It says it is in association with OCEANUS. (A company with lot of complaints on RERA and some history of NCLT cases). Can history of NCLT cases tell about credibility of the project? Is it worth buying at such higher rates?
Its a joint development between Incor and Oceanus developers. Incor Developers has done a complete due diligence of the project before proposing it to the market and It has nothing to be concerned about other developments of Oceanus.
Besides, Incor has a decent reputation in the market & Incor Team has executed decent number of projects in Hyderabad and other cities.
The project is worth the price being offered; because of its strategic location.

Why is the booking amount/cheque is being asked to be written for OCEANUS Developers only if it is joint development.
Sales team tries to assure the buyer that if booking form quotes 50% cancellation charge, they can negotiate it if buyer cancels due to unforeseen event. I have never seen any builder with such policy.

The cancellation disclaimer is at developers will and it’s the management call; so suggest you to do due diligence before making any payment to be on the safer side.
Is it a good investment considering location ? Does Incor have brand value and quality which intern give better appreciation for the future sale or rental ?

Yes, its worth investing in that location. Incor team has done pretty decent job in Hyderabad, Need not to worry much on quality aspects. You can expect 8 – 10 % growth in capital appreciation YOY & 4-5 % Rental yield.
