Hi Harish.. What’s the expected price for this project by the time of possession and expected rent for a 3BHK with 1812 sqft in this locality. Between Karle Vario and Sobha Windsor – What’s your suggestion

We have projected Rs.9000-9500/Sq.ft with a rental returns of 45 – 50 K per month. Sobha & Karle will fetch almost same ROI. Sobha Holds upper hand in terms of quality; Since Both project yield same ROI I would suggest consider based on your likings. My personal choice would be Sobha.

In the project plan I see CDP road cutting the project and the putting green and sports field are on the other side of the road so do we have to cross the road in order to reach there or there will be foot over bridge.
Other thing I am worried about is the maintenance deposit they are asking do you know how this will be utilised and for how much duration.

Yes, you need to cross the road to access amenities & No need to worry on Maintenance Deposit. Because, Maintenance Deposits Funds will be under the control of Builder till the formation of Apartment Owners Association and Builder need to provide detailed account statement to Apartment Owners Association regarding the usage of funds; So, Maintenance Deposits Funds cannot be misused.
Sometimes, Builder will be using this fund until every month maintenance starts or help the Association by showing the way to use the Interest accumulated amount from the overall deposit; to reduce the burden towards every month maintenance fees.
Usually, Maintenance Deposit will fuel up to 18 months from the date of handing over.

There are two public roads cutting across the property which is my concern. Will this not lead to any litigations in future by the locals or issues from the government. 4 BHK Plans are good.
Between Sobha HRC Pristine ( JAKKUR) Sobha Windsor ( Whitefield) and Sobha Royal Pavilion ( near Sarjapur Road) which would you suggest.

Don’t Worry, Proposed CDP Road wont let any disturbance nor any litigation in future to residential zone & All the three projects are equally good for self living. I would suggest you consider based on your likings. If its for investment; then you can consider either Sobha Windsor / Sobha Royal Pavilion.
The brochure mentions the site to be 15 odd acres, but I fear some of that land will be separated by a public road surrounding the property. Please check the site plan for details.
