I have visited this project a couple of times and do like the project however I have identified that there is a factory adjacent to this project which produces a foul smell and is noise. Is it advisable to purchase this land with the factory right next to the project with the noise and those strong fumes/smell from the factory coming out. Got difficult for me to breathe while i was around. .

Considering the location and the prices it’s worth investing in this project & pertaining to the smell and noise; pollution control board has issued certificate to the developer stating its under the limit and anyways there is a proposal from the govt to shift all the surrounding factory to Doddaballapur in coming years & its a temporary issue.

What are your views on this project. How does it compare to other projects in the vicinity like Century Eden and Ferns Manor. I am looking purely from investment perspective, what kind of annualized return do you expect in next 5-10 years. There is a factory adjacent to this project and there is a section of land within the project identified as kharab land, what do you think about these negatives. Any legal issues??

No doubt this would be a good investment in the long run because of its connectivity to International Airport and major upcoming ITES zones near devanahalli area and with the existing industrial zones in the vicinity. When compared to other projects the price is competitive and being developed by the reputed builder. YOY basis CAGR of 10% appreciation can be expected.
Usually, Kharab land will be unused and kept barricaded. As of now More about the factory, we don’t have any info and shall revert regarding any relocate updates in the future.

I contacted the serinity sales guy, he told that they have applied for release order and inspection is done recently. I have few questions regarding BIAPAA plotted developements
1. can we book a plot without release order from BIAPAA and what are the consequneces?
2. Sales guy tells that release order itself is a completion certificate, is that true. Do we need OC and CC for plotted developement?
3.he told that E khata will be issued for entire project and you need to apply for it later. can you shed some light on how to obtain khatha certificate for BIAPPA plots?

1)The developer will apply for the release order once the entire development is completed in the community…likes Sanitary System, Roads, Stp &Electricity post this inspection would happen From BIAPAA and then the authority would give a Release order.
2)Yes, it’s true, unlike Apartments – you don’t get Occupancy Certificates for Plots it only Releases Order.
3)Khata gets transferred in the respective Project Name. Post Registration Individual owners will have to apply & obtain latest khata before construction of the house

Project development work is almost completed. Builder has received release order & few customers have also registered their plot for immediate construction. Yes, CC is required to start construction – which you need to apply separately with local authorities.
