Hi Harish, Can you plz advise the approximate price for this project for 3bhk and if this is right time to buy this property? I am plan to self-occupy but would like to sell it after 4-5 years. I have noticed that there is no market nearby and commute is night seems not safer if one is working outside Whitefield. I have seen few resale properties from Cat A builder but most of them are 8-10 years old though coming around 1cr range. Not sure whether it will be easy/difficult to sell a property after 5 years when it’ll become 15 years old apartment? Please advice.

We bought a 2 BHK flat in Republic of Whitefield in 2017 (registration completed). We are thinking of selling the flat in 2018 however, the builder has not yet done the khata transfer and we have not received the OC as well. My questions are:

1. Do we have as an owner incur any property tax liability before the khata transfer?
2. Is it the builders liability to pay property tax till the khata transfer is done?
3. If there are any penalities levied as a result of no property tax paid before khata transfer is done, who bears that cost?

1. How much of amenities are available?
2. What about convenience stores near by? Most of the place is covered by IT companies. I guess we have to travel at least 2 kms (close to Vydehi hostpital) for buying any day-2-day needs.

Dear Harish,
I am interested to buy a flat in ROW. This is for my own use. I have couple of concerns.
1. Is the entry/exit to the whole property only from one side? I see three mentioned in the brochure, but could not locate them on the map and could not really find it during site visit.
2. What would be the approximate maintenance cost per sqft? Looks like good amenities, but worried about high cost of maintenance.
3. How is the water availability here? Are the bore-wells with sufficient water for the whole property?
4. I live with elderly people. What are the ways to reach a specific tower from the entry/exit point? Looks like it is going to be a long walk from the entry/exit point to the tower???

In multiple forums, there is a mention of CDP road passing through the ROW complex and also that the cricket ground and other outdoor amenities to be passed on to the BDA. Is this true? I was interested mainly because of the outdoor amenities that ROW is offering.

Hi Harish, I have bought 2 BHK LUXURY north-west facing unit, Phase I, in Divyasree ROW in February 2014 for self occupation as first preference and investment as second preference. I am moving to abroad permanently. Incase of selling the property, Builder had stopped transferring of units before registration. So i need to do registration and then resale which costs more at the end. What do you suggest is it good to retain the unit for rental and later on resale? or resale as a new property? Please suggest considering i do not hold loan.

Nikko homes is almost 7 km away from Ringroad and Thanisandra road is not so great as a locality. And it would take few years to have the socitey around Tanisandra road.

I am looking for a property for investment purpose. Property Appreciation or may be Long term Rentals are my preference.. I may also choose it for own use depending on the area.

And what is your view on Salarpuria Atlanta?

1.There is a CDP road coming within the property effectively dividing it near the cricket ground.
2. The ROW residents may have to relinquish the cricket ground and facilities to BDA if the situation arises.
3. there is a Container manufacturing facility which may create noise.
Can you let us know how this is going to be dealt by Divyashree? Should this not impact their price which they are quoting?

I have just been to ROW, Urban Forest and Sumadhura Silver Ripples.. I am looking for a 3bhk apartment to settle. I am kind of confused as Silver Ripples will handover by Dec 2016 and ROW and Urban Forest is 2017 but prices are quite attractive with the later as few 3bhks are available for 84lac as well. I also don’t see good feedbacks on Sumadhura.

Hi Harish – Is there a garbage dumping site near to the ROW project? The place was smelling really bad on Friday. Could the polluted Kundanahalli lake be the source of the smell? Also would you know where the container plant is located? Someone had made a comment about the noise pollution from that plant.

No privacy at ground floor you will have to keep curtains on all the time. Imagine 200 children playing in the evening you can hear noise upto 4th – 5th floor.

Alchemy is saying the registration and stamp duty will be calculated 6.6% of Guidance value and not the total cost value. Is it true? If yes, then bank will provide loan on guidance value or sale value?

Thanks Harish, But in that case, if I sell the property later, As the registration value is less, the capital gain will be actually less than what in paper, and I have to pay more capital gain tax. I noticed that different towers have different number of floors. I booked one on the 16th floor in block D. Any idea if the builder has all the necessary permissions to build for such levels like 16 or 19 floors? Your views would be very helpful. Once I recall DLF had problems with BBMP in Bangalore. I might want to sell it at the time of possession. Do top floors command premium like they have in Bombay?
