What are your views about this project? They are offering a merge option to convert the flat into a 3.5 or 4.5 BHK. Are there any legal issues with the project? How would it stand in terms of ROI?

Its a nice project to consider. Adarsh Tropica is equally good for self living / investment and free from any legal issues.
Builder is offering merge option only for those customers who wants to convert multiple units into single large unit.
