Hi, Just wanted to confirm the HTL is 25 mtrs from the boundary of CGR or it’s the distance from the building?


I guess the red line markings in the rajakaluve document shows the nalaa path and
its clearly hand written that survey no 92/7 is encroached. If we go thru other docs in that site, they have written multiple survey nos, but here only 92/7. why the confusion when royce doesnt fall in that survey no?

Was just inquisitive about this project. While it seems like a decent project and has touched interest levels to invest, I am not sure about the acitivity levels for this one! I somewhere read that they have got their RERA number but couldn’t get any further update post that. I even tried calling these guys up on a number received through an sms post visiting their website, but even on that number I was asked to leave a voice message.
I am kinda confused if something is wrong or should i have my doubts on this project taking off anytime soon ?

I recently visited Casagrand Hoodi on their launch and liked their 4 floors plan which is not an high rise, they quoted 4325/ sq ft of the base price, and overall including registration and taxes it is coming up to 5660/sq ft , I have also see another prelaunch Shriram Greens in budigere cross they have come up with 3600/sq ft on base price, now I’m in a dilemma which one should I choose for investment purpose and later move in.



I have shortlisted two project:
1) casca grande hoodi
2) Raza ritz avenue hoodi

Both project are in same range with similar amenties. Which project will be best suited for investment ? or personal use (my office is in doddanekundi)

yes, i too have booked a flat in pre-launch. The latest update i have from them is that they are planning to launch by 10th Jan 2018. They said they have gotten RERA ACK no but are awaiting the full approval.

3) eden heights habitat

Casa grande is lesser is price compared to godrej and eden heights.

Hello, I just read in Hindu that one of the MD Founder, Anirudh was arrested for forgery and cheating for one of the site locations in chennai. Here is the article. I want to invest in this property but with this news how does this impact the new projects and can the credibility be justified for the biuilder? Whats the guarantee that the land on which the project is going to be built is pakka and there are no litigations etc.

Also iam confused between Casa Grande Hoodi and Brigade Buena Vista (Budigere Cross) since both are approximately around 4,150/- psf right now. Please comment.

1) There is a High Tension wire beside this property. iam worried whether the EMF will have any negative effects on health
2) This is only the 3rd project from Casa Grande in BLR. Will the builder be able to understand the local political landscape well to get all the required approvals?
3) i saw somewhere that the open space would only be around 20% in this project. Iam wondering whether the Builder will really be able to put in all the promised amenities well in the premise.
4) With the demonetization, unsold ready-to-move-in inventory and slump in real estate industry from last 4-5 months, do you think investing in “pre-launch” now is a good idea?

1. Will they give CC & OC ? Is it under BBMP A-khata?
2. Is it a joint venture with land owner?
3. Will the project have enough water for 300+ units?
4. Could you please highlight major pros & cons of this project? One of the major problem for me is the high tension electrical wires in close vicinity. Will they get NOC from BBMP for this? I am still in two minds because of EMF as it may cause health issues. Builder says it is almost 200 feet away from the flat.
5. Whats the approx distance from nearby Metro station (proposed)?
6. Which project(s) will you suggest among the following projects in terms of rental/self use , appreciation & construction quality.
