1) when I was in basement I could get some bad smell of cedar..it was strong near oak block?do you know the reason got this?.

I visited SFV yesterday … and I was overpowered by the smell of rotting garbage.
The smell was particularly strong in Oak visitor parking area at the back, near the forest. The smell was present almost everywhere near Oak (I didnt visit other blocks); for a period of roughly one hour at around 9:30 am. It subsided later.
I spoke with a couple of residents there and got to know that the smell has started since the past 2 months or so. They didn’t have this problem earlier. The smell is not constant … it comes and goes … on and off … for durations of about one hour or so.
I am guessing that maybe the garbage processing unit has begun operating recently .. as of 2 months ago; and it is causing the smell.
Do you have any more information about this.
I am interested in buying an apartment in Oak, but it is scary to put down so much money only to be next to a garbage dump and overpowering bad smell.
Any information that you could provide would be of great help in helping me make a decision.

The Garbage Processing Unit is quite a distance far from the project and as for as we know the as per the guidelines from Central pollution Control Board the garbage unit will have to take a measure in terms of odour controlling technologies such as – complete Green plantation across the boundary of the processing unit, Best management practices, Nozzles, sprayers and atomizers that spray ultra-fine particles of water or chemicals usage along the boundary lines of area sources to suppress odours, masking, chemical treatment etc..

Looking back at your comments. You have mentioned that the possession can be expected in May 2014. It means that either you have no clue about any of the projects or you are as vulnerable to builders stories like any of us.
i booked 3bhk in ebony shoba forest view 16th floor and they collected 100% money within one year but no news from them about anything regarding the project.,, registration and other request for modifications/changes required by me in my apartment. Also i am interested to know that since my apartment is booked on the right side corner facing the side of forest in ebony, it is possible for me to see from the front balcony in hall a look at the sri krishna leela temple tower coming up near this project. pl let me know.
Unlike other projects you mention in the plus points as metro only. Metro is also quite far? Do you think you need to revise the plus points for this project or should we take the other projects plus points with a pinch of salt?

I have booked a 3BHK in Ebony C6-type on the first floor. Price is coming to 1.11 cr (all inclusive). The Super-built up of the flat is 1715.1 sft. The built-up area is 1452.602 and common area (incl. parking) is 262.49 sft. When I calculate the carpet area, I can see that it is coming to around 1212 sft. Is it an acceptable ratio for the carpet area to built-up area? Please advice.

Thanks for the update. Getting OC is not a pre-requisite for Registration and hence registration can be done independent of OC. But to move into the apartment or to live in the apartment legally, getting the OC for the entire building is mandatory. I own a flat in Cedar so I have a long wait anyway, but since other towers are getting closure to completion, thought will check with Harish or any owner from OAK,Pine or Maple. I also own a apartment in the Oak Block. When I spoke to the Sobha CRM team, they told that the OC will be provided by Sobha Developers after registration. However the CRM team mentioned that the possession will be delayed by a month now as some of the work for the common amenities is still pending.

Today there is a news about the Mantri Quantile, Uttatrahalli where BDA has demolished the compound and they are saying that the apartment are illegal as it was built on encroached land of Storm Water Drain. Though people are living there from past few years and paying taxes regularly. Considering this incident, I need to know if Forest View is clean in terms of these issues because there is a forest next to it and if all the approvals are taken from the forest department. 1. Bescom approval- does this mean that the individual apt will have electricity connection on completion of project and before possession. Because in Sobha Aspire it was run on generators for one year.
2. Sobha has already collecting the BWSSB charges, so when the connection comes, do we need to pay again
3. They have mentioned Sub-station in the brochure but in the price there is no specific charges for that. Do they charge later?

For me its confirmed, I have to pay for the extra size thats added.. rate per sf remains the same as the initial selling price.. Don’t know whether I should object. Is it the same for others?
