There hasnt been any progress in this project for the last 2 yrs as they havnt been able to get the legals cleared for phase-3/4. Builder has been indefinitely extending the timeline, promising to get the approvals in next few months every time but that never seems to come through. Does this project looks to be completely doomed Or is there any hope still left ?
Also, STRR development from Hoskote to Hosur seems to be stalled. Do you have any update on its progress and alignment ?

Even i do feel the same now to have invested in a bad project and wants to come out of it at the earliest . I have been invested in this particular project since April 2022, got a good deal and paid them the token amount .Ever since then , there has not been much progress as promised by the builder .I met with the builder almost a year back , and discussed about the lack of development , to which i got the answer that due to political reason, and congress coming to power, there was a delay of work .But as per his assurance, post election , there will faster developments once they get the approvals .
So i am like all other investors feeling like got trapped and money got hold in this project .In the mean time due to real estate boom , other projects got launched and got appreciated and developed but unfortunately this project didn’t move at all .

I have booked a plot in White Pearl in June in phase 3 , I am skeptical about the area near by ,devlopment of amenities and delivery of the project .
I am confused about whether is it the right decision to build a house here .
Since it would be our first house , i dont want to make a mistake of building a house in on-developing land community rather than buying an apartment.

As of now, its very difficult to match apartment type lifestyle / livability in this project. White Pearl is good project for someone who is looking to build a home after 5-7 yrs down the line.

I am planning to book 1453sq feet plot their for phase 4. But I have concerns regarding road. Currently it’s little bit inside and their is no road connection, though builder is telling they will develop it, but don’t know, who will maintain it. What is your view on development in that area?

Builder may develop the road but no guarantee on maintaining it by the govt side . Since the project is off the main road; it will take at least 5-7 yrs down the line to witness good public infrastructure development and support from the govt side.

Their quoting price for phase-4 is almost same as Godrej woodlands. Though phase-1/2 of white pearl is coming along well, there isnt any documentation or approval available for phase 3 and 4 yet. Does this look fine to go ahead with ? Also, could you kindly share your views on the nearby STRR which seems to be stuck even after the tendering was completed for that region.

I would suggest you to consider buy a plot in phase 3 and 4 only after RERA approval.
STRR is stuck because of lack of interest and funds from the Govt. I hope STRR work will take fast lane post PRR work completion.

– Apparently builder has started taking booking for phase-4 and claims that phase-3 is sold out. What is the total size of the project and total plots ?
– Is it RERA approved ? We dont see the RERA details anywhere.
– How far is it from the proposed STRR ?
– Whats the projected RoI in the next say 5yrs ?
– BMRDA approval still seems to be pending for phase 3 and 4. Is it legally clean ? Do you foresee any legal issues ?

The total proposed development is 100 acres extent in multiple phases with appx 1500 plots., Since builder has got the BMRDA approvals for the development of Phase I before the formation of RERA, its not mandatory for them to take RERA approval for Phase I & they also possess a RERA exemption Letter for the same.
Pertaining to Phase II; Builder has applied for RERA and “ACK/KA/RERA/1251/310/PR/200622/006060” is the Acknowledgment number.
Phase III & IV legals are pending; both the phases are still in soft launch stage and its officially not yet launched.
Builder is Collecting EOI because of demand and the builder team is working towards getting official approval from RERA and BMRDA for Phase II, III & IV.
Since the project is just 1 KM far from the proposed STRR, we have projected Rs.6000 to 6500 psft in next 5yrs.
