hi harish,

I got a chance to see internal drawing for the plots, but after seeing it i am very much confused. There are multiple problems.
Club house for phase 2 is in private property and is not part of plan
There is proposed road passing through the property.
Almost all parks are in buffer zone, so if road expands all parks will be lost.
Total area is only 36 acres and not 100 acres. so even if i add 10 acre of phase 1 is does not account to 100 acres.
There is no consistency between what they are claiming and whats on the paper.

I have booked plot no:38 in Dollars Colony .On BDA approval , it comes under EWS category. Is it advisable to buy a site which comes under EWS when I do not fall under EWS category ? What would be the risk buying such sites ?

Hi Harsh,
Visited the phase1 site recently and apart from the clubhouse’s ground floor (which they are currently using for sales office), children’s park and the tarred streets, I don’t see any major work done till now. Has the STP and water distribution tank works begun? How about the electricity?They have started taking bookings for Phase2 already but the Phase1 itself is not in ready state for possession (which is supposed to be March 2017). Please clear the doubts of construction readiness and livability over the next 1 year in Phase 1. Also what is the expected time for Phase 2 handover?

I am planning to buy a plot in reliaable elegance. I currently don’t see any STP or overhead tank. As per the reviews they don’t do full development. Hence wondering if they will really build all these facilities. Also how about the property titles it says BDA approved so will therr be any issues in future.? I heard in Gardenia canara bank has taken stay for people constructing house.please advise. Can I buy Elegance as I am looking to construct shortly.

Thanks Harish. I heard that the BDA approval will not be released until full development is done. In this case how can they market the layout as BDA approved. Elegance price is almost 800rs lesser than dollar colony. Considering the initial cost which one would you suggest to be a better investment option for future appreciation. I am looking for self occupancy and not resale. I am confused between both elegance and dollar colony. Please advise.

I am planning to book the plot at reliable dollar colony & in confused stage. I went thru their earlier projects reliable elegance. The phase of development is bit slow & even I heard that there has been delay in BDA Khata issue, still they haven’t got the khata. Can u plz advocate to move further.

Hi Harish, What do you suggest between Sunny Green Woods and Reliaable Dollors Colony? It seems the rates at Reliaable Dollors Colony are revised to new rate 4100 PSF. Is it good investment in any of these two, down the line the after 5 years? Also, Reliaable Dollors Colony yet to get the official confirmation from the BDA Approval. Even though, it is published in media that it is BDA Approval, it is not yet. But i believe they would definitely get sooner.

I am planning to buy a plot in any of these two.

I had visited the Reliable dollars colony project. It is still under development.
Also looks little remotely located from the actual living space.
I was looking to buy plot for self house construction. Is it safe or worth investing such huge money in that locality and also for living is it the nice place ??

Harish, read lot of negative reveiws about this developers and its said till we book they would be nice, but later we cant reach them and would be left with no basis requirements like water, electiricity, sewage treatment and finally club house would be there with nothing within it. Need your guidance about this as we are looking to go for this project.

Reliaable Developlers was not able to provide basic need of Electricity for the past 5 Years in Reliaable Gardeniaa Project. They have just started the work for electricity a month ago before the launch of Dollars Colony…But still they dont have electricity

Hi Singh, You can go and check by yourself. There are only Transformer poles mounted but no Transformers in the layout. Better go in the night time to see real Gardeniaa

Kindly answer only one question. Do you know at-least one street light is lit for 440 plots. Yes for these two houses already constructed, they have changed temporary connection to permanent by some means. I stand by my point there is no electricity in the layout. I have visited this site yesterday also

Most of the plots in the vicinity including reliaable Gardenia has hardly anyone living. So isn’t it merely for investment and not for residential purpose?

Except Reliaable Lifestyle, none of their other projects have any visible amenities.

Since this a 100acr project , wouldn’t BDA approvals for the entire area take a lot of time

I see you have mentioned quite a lot positive points about this project after your in-depth analysis. Unfortunately there were not any negative points about this project in your report and responses to others comments. It will be great if can share some cons of this project as it is not practically possible to have an ideal dream layout without any negatives.
