What would be ideal choice between ready to move like Republic of Whitefield and under construction Assetz 2.0 given the costing is same presently. How would be future prospects of both in terms of appreciation over long run. Really appreciate your response on this.

No doubt,Both the projects are good for self living. If you are getting good inventory in Divyasree Republic of Whitefield, then i would suggest you to consider Divyasree ROW. Reason being, Project holds upper hand interms rental returns & Capital Appreciation in the long run because of its location when compared to Assetz.
Currently builder is selling their 3bhk (1900 sq ft) flats around 1.6 Cr in Marq 3. I am concert about the project deliverables vs. commitments made in the brochure & looks slightly overpriced by 10-15%. Is it a right choice as compared to Sobha Windsor/Prestige City?

I’m looking to buy a 3BHK +3T flat for 1.14Cr in Tower6 in Assetz 2.0 but was wondering if it is worth now to invest in this property given the rise in pandemic situation in India brining in the uncertainty again, what are the chances of getting a better project than this in terms of location and ammenities and construction quality with possession around 2023 or 24?
Would you advise to wait for any other projects which might be launching in future or its worth it to go for this ?

Current Pandemic situation is temporary, i suggest you consider this instead of waiting for new ones. Besides, Upcoming projects in whitefield area from CAT A Builders wont be offered at this price; it gone be costly because of inflation.

There is a proposal for small retail space inside the premises but still not confirmed. If you are referring to the commercial structure in front of the project; then there is no clarity still as the land belongs to the land owner of Assetz Marq. Considering the project configuration and current price – builder is offering at market standard & we rate it as decent offering.

We are not from Bangalore but plan to move there by end of 2024 or later.
We are looking for a property which is nearer to Whitefield but yet not
very far from other IT spaces in east and south Bangalore.
During our initial search we had narrowed down on two properties – Brigade Cornerstone Utopia – Halcyon
(3 BHK, 1821 sq ft) and Assetz Marq 2.0 (3BHK 1913 sq ft), which fit into our budget.
However, both these flats are available only on the top floor. Brigade on 26th floor and Assetz Marq 2.0 on 28th floor.
Would there be any downside to getting the top floor apartment?
We are a family of 3 with a small kid.
Which on of these 2 properties would you suggest based on location and ROI?
We also noticed that the maintenance for Assets is 6 rs + for sq.ft which seems to be pretty expensive.
Is this indicative of the upcoming trend or would this be initially high and later even out?
We are okay to wait out for more options but apprehensive about the prices rising rapidly as we move out of lockdown.
Any suggestions on this?

Hi Anjali Nair,
Top floor units are usually good for self use than for investment. The only downside of the top floor apartments are heat; These units are exposed to lot of sunlight and because of this, there will be tremendous heat inside the apartment during the summer times.
Brigade Utopia holds upper hand in terms of project configuration; But both the project will fetch you same ROI in the long run.
Average maintenance cost in bigger communities are running at Rs. 5.5 per square feet.
I would suggest you to wait for six months as more options are coming up in Whitefield area.

Assetz Marq 2.0 holds upper hand in terms of project configuration & open space. Where as Spectra Raaya holds upper hand in terms of ROI because of its location. Both the projects are equally good to consider. I would suggest you to consider based on your likings.
