I am considering Sobha Royal Pavilion OR Prestige Water ford. Both seems to be in good areas. Both are large projects. Waterford has some schools and office close by. Sobha seems to be a prime busy area and Water ford seems to be a calm nice area.
What is your suggestion considering ROI? Please suggest

This is being called the hottest Sobha project and one of the hottest on Sarjapur road. Is it is the case? They are charging around 1000-1500 Rs per sqft more than the other builders (bren etc) in the same area. But those are nearing possession. Is it really worth spending this much on this project? Sobha claims to have sold 300+ unit in the pre-launch itself. Is it really possible? I don’t see many posts on this forum about this project considering they have sold 300+. How does this compare to Godrej Reflections?

2. Investing in a good location in Mysore(8 to 9km from central)
