Please do not get taken in by this #EmbassyEdge SCAM. I had blocked an apartment by paying the token amount of INR 30,000 on 27 May 2018. Within the stipulated 5 days I decided to not go ahead with the initial booking amount of 10% and went ahead and cancelled my application through #Embassy online portal. As per their advertised T&C for this project, which is clearly given on all their adverts as well as the receipt, I was supposed to get a refund of my token amount minus INR 5000, within a period of 45 days. Till date, I am still waiting for this. Neither Mr. Umesh Gera from #CBRE (an advisory firm working with Embassy), nor anyone from #EmbassyEdge has contacted me to give me an update on my refund. For more than 3 months, the folks at Embassy have sat on my legally due refund without taking any efforts to contact me by email or phone. I have repeatedly approached Mr. Umesh Gera (with whom most of my interactions have happened) to update me on the status of my refund, but am yet to get any feedback.
I fail to understand how such a reputed company is behaving in this fashion, that too when they have clearly given all the terms and conditions themselves and not following them even when a customer has adhered to all of them.
With no other access (as I am currently traveling in the US), I am forced to consider legal recourse if I don’t hear back from them this week.

I have few queries regarding this project.
1) Is it good investment in 2.5/3 BHK in embassy edge with such high price for that location.
2) Will it fetch good rental upon possession as there is no major IT park nearby or should we consider project within city limit in same budget range(60-70lacs for 2/2.5 BHK) like Rohan Upvan/ Shriram Codename.
3) Which is best buy Embassy edge 3 BHK or Prestige tranquility 3BHK(ready to move in) in terms of appreciation, self use and overall.

If you are looking for long-term investment then embassy edge can be considered because once the overall project gets complete then the value will definitely increase because of its largescale township with the overall aesthetic of the community.
If you are looking for rental income sooner then as per your other preference Prestige Tranquility can be considered.

As said the segment is of premium so it is worth the price. However, if the price is a concern for you then we would suggest you to wait for Sammy dreamland project with Godrej or Puravankara and take a decision.

The project is of premium one and it is proposed as an integrated township with wide space of open area and comes with good amenities having being provided with the latest specification, so overall its a lifestyle project and would differentiate with others; hence the price is high and seems is ok with the kind of development being provided.

I am little confused on the options. Between Embassy Edge and Godrej Reflection, which one will give better returns? Both have very different layouts,locations and price points.

Embassy edge may take quite longer in value appreciation because of its proximity to IT zones and other social infrastructure but for sure Godrej reflections has an advantage over embassy edge due to its location and livability factor.
