Already an existing customer of Brigade, sharing my exp which might be helpful to u in deciding whether to go for it or not:
1. They are giving 60% carpet area which is industry lowest, industry average is 68-70%, so if they are showing 1000 sqft u r actually getting just 600 sqft. they’ll give lame reason of more common area u r getting so carpet area is less, dont believe them, its a scam.
2. Location- people are already aware how developed it is. because of metro they are trying to pull max money. 2bhks are not worth paying more than 45lacs in this area, even by considering the amenities they r providing 50 lacs is too much(for prelaunch, because u’ll get after 5 years), 70L is simply overpriced, dont blindly pay in the name of Brigade because its not worth it, builder is counting all the future appreciation, u’ll hardly get any resell profit. Even if u want to sell ur property before registration then u need to pay brigade 5%
3. Narrow corridors of 5ft while avg width any builder provides is of 6ft
4. In model flats they’ll use impractical size beds just to show u how spacious it is . So always analyze the size with practical furniture sizes. I know model flats arent ready yet, just wait till it gets ready u can see urself.
5. Dont believe everything u see in model flat, because they wont be providing many things u’ll see in model flat, so dont shy in asking every minute things by pointing ur fingers whether they will be providing this or not. kitchen countertop, sink, dado tiles they wont be giving so they’ll clarify but many things already but many things they wont tell u unless u’ll ask and u keep expecting u’ll get it unless while possession time comes and u’ll get to know ok this will not be given. Like, granite bottom in balcony boundary, geyser and bathroom granite counters(better get it clarified).
6. In model flat they might show u 1000 sqft configuration but dont believe the size to be matching, in our case in balcony they reduced 1ft and covered it with cabinet in the name of pipes, so in model flat actually u might see bigger balcony but in floorplan u’ll see 1 ft lesser, so always cross check with floor plan(that wont lie)
7. Focus properly in floor plan, model units might not be available for all the configurations, they will say n number of things sir add this here and there but check the floor plan , every minute detail like windows and doors position, in 2D plan u might get confused better ask for 3D plan, if they are not providing doesnt matter how small doubt u r having with ur 2D floor plan just ask it because every single line means something there, even certain lines will be in bold , ask y its bold and y its thin line.
8. Ask for ur tower floor plan and analyse where lifts and stairs are and in which direction ur doors and windows are opening, what view u’ll be getting. Anything they are committing outside ur project boundary are dummy promises, dont trust them bcz thats not in their hands, they might say sir this road will come, this development will happen here, after 2-3 years they’ll tell sir its not in our hands govt devlpmnt is slow, its dependent on xyz factors, , they might say look, its uninterrupted view from this side, if its empty land, dont trust them, anything can come there, same thing happened with us, now another highrise building is coming in fornt of us, Lol
9. Ask for AR/VR video of view from ur balcony, they wont show u unless u ask for it
10. Ask for ceiling height
11. Ask clearly about clubhouse internal details, they’ll try to hide by saying indoor games and amenities, ask clearly what all games and amenities will be given and how many tables/board/court for each game will be provided. Anything they are not clarifying now, trust me it wont go in ur favour
12. analyze the crowd and amenities based on total number of units across all the towers, ask clearly how many units are in plan for the complete project
13. Focus on the terms used in the cost-sheet, are they asking payment based on commencement of a milestone or completion of milestone. In our case it was commencement, so basically they will install tiles in 1 unit of GND Floor and raise the payment demand to all the units till top floor, and they’ll collect 95% of
money based on commencement of milestone then they’ll pause the work in ur tower and will invest that money in other tower(phase 2), thus if ur project was about to get completed 1 year before than the timeline then also it’ll get completed just on time with RERA date although they’ll extract money from u citing project is advancing well and it’ll get completed well ahead of time.

1. They’ll provide everything whatever is promised in written
2. Architecture(not greenery) will be exact replica of whatever they’ll show u in video or blueprint
3. OC guidelines will be properly followed and u’ll get it.
4. Project delivery is guaranteed on time, no delays(Covid was exception).
5. Project quality will be good, they’ll match with the model flat,
6. No legal issues, there wont be any landowner units(get it clarified if there r any)


Hi Harish, I am looking to invest in 1 bhk apartment at A class builder projects in new launch phase only. Currently this is the project only available in A class builder – Prestige, Sobha, Sattva, Brigade etc. I am okay for any part of bangalore for 1 bhk with horizon of 4-5 years. Do you think should i wait for other projects launch from A class builder or invest into this. I heard about Prestige Park Grove and other prestige projects near Lakeside Habitat but so far no information. My budget is upto 50 lac.
