The sales people hides many things till the agreement/registration is done .After that people will come to know the things solwly .
1) The club house will be shown as an amenity in the brochure, but it will be a separate building owned by the developer , the buyers needs to pay a non refundable 1 time membership charge to the developer while buying .For using the club house inside amenities there will be extra separate charges per person per use or family …………
ex ; Need to pay 100 rs per person per use , like that .
2) The basket ball court is not a common amenity and it comes under club house only , which is outside of the clubhouse building, which means people need to pay per person per use .
(Don’t know what else will be clubbed into the club house in the future)
3) The management / staff did not allow the people for site/plot visit initially, but collected the booking amount, and also agreement amount for some people .
4)The reason that was not allowed for people to visit immediately the phase-3 is like , there is a tomb/cemetery in the center of phase-3 (@ plot -267 location, now covered) .Also, there are 2 big villager’s grave yards at 2 location s of the phase-3 compound wall and now they are just outside/tocuhing the wall , (but part of the area before) .
5)The strategy here is everyone will look into plot side after entering into pahse-3,measure the plot &come out and no one generally tries to see what is just outside the walls , as the newly constructed wall is shielding the tombs .For some people , they say there is a motor/pump inside 267 .(In a way, hide the graveyards & proceed with the things silent)
6)Even many people are cancelling thier plots, the developer is even more overconfident .The assumption for the developer is that , some of the houses had been constructed in phase-1 & 2 and are developed , so people will put any amount per sqft in phase-3 , by showing previous buyer booking forms/agreements with some rate x, now will sell at x + δx .And the δx goes on increasing irrespective of the cancellations .
All the positive feedback rating given is true, there is nothing wrong in that & they are genuine .People in phase-1 & Phase-2 also knew about the club house things recently .
These are the cons & surprises , not sure of how many more surprises in the future .

Is the title clear now ? all the below issues are still valid ?
What is the impact of covid on this layout pricing? Layout is good but there are too many plots( total plots are around 600, I guess) and it will take at least another 5 years to see any developments in that area.
The Sanctuary project is fully approved by BMRDA & by RERA.
Both these government agencies have done intense scrutiny of all our Title/ Ownership records. And found everything in order.
Similarly after intense scrutiny of titles and ownership of land.. Leading banks namely SBI, ICICI Bank, Axis Bank and LIC have approved our project TITLES and OWNERSHIP.

Hi Harish, we have booked a plot and are currently in the process of legal due diligence. Multiple legal issues have come up:
1. Looks like the seller who sold the property to the developer, has also sold it to a second person, how would that happen? Also there is some clarity required around general power of attorney of the property!
2. There is a pending case in Anekal civil court. The petitioners have the right to go to KAT and the high court.
3. In case the KAT or the high court releases a judgement in the favour of the petitioners, what will be our position?

Hi Harish, thank you for your quick reply. Looks like that sale deed is cancelled now. A judgement is passed in favour of the Classic Ventures and the Anekal civil case is filed by Classic ventures against these petitioners.
We are just looking now to find out if there are any further appeals by the petitioners in either KAT or the high court, if not, then I would say the titles are clear.
Help me know if your understanding is different.

Exactly! Area of entry into the society has some problems I heard. The sales person mentioned some forgery happened, later he mentioned some hacking happened and all was clear now. Didn’t understand how forgery and hacking were related, so it seemed suspicious to me. But good to hear, your concerns are being addressed.

Hi Srujana , I have booked a plot in middle of Layout. I have done the legal verification and did not find any issue with the title. My lawyer only pointed out about the GPA and asked the same to sales team. If you find anything else let me know.
