to be forced to live with only one geyser even when we have 2 bathrooms? This could be huge disadvantage from living experience point of view and could affect the rent potential of the 2 bhk apartment.

      This is purely a BESCOM decision to allot standard Kilo Watt supply of electricity for every project. Based on that builder has shared the electricity proportionately. If incase if all the apartment owners ask for extra geyser points, that will result in higher allotment of electricity to the project, which in return increases the rate per sft to the project. Later in future if all the apartment owners wish to have extra power supply to the project you can submit a proposal to BESCOM with the additional charges.

      Provident welworth we have not reveiwed, where as Harmony, the project is almost sold out, so we need space to incorp other happening project, thus it is been removed

      Provident team has used Pre – Caste construction Technology, which has been adopted by advanced nations too. Durability is much higher when compared to traditional way of construction. You can expect 10 % growth rate near future.

  35. I have booked a 3BHK in Provident Sunworth. When my Son inspected the flat which is almost ready he noticed that the false ceiling finishing is bad, tiles provided in the Bathroom is of inferior quality and even the quality of the tiles and the way it is laid in the living area and other areas are far below the expectation and they have not even provided holders and the wires are just hanging. I have sent a mail to them and they have responded that it is forwarded to the concerned for corrective action. Foul smell of the Vrishabavathi River emanates when the balcony door is opened.

      “This is to clarify that the recent news on the BTV Regional channel regarding a land on Mysore Road, which refers to our property Provident Sunworth is incorrect and misleading. The company is a lawful owner of the property, having a marketable title for the same. We have obtained all necessary sanctions and approvals from the concerned authorities, as per law.

  37. Sri. Harish, What are your views on the ongoing media-B tV telecast regarding purchase of land by Provident on a fake document. We buyers have been taken for a ride. I was thinking about taking possession of flat no. 8A-1201 on 24th june 2016. I have invested my hard earned savings with also borrowings from SBI. I booked the flat on a reference from my friend. Likewise on my reference two of my friends also have bought flat no. 6d-908 and 7b-1201. What is the status now?. I sent a mail to Customer care to clear the doubt by going to the B Tv Studio with the Papers they have and have a debate. They are silent on the issue. They have sent a mail stating that they have a marketable title of the land. Would we be getting back our amount or will we be allotted a flat of good quality in their other projects. My friends are also anxious. We invested our hard earned savings because Purvankara has a reputation. Now virtually we are on the street. My friends are asking me to arrange for the refund of money on seeing the telecast that the project would be demolished. If Purvankara doesn’t refund or clear the misgiving immediately, I may be forced to settle the amount and I really do not know where I will be.
    Your suggestion or view is awaited.

  38. What are your views on B tv telecast of Purvankara buying the Provident Sunworth property on a fake document and putting all buyers of the flats in a fix. we have invested our hard earned savings with borrowings from financial institutions. Purvankara being a reputed Company must clear the anxiety as early as possible. Will they return the amount to the buyers or allot a flat in their other projects. PLease clarify.

    • The project is good. But the customer care department of the group is the worst and hopeless one in the whole world. They are very insensitive, callous and outrageous in their dealings. May be, this department alone will bring a lot more shame and spoil the otherwise good reputation of this company. It is high time the management really give a close look into the functioning of their customer care department,

  39. Hi Mr Harish, I booked 2 flats for both my grown up children. Paid up to 98%. Possession was delayed till today. Now BTV is ranting a lot. Can you help in clearing this muddle ?

      I have also booked a 3 bhk in this project and was a bit anxious by listening to these types of news. I did pursue the matter with the Puravankara and the Vice President has replied me that all the papers are in order and the statutory sanction is in place. In fact, they are planning to initiate legal recourse against the sources indulging in these type of false propaganda. Seems things are in order and need not press the panic button.

  41. Hi Dr.Unni Thanks for some reassuring information. Any idea as to when the registration and possession of Phase 1 apartments going to happen? I am overseas and I am trying to get correct picture from Purvankara but not getting satisfactory answer. Is it going to be delayed if the matter goes to court?Any information in this regards is well appreciated

    • hi! I am not sure when the registration will start. In fact, I was expecting a call from them. From the letter that I received, nothing is mentioned about the court case. In fact, he said that no government agency has raised query regarding the land issue. Also, I keep a close watch of the bangalore based news papers and so far, no print media report has come about the issue. The issue was pertsining to the seller not obtaining proper re-grant before selling the rights and titles to Puravankara. He also confirm that their solicitor and other legal professionals has further confirmed about the title and other matters of dispute. Let us hope all is well

    I received a recent reply to my mail to Provident. As per the state government statutory requirements, now, every individual flat need to take the E-katha and the provident is getting it and it will take another month for completion. E-katha has to be recordrd in the registration deed. Once they are through with it, the registration and handing over will commence.

  44. I am privy to some info from someone in Purvankara and have known that a reporter from BTv had contacted them to extort money. When they said no he aired his story alleging that Provident got Sunworth prj made over grant land reserved for SC/ST. This was a big issue at their office and afterwards they also learnt that there was no such grant by any govt. It is a total bullshit story for the flat owners should file a case against the reporter of mental torture, as well as Puravankara for defaming them. There could be some delay in completion but rest assured the land is unencumbered and free hold.

    Thank you for your updates. I recently found out from the website Karnataka High Court that Purvankara has filed a writ petition (No. 34278) against a Government order on Provident Sunworth around 19th June 2016. The judge has ordered a status quo till further determination. i am not sure if it will affect the issue of e-khatas.

  46. Hearing more and more of this court case on this land. Court cases takes decades to settle. Is there a practice in puravankara to allocate alternate houses in other projects? Not sure if anyone would be interested in their doddaballapura project though. Welworth i feel is not worth.
