We saw that the price that the sales person quoted when we visited Sobha Neopolis in Jan 2024 was Rs 13400 and when we visited now in June 2025, he quoted Rs 13667. I saw somewhere that 8% growth rate is projected. I don’t see it anywhere. Why the rates have not increased?

Since the project falls under luxury segment; it’s good for long term investment. We have projected 8 % Growth rate YOY for this project and Builder is quoting 14K per sq.ft because of Brand value and High Quality materials.

I have one major concern around the approach road as reading the current reviews from dream acres residents seems it take around 1.5 hrs sometimes to cover 4kms. Any views on this?

You are right current approach road towards Panathur is narrow & has bottle neck issues; but its a temporary issue; because recently BBMP has acquired land to boost connectivity to Panathur and as of now 50 % of work has completed as well.
