Interested in this prop but have this concern. there is only 1 old well in the entire project that too non operational. no borewells in this project will be allowed since its in red zone. that means we will have to depend on tanker water for fresh water use forever? Any chances of this zone changing ? what does it mean for water source?

As of now, the water source holds good because the project possess 2 borewells and also the Well has got sufficient water level due to recent rains (which means the water table of that locality is good)
As the city expands its growth; concerned development authority will modify the zoning according to the need of the development.

1. Are there any high rise buildings planned in the vicinity of this project, basically I am planning to go for a backward facing unit but afraid if any high rise building comes besides the project, views would be obstructed.

As of now, there are no high rise buildings planned. But, you may witness in the future & From an Investment perspective, I suggest you to opt for inside facing units with minimum Vastu complaint.

ROI would be the same for all the 3 projects. My choice would be 2 BHK in Godrej Royale Woods because of its location.
Looking at the BIAAPA masterplan of the area, there is not muchresidential area (yellow zone) behind the project and the airport limits. There is a Devanahalli business park planned, but I felt that would give a nice skyline if it does come about (about a km south of the property). Given this, I opted for a back facing 14th floor.
Note: There is a land parcel on the north of the property that has been given for a 100m wide road (Town ring road) as planned in the BIAAPA master plan.

Godrej Royale Woods is almost 3.5 km away from air traffic. I did not witness any flight noise during my inspection. The project is safe for Investment.
