Is purchasing 3 BHK in Adarsh Park Height better then purchasing 3.5 BHK in Godrej Budigere as both of them will cost in similar range

I heard that Adarsh is in a bad financial state and worried about money stuck there. Everyone says Rera is there so the project has to be time bound but there are loopholes too. I heard Adarsh Tranqville couldn’t be delivered on time so they registered in Rera again and got an extension. They can do the same here in Adarsh Park Heights too. They have sold 6 towers till now and will start selling the 7th tower soon but there is no sign of construction. Should I wait or pull out of the project bearing loss?

No worries, the builder has got a good track record and their past projects have got international accolades, the scenario might be temporary due to underlying issues like many reforms in the real estate sector and wavering input cost.
However, in terms of construction the foundation is executed and the footing work is under progress at the project & i wont advise you to pull out of the project.
Hi Harish, I was looking at the property and found that 2031 BDA plan has a CDP road through the property adjacent to rajakaluve. Any update on this? Looks like most of amenities are located around that region of CDP road. Also what is the required buffer zone closer to any Rajakaluve for building?

Yes, there is a proposal for CDP road & you are correct, most of the amenities are near to non residential zone. We have witnessed similar kind of project configurations in L&T South City, Brigade Millennium, DLF West-end heights, Brigade Orchards, etc.
Builder has planned the project considering the best possible usage of land.
As per EC Department the required buffer zone for building closer to any Rajakaluve is 50 meters(164 feet) from the edge of a primary rajakaluve (stormwater drains), 35 meters(115feet)from the edge of a secondary rajakaluve, 25 meters (82 feet) from the edge of territory rajakaluve; In the case of Lakes, 75m (246 feet) from the periphery of the water body to be maintained as green belt or buffer zone.
Open amenities are doable subject to No permanent structure should be constructed at the buffer zone.

A buffer period of 6 months extension can be expected if any unforeseen condition occurs (Force Majeure) as per Sec 6 of RERA.

Is this project good for investment? Saw many negative reviews on Adarsh related to delay in handover. Also there is not much development in the surroundings. Will this area develop in the future? The price is in the higher side. Will Adarsh quality be good?

Need not to worry; Reformations in real estate industry like RERA & other economical reforms like Demonetisation, change in the GST system, etc., have cumulatively impacted the sector paving the way for a revival in the sector and a recent pandemic too has created a disturbance in the regular process of real estate developments, thus you may see a mixed opinions and negative reviews on most of the project developments.
