As fas as i know, Price for Marq 3.0 has been appreciated from Rs.6,500/Sq.ft to Rs.7,750/Sq.ft in the month of Oct 2022 and recently its been further appreciated to Rs.7,999/sq.ft.
I was planning to buy here but after checking with few friends staying in Asset east point drooped the idea of even entertaining their calls.Some of the issues are Seepage,change in overall layout without owners consent,Bad planning and execution due yo which many amenities are rendered not usable.Land litigation.

Seepage near bathroom walls or near balconies are quite common across all the projects and it will be fixed by maintenance team. ROI is calculated purely based on location, economic & demand factor. As far as i know, Assetz East Point is fetching decent rental returns(5% P.A) & good capital appreciation(More than 50% since handover). I have mentioned 6-7% growth rate based on past economic factors & this is expected to raise to 8-9% from next year due to surge in demand. Based on my studies, i have observed that there is an standard appreciation of 5-6% YOY even for projects which are old (Building which are more than 10Yrs Old).

However, with so many issues with their East Point project and delays in Marq as well, it’s becoming difficult to consider Marq project. Yes, it’s been delayed from the actual completion date given; however, since RERA came into an existence seems issues might get clear on the completion date., The mentioned completion date as per RERA – Dec 2018 (Rera No. PRM/KA/RERA/1251/446/PR/171016/000973)

Hello harish, plz help me. I want to buy apparent in good project, my budget is around 60. Kindly suggest, shall I stretch my budget and go for this or buy sumadhura Eden garden. I want to avoid loan as much as possible. So need 2 to 3 years window to gather the rest of the amount. Is any better prelaunch or phase 2 will be available soon? Thanks in advance. Looking for Whitefield only.
Asset Marq would be the good decision to go with because Eden garden project from sumadhura is pending from a long time and the status is not known yet, moreover, when compared between these two, Asset marq gives the weightage on construction quality and location.
Also, Habitat Eden Heights can be looked upon if you can stretch your investment budget.

If compared between these two then planning wise and space utilization alchemy urban forest is good and also they are retaining the greenery portion, only project size is small compared to asset marq

Also i read in anoter thread of goyal whitefiled , that there is one graveyard besides this property, is it true ??

Orchid whitfield would be good option to go with because of its location advantage; the graveyard is in smaller area on the rightside corner of the project and seems belongs to ancestral family of their landlord and not the public one. we don’t think this could matters much.
I was very pleased with how I was dealt with while buying the apartment, however, since then the service along with the progress of the project have significantly deteriorated over the last year. I was promised that I will be handed over the apartment latest by Oct 2017, however now the anticipated date of handover is April 2017 and the CRM folks do not seem very confident about April 2017 either. I was not informed of the delay until I enquired in Sep as I had planned my trip to India in Sep 2017 to commence furnishing of the place.
There appears to be significant change in the overall plan that I was presented a year ago e.g. integrated facility area was 28 acres, which is now reduced to 22 acres. The CRM folks do not agree to the change despite the fact that I showed them their marketing material showing 28 acres. They say the shopping area development belongs to another company and can’t be shown as part of the overall plan; if that included it would make the area 28 acre but according to RERA rule they can not show it. They have also removed the model of facility from display and I was told they are redoing the model but I am not given the reason for that.
Regarding the delay in the project, I heard Shaporji Pallonji had stopped working on the project. Their CRM team however mentioned ASSETZ had some cashflow issue, which slowed the project however the work is now re-commenced at full pace and by the same construction company. Quite frankly, it’s becoming frustrating due to the lack of consistent and reliable information.
I do hope to hear from other members about any new information/ experiences regarding Assetz Marq.
I have recently visited this project and i’m very keen on this project. I have earlier shortlisted Alembic Urban Forest, however, i’m little uncertain about their project completion, they say its Feb 2018 with another 4 months for amenities which i doubt will further extend. Hence, thought of going ahead with assetz marq, also because of the brand value. I’m a little specific about vastu too and noticed that the 2 bhk that i’m interested for my preferred house facing direction does not comply to vastu. That leaves me with Urban forest, but i’m a little reluctant to finalise on this, as I don’t see the confidence in the Alembic to complete the project by Feb 2018. They sound very dicey when i interact with them.
Do you suggest Urban Forest is still a good choice ?
As per the RERA coming in to picture, seems all your concerns will be resolved because all the specific details should be provided to RERA body from the builder just check with rera compliance with this project

The location & concept of the project is good, you can consider in buying, but we suggest you to do due diligence and know all the requisite information before hand by consulting with your lawyer and goahead.

I recently visited the site and as per my knowledge the builder has all the approvals and legal documents in place. Its the best projects in this class. The project is simply great and the customer service and staff courtesy is simply amazing. Belive it I have tried other builders but Assetz is simply the best among its class.
Can you pl give some idea on this two issues:
1. Rental return of Assetz Marq 2 BHK.
2. Whether the proposed Peripheral Ring road at Kannamangala infringes this project?

Once after completion the rental of Rs. 20000-25000 can be expected for 2 bhk
As far as we know the proposed PRR is not affected and as per the proposed map the PRR is way away from this project.
I have narrow down to two projects one is Goyal and Co orchid whitefield and Assetz marq..
Can you help in deciding which project will have better ROI in the future and also considering the reputation of the builder and its quality.I have attracted more into the Goyal and co due to its location and availability of 2.5 BHK( which is little stretching in my budget). Recently I got a call from assetz Marq with good offer for 2 BHK which is comfortable with my budget. So I am in dilemma which one to choose.Is investing in 2.5 BHK better than 2 bhk for the future.

Both are good projects; but considering your unit size we would recommend to opt for 2.5 BHK or 3 BHK if you are looking for end use(self Use) because in the long run necessity arises from 2 to 3 BHK. And If it is for investment purpose then you can opt assetz marq because of its offer going on.
