Hi Harish, is it worth investing in this project given that initial price is itself so high. .. how much % ROI we can expect in next 3 years for this project .. other projects are being sold at 10.5-11k per sq feet ,, but here builder is charging ~14k . is it worth investing so high here ?

Since the project falls under luxury segment; it’s good for long term investment. We have projected 8 % Growth rate YOY for this project and Builder is quoting 14K per sq.ft because of Brand value and High Quality materials.
Hi Harish. This project looks really promising and floor plans for 3bhk and 4bhk are very good with garden space.
I have one major concern around the approach road as reading the current reviews from dream acres residents seems it take around 1.5 hrs sometimes to cover 4kms. Any views on this?

You are right current approach road towards Panathur is narrow & has bottle neck issues; but its a temporary issue; because recently BBMP has acquired land to boost connectivity to Panathur and as of now 50 % of work has completed as well.
