Brigade Cosmopolis seems to be constructed in an Industrial area. Will this be an issue?

Both are fantastic project to go with, but suggest you to choose as per your preference of unit which is available on either of this project. PLH holds good in terms of theme based and vastness of the project whereas Brigade Cosmopolis holds good in terms of location and connectivity

Is the property / land all in order. While it is being mentioned that the land has been acquired from HUL, what is the assurance that the land is in order. Is there any open forum or channel to validate the land authenticity. This is particular concerning since now many projects despite having the mandatory approvals are being deemed illegal

Construction is per schedule… but its ideal to have 6 months buffer time with respect to possession dates… Builder can only give Possession after obtaining clearance form government compliances.
Hi, I am planning to invest in a 2BHK either in Brigade Lakeview or in Brigade Metropolis. Primarily f or investment purposes and may plan to stay there in the future. Currently, Crimson block in Brigade Lakeview is on pre-launch offer and the price seems good, although the units are not facing the courtyard. But, the Brigade Metropolis seems a good option for investment, but the 2BHK all included is just above Rs.1crore. Please advise which is a better option from investment perspective, with returns in 5 years time from now.

Brigade Metropolis has already appreciated. Its ideal to invest on pre-launch projects. I suggest you to consider Crimson block in Brigade Lakefront for better ROI.

Hi Harish…I heard there is some dumping ground near the Cosmopolis project, ard 5 kms and stench is one reason project is slow, is this true?…I am planning to buy 2BHK bt where I see other projects like 5 summits, Row and Godrej united selling fast, this is creating a doubt.
Also, pls help me to understand if my work place is in MG road and husbands at ITPL, which out of above would be the best place if commutation taken into consideration.

There are no dumping ground near the Cosmopolis…Based on your requirement, I advise you to consider Godrej United. Price of Cosmopolis is on higher side because of Location, Land value & Brand.

Also, since that project has been launched quiet a while ago, have I lost the ‘early buy’ advantage? what other comparable projects are out there in a budget range of Rs 1 Cr.

Veer please get your facts straight before your shoot your mouth out…I bought Cosmopolis in Sep 2013 at 5990 with 20 Floor rise and today it is at 6340 with 30 floor rise…I am sure you co do the Maths…and also like Harish pointed out..premium properties dont move that fast..and anyways real estate is a long term game, if you looking for returns in 6 months please look at the stock market..

Cosmopolis is selling slow and so the appreciation is minimal just a paltry Rs 50
in 7-8 months whereas other projects have appreciated by Rs 300 – 450. Please
let us know frankly the reason behind a slow off-take against the back-drop of
being one of the most luxuriant project in Whitefield and across Bangalore in its
segment boasting premium specifications. Location is great – but is it the price,
configuration (many apartments compared to the site area and the large size
apartments jutting out into the open space and blocking view, air and light of
adjacent apartments), new projects offering more or similar at lesser cost, less ROI
or what is it ???

I am so amazed to see such projects , 820 flats priced 1 crore and more are going to get sold ?? NRIs making investments and people with crazy money making investments and than selling it to each other and taking profits . crazy world . its not doing anything for people or countries betterment . just some people with money are rotating it amongst each other . its a bubble soon to burst . hope indian business men get some better business ideas that , taking shortcuts .
