As per RERA its last quarter of 2024 & as per project timeline it’s by end of 2022.

Nothing to worry here. After RERA coming into picture – Builders instead of communicating actual completion time, they communicate lengthier timelines by considering extra buffering time for the project completion; This is mainly to avoid hefty penalty from RERA / customer side in case of delay in handing over & as per the project management timelines – a project of this size should not take 36 – 40 months of time from the date of launch to handing over.

Could you please help with the below situation? We’ve booked 3BHK in Godrej 24 during the prelaunch offer, there was no modal flat available at that time. As you know both of the balconies are too small. So we thought there is enough space in the utility area to keep the washing machine, dry clothes, etc.. Because in their floor plan it was like you can keep the door open to access the washing machine, and even they have the floor plan with some other box in the same row.. Currently, when we visited the under-construction property we realized that the utility door is in middle and if you want to access the washing machine you’ve to close the door. I had multiple communication with them and they’re saying they won’t make any changes for that. Please find below the mail thread.

If we open the utility door it will touch the washing machine and we need to close this door to access the washing machine. This looks like some engineering mistake ( I remember seeing some troll pic about engineering mistakes) Based on the door which we saw in 104 and 204 we won’t be able to use the utility area completely. This door should be a sliding, split door, or it should be opened to the right sidewall.

The Door is done as shown in the Sale plan during sales. No changes to the same. We also had shown the same in our sample flat near marketing office.

We were too concerned utility door issue. And the answer which we received is not an acceptable one and it looks like unprofessional. It’s like someone has done like that, so we will also do like that only.
Based on the current door we won’t be able to use the square feet which we’re paying for. This has to be resolved. It should be able to open close to any of the walls, or at least it should be split door which we can open to both sides.

I am so sorry to let you know that the Project team and the management will not be able to change the Utility door as it is in accordance to the Model flat shown.

I think my previous mail also started with the same sentence. Your answer regarding the utility door is not making sense. If someone has made some mistake, which doesn’t mean others also follow the same. And if someone points out some mistake, you can’t just reply by saying “they have done this way, so we’ll also do the same.” FYI, When we book apartment in Godrej24, there was no modal flat. If it was there we could have asked that time itself. (I think we booked on August 2019) Currently, we won’t be able to use that much space which we’re paying per sq. ft. Let me also start searching for other owners and checking with them too.
We saw only the floor plan when we book. It’s really misguided us (attaching). It’s like we can access the washing machine without closing the door. But when we visit the project, there is no space at all, the door is directly hitting the washing machine. Like we have to close the door to access washing machine.

We totally understand your concern. But please note, this is as per the original specification/design which was shared to you at the time of booking. Please find attached the floor plan (page 38) signed by you at the time of booking. We seek your understanding in this regards.

I accept that it was our mistake, we didn’t check this door position but, if you look at the utility arrangement on that floor map (the same page that you mentioned) it was like you don’t need to close the utility door to access washing machine (that’s really misguided us). So we were thinking the door won’t be that wide or the utility might be having space to access.
We accept that it was only our mistake not to check the area of utility or not check the door for the same (It was our first property, so we couldn’t identify those things) But when we visited the property we got that it will be an issue). Not sure a builder like Godrej couldn’t identify those things in the floor map itself. (it’s not Godrej’s first residential project). Finally, we were thinking that the builder will accept our feedback.

I understand your concern. Customers usually fix these kind of modification at time of interior work from the Interior designers(Post Handover). Besides; In large development, builders usually restrict to do modification because if they open up for modification every residents may end up coming with several kind of modifications and finally may end up for delay in possession time of the project.
I do agree that. But how did a builder like Godrej approves floorplan like that. Their possession they mentioned 2023 last earlier. But now they’re saying it will be 2022 last which is 1 year earlier. And RERA approved date is 2024. So, I was thinking they’re finishing all works like this. And we may see lots of issues once we moved.
If you see this floor plan you can see how they added utility area and iwhen we book there were no modal flat also. in this floor plan you can see in utility area they placed a washing machine and door is not touching that.
