I used to live near Bannerghatta Road on rent a couple of years ago as a student. I really liked the ambiance of this place and always dreamt of buying a flat here. Now I am finally looking to purchase my own apartment here. It’s a great place to reside with green surroundings and a tranquil lakeside sanctuary situated nearby. I particularly liked projects like Club Meadows, Queensgate, and Penrith. The luxury apartments in these projects are available in 1, 2, 2.5, and 3 BHK constructions. Along with a host of amenities, a three-level parking space and 24/7 surveillance for security is available for the convenience and safety of the residents.

Some people just over react. I am not favoring builder but then blaming them for everything also doesn’t make sense. Any businessman would want to deliver booked business and move on to next. Why do you forget the kind of Govt bureaucracy/system we have in the country. On our own we common people can’t even manage to do a simple khata. HOH is already doing registration of Lake Veranda and Club Meadow. They will start Hill Crest in Feb-Mar.

Don’t ask for advise from Harish if you don’t care what he says.

worst group anybody can trust on. No clarity on approvals, legal mess, irresponsible CRM team, worst real estate group I have ever come across. I have invested in the Queensgate Tower in July 2015 after seeing their Powai – Mumbai project. However, since then niether construction work of the tower has been initiated nor proper communication has been made. After speaking to the CRM guys for atleast 100 times in the past one year, I have been continuously told the same story – “we have got all the approvals and construction will start in a month’s time”. Can anyone please throw some light actually what is the actual reason for the delay?

I have already initiated legal action against this project !

Please share your views whether customers have done registration and if so, what’s the turn around number.

Shouldn’t HOH not getting the OC yet be a worry? I heard from my cousin that HOH had some issues getting permission for higher floors. Is it true? And is that the reason they haven’t got the OC yet.

Also, I thought registration can happen only after getting the OC. It would be great to get your inputs.

Yes. They are big cheater. Arrogant….like KC Anand. Before booking they assured something else and after agreement they are saying something else…. possession date they put 46 +6 from date of booking not from launched date. They have hidden things in sale and construction agreements like very less undivided share, escalation charges and many more….. please don’t buy….

I have been working for an IT company since the last 5 years and have been staying on rent until now. Although, I am not based from Bangalore, but I have given a thorough thought and booked an apartment at Hiranandani Penrith. Penrith offers only 1BHK apartments that are available within my budget. The apartment that I booked faces the lake and provides a beautiful scenic view. The amenities that are offered at this place are hall for entertainment and recreational purposes, bar, spa and salon, cafes, restaurants, parks and playgrounds. I really liked their floor plan design; also looking forward to use their fully equipped gymnasium and exercise hall.

i have been in the real estate industry long enough to understand to know how nit works. when you are up to do something so massive it is normal to have all these rumors wandering around. to build such a big township is not a piece of cake.i am not supporting them but i would suggest you to go to their site by yourself and do the necessary investigation after all they had some really good projects in mumbai and chennai too.

I heard 2 towers got scrapped and remaining have approvals…but I don’t know still they have the legal issues? By looking at the actual work at sight , it doesn’t seems to be in that speed. I am interested in this project, but scared …..any advice?

Well, the world is complex. Some are sponsored For and some Against because loss of one is gain of another. Forget all this marketing stuff. What is important is that YOU do not lose out. While on paper most properties look same, on ground they are different. So, have a look of this unique property, the layout and the landscape before you decide. In addition it comes with a brand name who is finding difficult to settle their feet in Bangalore as many will lose out if they do. Regarding delays, it all depends on the history of land. Anyone can bring a stay order claiming the land belongs to them and at least halt the work temporarily. In a country where we do not have proper marriage record, birth record and land record, it is not difficult to get a stay order claiming to be the inheritor and make some money by creating just sheer nonsense.

i totally agree with you here agast. there has been plenty of rumors flying out about hiranandani. but one need to know that when you are up to make something big and massive like the house of hiranandani project there would be some jealous and doubt full people talking about it . i am not supporting hiranandani here . but you should take a look at there construction history . they have done a pretty good job in chembur and Chennai. after being in real estate business for past 8 years i would say that it is better if you go and visit the site yourself and get the necessary information from there itself. only after that make a decision and comment about it. dont mind it is just my personal view.

e wanted a big house so that me, my big family of six could fit in together and don’t have to worry at all in the future. we were trying to buy somewhere in banerghatta as it is close to my clinic. we can across this massive township project by House of Hiranandani in Bannerghatta. we were so impressed with the sample flat that the very next day we booked a 3bhk in Queensgate. we were helped with all the formalities and even with the process of loans. the work is in progress and we are going to move soon

it is a dream for any son to buy a house for his parents. even I had the same. I wanted to a buy a 3BHK in Bannerghatta area. I literally went through every housing project all over in Bannerghatta. I always used to end up with either the location problem or mostly financial problem. I came across this township project the by House of Hiranandani. the best thing about their housing project it has amenities like the playground, garden, community area and most important security, so I could be worry free about my parents being alone at home while I am at work. as soon as my parent gave a go I booked the flat. I booked a flat in Lake Verandahs. can’t wait to move in my new home with my parents

Will strongly advise against HoH projects in Bangalore. They follow unscrupulous business practices where they make you sign one-sided agreements and then extort 100% payment without any commitments on delivery dates and quality and even sticking with what they promise to deliver in the agreements. Our money is stuck ….

Don’t put your hard earned money in Hiranandani.. when you get the final apartment you ll be shocked. The construction quality is pathetic . They will eat all your money and at the end will give you a piece of crap. Don’t go by the model apartment its far from ground reality.
Before buy must see the construction by going to the actual building , then compare it with model apartment . You will be shocked by the amount of cheating .

