I have never been able to understand this. the rationale these builders give is that for under construction property, the guidance value is the benchmark where in for move in properties, the total base price become the value at which registration happens. In any case, your point is valid and fair. you are likely to get taxed even when there is no appreciation in RE prices..

Dear Harish,

At the time of registration, the Greenage builder is enforcing registration at the land value or the guidance value (from government), which is higher. I am not sure why the registration charges are being calculated on land value (and not the total cost=landValue+constructionValue). I am asking this because if tomorrow I sell the property my cost of acquisition of the property will be shown as the one on the sale deed (which will be the land value ?). This will increase my capital gains by a huge amount.

Isn’t this illegal and undervaluing my property ? Do I have a legal recourse?



Without defending anybody here, please consider the following about the security issues with the project – Phase 2 includes construction of 6 tall buildings, plus clubhouse and other amenities. That’s a very large project with a whole lot of workers doing double shifts. Trucks, drilling, hammering, noise, dust….and it will remain that way for another couple of years. It is very difficult to ensure security in such environment and so I don’t think it is really very livable at the moment. However, if you have a long term view of this, then these matters can possibly be discounted. Ultimately the livability of such large societies depend on the owners and the efficiency of the owners association.


Security is a issue in this apartment, many cases reported, molested on daily basis. if you complain to the security superviser, they say your girl is small, whats the big deal.

Hi Harish, i was looking for a 2BHK or 2.5BHK apt near by Koramangala. Also i tried looking into the Greenage. But its bit costly i feel. Not sure whether to go with greenage? what would be the best rate that i can be looking for this project? I have short-listed following builders for 3BHK apartment:
1) Concord Towers at HM Symphony : Ready To Occupy In six months
2) Salarpuria Greenage : Ready To Occupy In July 2016
We dont mind waiting for six months to one year as this is for our end-use. So looking in the long-run i.e. 10-15 years now, wondering which apartment would provide us more cherish-able moments.

I greatly appreciate your valuable thoughts/suggestions. Also any pointers to get more information from these builders on these projects will be of great help.

I was thinking of booking 2BHK (1345 sq ft) in Greenage Phase 2. Have been quoted 1.03 Cr all inclusive (regn, car park everything). So effective rate is 7657/sqft. Does this extremely high price make sense from an investment purpose ? Can this ever appreciate in a 2 yr timeframe ?

1. 2.1cr is worth for 4BHK as possession is during 2016
2. dont you think it is too crowded for using club house and so as they have around 1500 apartments plus
3. if i furnish with good interior worth Rs. 10-15 lakhs, can i get rent around 55k or 65k

i have booked recently an 4BHK in new phase II, for sure it will be nightmare for traffic near that area, also you will not find any single restaurant near to this project, in case of emergency if you have to go and get some food, i think i made mistake but now i dont have any other option to stick to it.

Interested in buying an apartment at greenage but came across some comments which i hope is not true…

The land , the triangular piece of land, in front of the ginger/ferns block ( the amphitheater and garden area) is sold to BDA and will be public property. The project which advertised 21 acres is now only around 18 acres. Any truth in this? Public property within a apartment project is a big safety concern…

The Cauvery connection has not even been requested , 3 borewells are there but they are not getting water from the borewells, they are using only tanker water. So current water situation is bad. Assuming they will request for Cauvery connection once the project is completed , depending only on Cauvery water is risky .. what is the situation with the borewell here?

The Quality of the apartments , water leakage, uneven walls ; the specifications promised are not what is given , the agreements finally do not have all that is promised.

The area appears to be good and the project as well. The societies in the lane behind Cadenza are good .The approach roads from the society on one side has Housur Road and on the other has Sarjapur road ,HSR extension ,which blends this project with other up market prominent builders with high rise apartments .
The project being closer to Silk board definitely gives an edge with connectivity to other areas in Bangalore via ORR . Projects like Greenage , Purvankara’s westend , are high rise apartments around Hosur flyover.The project will be closer in proximity to mid of South Bangalore IT project spaces.
Believing the metro connectivity being planned closer to the project near Basapura the appreciation should be good ,considering the project handover in mid or late 2018.

I am looking to buy 3BHK in this property on resale but asking price is near to 7000 per sqft.
1590sqft 3BHK is prices at 1.10cr minimum. Even builder is quoting same. I am looking for residence purpose but it should also give decent returns in coming few years. Hi Harish, I have Seen Bren Paddington in Sarjapur and I liked the location. I was looking for you feedback and got conflicting views. In December 2013, you mentioned that Bren has got all clearances and is a good property to buy. However, in March 2014, in response to a Query, you mentioned that you have not followed Bren properties and cannot provide any inputs. That has left me little anxious. Hi Harish, I am looking out for a 3 BHK apartment in whitefield/sarjapur/Marathahalli ,But my budjet is only 50-60 L max.Considering my budjet , could you please guide some good project/builder ,also i have a thought to book a flat in GM Infinity phase 2 in electronic city ,they have quoted 2950 per sq ft which fits in my budjet and sq ft,but they still dont have the BDA approval,they are planning to get it by August , but after that their prices may go upto 3500 is what they say,Your take on this please.

I contacted the builder. They are quoting 5800 psft for 1590 sqft 3 bhk + 2T and 6000 sqft for (1800+) area 3 bhk + 3 T. Y they are quoting different base prices for all configurations?

They are also telling that the possession for Cedar and Deodar would be by Dec 2014 and the rest of the blocks will be completed by Dec 2015. Do you think the price is decent for that area? Are they offering any discounts too?

Hi Harish, I’m interested in the Bren Paddington project. I spoke to the builder also, they are telling the possession will be in October 2015. But I saw the review where people said during pre-launch they committed June 2015. Also, regarding Bren Celestia, people have said that they are delaying the possession. Bren promised the possession for Celestia by the end of 2013, now they are telling it will be in June 2014. I’ve seen that project too, and don’t think they will be even able to give the delivery in June. So I’m hesitating to go for Bren Paddington. What do you suggest?

I’ve also seen Divyasree project (ROW). What’s your view regarding this project? They have not yet got legal clearance from SBI, I enquired. Will it be safe to give 5 Lacs booking amount to them?


Which one is better Salarpuria Greenage or Mantri Lithos? In terms of ROI and location. I would prefer to stay closer to the city.


Thanx for the response. I have one concern with Mantri Lithos. The images shows it has a helipad on one building. If that’s true it would surely become very irritating for people living there even if a helicopter lands or takes off once in a week. What are your views on this?

Greenage is quoting 1.05 + reg for 1620 sq ft (phase 2 completion around dec 2014).
I feel there is good inventory @ builders. The per sq ft (after car park etc) comes to about 6400 per sq ft..
