The pricing of the project is justifiable and has been accepted by the market. Besides, there are no plots available for sale from the builder.
The area is poised to grow in greater ways as you can witness major real estate players are embarking with new projects in the nearby vicinity along with development towards proposed BIAL ITIR, STRR(Satellite Town Ring Road) etc… is expected to boost the growth prospect further.

I booked the plot in Century Sports Village(CSV) and after verifying the documents found that there is a legal issue going on between the CSV and Forest Dept of Karnataka and State Govt of Karnataka. On top of it they don’t have all the required documents with them. So I cancelled the booking and it has been more than 3 months now, the developer is not refunding the money. Upon calling the customer care they are saying the developer has financial issues and they are saying the will refund the amount after 2 months. looks something fshy here, the developer simply taking the booking amount and diverting it to different projects in Bangalore. I kindly request all the people who have booking the site/apartment with Century Real Estate be aware of this kind of Situation. Also i did background check on this developer and found most of his projects are under litigation. We went through Century Real Estate only because it’s a very old company in Bangalore and Has good reputation.

I visited the site and the property looks good. Since the completion would take up to June 2020, would it make sense to just pay the initial booking amount say 1 lac and wait till the registration for paying the remaining amount?
I understood from the builder that payment needs to made every quarter for the next 1.5 years.

Price will be on the higher side if you book the same plot in 2020 & its common scenario with all the developers. If you want to lock the price, I would suggest you to book now itself.
I am looking for plotted development for investment. As long term investment (5-8 yrs), which one you suggest among Century greens Vs Godrej reserve. Both are pretty much in launch stage. I am aware both configurations and price points. Need your suggestion and reason. Thanks

I guess you are referring to Godrej Reserve because there is no project by name Ozone Reserve. Godrej Reserve is an massive development with low density – offers more open space & holds Godrej Brand advantage – thats why price is more when compared to Century Greens.

I am confused between Century Greens and Salarpuria Pipal tree(Magadi road). Can you please let me know which of these two projects will have better ROI. If you are looking for long term investment ( At least 10 Yrs holding ) then i would suggest you to consider Century Greens. Projected growth for CAT A Developers plotted development in Devanahalli – IVC Area is 8 % YOY. As of now, BWSSB has planned to Supply Treated water to Devanahalli & its Surrounding Areas & BWSSB has submitted plans to the infrastructure department for creating a new network of lines to feed Bengaluru north with Cavuery water.