Hiranandani is known for their versatile and unique structures. They tend to build structures that have a scenic view that pleases every one. I have recently moved into an apartment in Hiranandani Lake Verandah, located at Bannerghatta road. This place brings my workplace closer to my home. I don’t need to travel long distance to get to my office. The amenities that are offered here are swimming pool, exercise hall, parks and recreational grounds, badminton, squash and tennis courts, pool and a billiards room. There is a clubhouse and cafeteria inside the property premises as well.

I would advise people to not book any apartment with Hiranandani. I am saying this after booking a 2000+ sq.ft flat in Bannerghatta in 2010 and still waiting to get possession. They have completely one sided clauses in the agreement and refuse to pay any compensation for the delay unless you can prove that they have “wilfully delayed” the project.
Note here that they are not consistent when it comes to interpreting the agreement – will simply keep quiet when it comes to their commitments.
Very arrogant bunch of guys who control stuff from Mumbai and their local office and CRM is a joke.

Many HOH properties at Bannerghatta are gaining high response. People who are working in IT companies are looking forward to buy at such prime places. It is easy for people to travel to their workplace and reach the supermarkets, banks, ATMs, and various international schools quickly. I stay at Hiranandani Upscale and find the place very serene and calm. At this property, the amenities offered are community hall for recreational services, garden for the kid’s to have fun time, swimming pool, a tennis court and badminton court and many more. If you wish to buy a property in Bannerghatta, Bangalore then there are many upcoming projects that you can think of investing your money in.

I spoke to Hiranandani (Lake Verandahs?) guys in some home exhibition. But the sales guy had no clue about the size of the land & what will be the UDS. Also some land is still being acquired (at least as of Jun-15) so don’t know what will happen if they cant buy it.

It’s not worth the risk & add to it lack of clarity, poor documents, delays, I stayed away from considering this.

Hi Harish,

I had booked a Flat in Hiranandani Lake Verandhas in 2011,they contructed all floor and collected >90% of money by Nov’2013. Though they have big name,their intentions looks corrupt and i cannot tust them even an iota based on my experiance . Is it normal to take 2 years to handover after completing all floors or is it part of their master plan to just put the floor in air and collect almost all payment.

They are now promising possession in Mar’16. Can i have your assessment whether this is likely to happen or another trick from HOH.

The offer is you pay 25% amount in 90 days and then get 35k per month till you get the possession of the flat.

Hi Max – By seeing your responses, I assume that you have the right information regarding the HOH Bennargatta project. Recently there was a court case (PIL) raised by one Mr. Anil Agarwal to probe the road widening related irregularities done by BBMP, against which the court has asked HOH and nearby builder DLF to hold (maintain status quo) their projects. Did HOH responded to the court to lift the ban, please let me know. Work in the HOH Bennargatta project site is currently stopped or in progress?

Situations do happen with big realtors but the better part is they would refund your money and there is an assurity with that because they have to maintain the brand name,.
The best soultion for this could be invest in some other property by Hiranandani and ask them for discount. It is worth the shot,

Hiranandani EdenHall is cancelled due to no clarity in approvals. Builder is also delaying the refund payments to the buyers. There is NO clear commitments from the builder on when the money will be returned back to the buyers of Edenhall. This has put lots of buyers in extremely unhappy situation. No clarity in project approvals and No clarity in refund of money to buyers is a very grave situation putting the Hiranandani brand value at stake in Bangalore.

I dont think this is a matter of concern, brands like hiranandani would not do somehting illegal as it will effect the brand name which they cannot offer. The people claiming might be faking it to get out more money from realtors. Very common in re-developent projects. I got some clarification on this news. Actually this despute is for Club Medows land and not for entire project. Generally land seller (a big family) tries to pull out more money from HOH. Being a family land it is always difficult to acquire the complete land with conscent of all family members.

I hope the clarification is true and HOH will settle this issue with land owner soon.

Hello, I had booked an apartment in Eden Hall and this has been cancelled. HoH are saying that I can switch to HillCrest. Is this a good option? how does HillCrest compares with falconcity? Please advise.
I would also be interested in knowing what fellow Eden Hall people are doing?

Yes, Eden hall has been cancelled due to they didn’t get approval for the same. I had a word with one of their sales guy, he is saying that money will be given back to the respective customers with the full interest OR they can switch it to other projects.

Yes, we had booked in Eden Hall two years ago and got to know today that the project has been cancelled. Not sure about Kingston. Is it a pre-launch at the same place?

The seagull if the tallest tower will be high per sq/ft rate.

Hi Harish…have there any updates on approvals for Eden Hall. Queensgate was announced after EdenHall but have started work.

Recently booked a 2BHK in Queens Gate in their prelaunch offer. The HoH has promised A Katha and it looks like they have are waiting for approvals for Cauvery Water. Do you foresee any challenges on this?

Hi, Why the price of Kingston tower is higher than Queensgate even when excavation has not started for kingston but started for queensgate. Why Hiranandani is promotoing so much for queensgate but not for kingston nowadays. If i have to opt for 2 BHK which tower should i look. Thanks for your suggestions.

This is great BDA and Bank Approvals are on time. The property also seems fine. Looking at Hira’s History this is definitely going to be a big successful project.

1) What is the expected completion year?
2) is this land A Khatta and builder has all the clean paper work?
3) is SBI provided loan for this project.
4) Normally there is a trend for long delays in the project, is builder giving any compensation for delay?
5) What is the right price per sqft for this project?

Hi Harish , Hillcrest has a 25:75 deal going on where you pay 25 % now and 75 during completion . Do you recommend it ? What is the sq ft rate that is going on at the moment ? On top of this deal will your team get any group booking discounts if we go through you ?
