Hi Harish, which of these two is better from investment perspective- Godrej United 2.5 bhk 12-15 floor or Ozone Promenade- 2 Bhk. 1-5 floor. Confused because, Godrej has better space but floor plans I not seem to be so great, and no outdoor facilities. Is it still better than Promenade? Also, it will be just an investment. Please advise.

As far as we know –
As per Central Government’s Guideline the Goods & Services Tax (GST) calculated on all Taxable Services @ 18% on 2/3rd of Total Consideration Amount. (i.e. Appx 12% on the agreement Value)
The Implementation of GST was effective from 1st July 2017.
I had checked out the Godrej united project last week. The location and project look excellent, the only thing that I am concerned is the lack of outdoor sports facilities like tennis court, basketball court, cricket nets etc.

What i got to know from Godrej is that they are mere facilitators/builders for the project. The entire onus is with United company and i also heard they are paying a delay interest to the buyers.

I have booked a 1 BHK and due to late approvals and delay in construction, The expected completion is 2021 and the list price is higher, but you can get the deal at 5800 psf after negotiation. This is the satus as on July 2017.

Godrej United is a very good project, though their was delay in getting the approval process, now with the construction in full swing , this will be a landmark project in the whitefield& Mahadevpura junction and the metro coming in, the excellent locatio offers fantastc rate of returns,

regarding blasting dynamites … i did saw the video on you-tube, those are very mild impact.. i didn’t really felt any negative as such. i think they are doing pretty good job in the removing the rocks bit by bit. I don’t know whats the alternative way to go apart in removing them. If there is one i would like to known.

Big cheating. They soft launched in March 2014. Holding 12.5% (~15lakhs+) money for 3 years without launching the project. Now they say they got all approval, lot of issues. Agreement clause says 36 months + 18 months. All cheating clauses. people frustrated and cancelled. paying with refund, not refunding for more than 6 months. Big cheating. BEWARE!!!

Investors-Please beware.
I got into this project in June 2015 by paying a deposit on a 4BHK flat. Because there was no progress for more than an year, I requested cancellation of my booking in September 2016.
Despite hundreds of calls and emails, I still did not get my money refunded so far. All that I have is a complaint 01099986. I feel that I’m cheated. Escalation to some senior management has been fruitless.
Please keep this in mind before booking.

My name is Ramesh. I recently booked a flat in Godrej United. Reading at your comments I sincerely support your cause and feel sadden by the current situation. At the end of day it’s your hard earned money which is not refunded and you really get frustrated by the fact when the project is going on a snail pace.
Having said that I have few positive points to address on the project.
1. Currently I see all the legal approvals has been obtained and it’s all available in the company’s website.
2. Around 5 major banks has provided project approval letter for loan seekers.
3. The builder is maintaining good reputation and brand.
4. The project is having better connectivity and good for investment / self-use purpose.
Looking at your comments I presume you cancelling the booking due to delay in the progress of the project, if that is case then I request you to re-consider and think over one more time based on the positive points mentioned above. Secondly, due to the dip in the market demand may be the builder doesn’t want you to let go, as you have booked a very high budget flat (4bhk).
If not then you have all the rights to cancel the booking and demand your refund at any cost.
These kind of negative feedback relating to the branded builders will always put the buyers in dilemma and will create panic and confusion. I appeal to the Godrej team to take this case on priority and resolve the issue ASAP. Otherwise this will snowball in near future and will really hit very badly on the part of sales and demand and reputation too. Secondly, I request the senior management of the Godrej team to resolve these issues internally rather waiting them to act until it is put in the public forum.
If things doesn’t resolve faster, the future buyers will have to re-think twice before going with the current and other existing projects.
I request ‘Harish’ to place his thoughts and comments on the particular issue and clear the confusion for the others.
And lastly I request Mr. Srinivas to update once the issue is resolved

For investment and for rental 2 BHK would yield good return and for Resale option 3 BHK would be the best choice. Since there is option of 2.5 BHK suggest you to consider.
The current base price is Rs. 5999 psft and also the project has got easy payment like 20% scheduled in 5 milestones.

I am impressed with the location of Godrej United (as it is close to KR puram railway station, Phoenix mall etc). When I visited in person, I got to know that they got approval only couple of months back. As far as the construction status is concerned, they are yet to lay foundation. Given the current status, I was hoping to book this towards the end of 2017. However, I was shocked to hear from the builder that 75% of the flats are already sold out. It is hard to believe given the current status of construction. I feel that the builder is making false claim so that I can book the flat. Please advise.

Secondly i see on the plan sanctioned near tower b a small plot allotted know as ‘compact organic waste converter’ and it is on ground level. Kindly advice will it be any kind of hazardous to the health or do we get any kind of smell as we pass by, the flat booked is near to it. kindly advice.

Water scarcity is more often talked word across bangalore, yes there might be a bit hassle, to overcome the issues, the Project Godrej United has 3 bore well with sufficient supply and also every projects will have their water conservation systems.
As of now, Brigade Metropolis has the cauvery connection, so once the project Godrej United comes up there would be chances of getting the same.

For new buyers information, I am sharing my experience with Godrej United project:
I booked one 3bhk flat in this project and cancelled the same 2 months back. Godrej properties is not refunding the money and continuously delaying it. They don’t respond to my calls and emails and when they pick it up they say they will revert back in some time which they don’t do anyways.
It has been pathetic experience with this builder and their customer care team which just keeps saying to talk to another person to delay it and harass us. Pathetic people and this builder is definitely not tier 1 builder in my opinion.
Again Godrej continue to do the same thing (basically nothing)-
The last email Godrej sent me saying they will tell me a date by when they will give me another date for the possible payment. That’s the response after hundreds of call/emails made to CEO, Directors, CustomerCare and others.
That’s how pathetic this builder is: ‘will give a date to give another date’. This is one of the worst experience we have had. Will update how it progresses for new buyers to consider.

Also, the good news I could see in the plan is that this road is getting widened and that is not impacting the residential project as per their plan.

Godrej united is better than other options you mentioned considering the location, specifications and the brand name. Tower B is ~ 1year behind tower A, but is ~150 psft cheaper. I would recommend to g for big brand name as they have to deliver good quality and on time to be conpetent in market. Prestige/Brigade/Sobha/Godrej/Tata.

but i heard some recent news that realigned metro route may be cutting across skylark esta too and house owners may be left high and dry. can govt. acquire housing properties under metro land acquisition – if you have any idea on this key point ? await your feedback. thanks

I have not heard any NEWS on realigning Metro Routes. Please reply with the link. In case, if you have any article about the same. As far as i know, Govt cant acquire Housing properties under Metro Land Acquisition act.
