Hi Harish, i am planning to go in for a 3 bedroom apartment in the Calgary tower in this project wanted to check if the project is clear from issues like Rajakaluves etc being present closeby. Also wanted to check if this project has all the necessary clearances since i saw a small piece of land inside the project which was not developed/landscaped. Upon asking the reason from the sales reps, i was told that that they are still in the process of negotiating with the owner for possession of that small piece of land which is agricultural. Does Hiranandani have all the required clearances? Your inputs would be highly appreciated. Regards Rahul

I live with my parents in a 1BHK at Bangalore city. But I will soon be married now, and so it has been decided that we relocate in a 2 BHK apartment. When exploring many options I came across Crossgate, and Hiranandani project, and opted for a 2.5 BHK. The location is perfect – it has a parks, gym, and a club house. The entire space is under CCTV surveillance, so I will have no stress of the safety of my soon-to-be wife and parents when I am at office. I will be booking a flat today and can’t wait to start living there.

What is the current rate for Calgary and possession time


Indian Market strictly needs to review its property investment Sector, breach of contracts by builders & buyers, delays, inefficiency & selling strategies. you have super buildup are- carpet area – car park- club house – etc etc… does super built up doesn’t mean any other space apart from the unit…???? why double payment…


I booked a cottage at House of hiranandani, Devenahalli project in 2010. The project was suppoed to handover in 2013 and after 2 years of delay, we finally get a notice to take the possesion. The builder has decided not to compensate customers as per their own wish. When you speak to their GM of CRM – Mr. Kumar, he says that we should be obliged to hiranandani as they didnt increase the prices of project inspite of steel and cement price changes. Since the cost of project has gone up due to delay, they have decided to not compensate. What kind of joke is this? These arrogant builders are taking people for ride and the only objective is to make money by all hook or crook. ZERO accountability

After being forced to put in writing, I got an amazing reply from their GM CRM. He says that there is some Rs1400 interest which is due In our name due to delay in payment at some point of time in last 5 years. By the way they never sent any notice till date for any arrears. Guys you got 1.3+ crore on time and now you come up with this lousy excuse of Rs 1400 interest which makes customer ineligible for delay in project by 2 years. i tell you they will find all reason under the sun to ensure that customers suffer and they make their booty.

GCorp base price was INR 4848.

Harish is right on Devanahalli for long term Investments. For end use there is a long way to go. Hiranandani pricing did get a beating due to the slow down in surrounding developments due to which there was negligible movement in pricing in the shorter term.

Cyprus is 7 floors block and in Mid of 2012 it was selling @3800 and March 2015 @ 4100 is a bad appreciation. I was planning to buy a 4bhk in December 2012 @ 3800 total cost including all coming up to 1.24 Cr. and just 1 day before deciding in January 8th 2013, they increased the price to 4150. I dropped it since they were adamant with the price and convincing me justifying the increase. I am happy I dropped the purchase since till date there is no movement in price. They are just constructing the 7th floor as on Feb 2015, which is very slow and reflects the pace of their sale.Its a good property no doubt but not justifying the distance with respect to the price.

I picked up a 4bhk in G-corp Icon in 2014 Jan @ a total price of 1.57 Cr. when they were constructing the basement and presently in the 22nd floor of construction.
Since Hiranandani is far, the appreciation benefit will only be achieved over a period of 10 years, and also depending on the pace of development taking place in the surrounding which is the risk. The place is very far for a bangalorean but OK for a person coming from outside of Bangalore.

The property construction is going on at a full swing, they have promised delivery by end of Q1, 2016. The whole area is coming up quite well; the only issues are absence of good schools and hospitals int eh vicinity. I have also booked an apartment at Cypress.

In fact I have booked a 3 BHK+Maid(2133 sqft) room along with 2 parkings in Cypress back in Mid 2012 @ a rate of 3800/Sqft. What is the current sqft rates that is going on for this project? When this project is expected completion and what would be the expected sqft rate upon possession. I am not sure if I have made the right investment decision

Also advise what would be rental benefit for this kind of apartment expected once its ready for living…

Thanks for update regarding the time frame between each slab.

This means that to complete the all slab for CALGARY it would take around 2.5 years to 3 years. Additional it might take minimum 1 year to completion of CALGARY.

We are taking about 4 years for completion of CALGARY from now, which is around 2018.

As a follow up from my question on Queensgate page: I went to see Hiranandani Devanahalli project recently. It is almost 4 kms after airport toll booths. There is nothing in the vicinity (absolutely nothing) – no markets, no schools, no malls, no utility shops, no hospital (closest one should be Columbia Asia, about 25 kms away but yes, with in 30 min reach) nothing for entertainment, no autos, no taxis (one will have to stay fully dependent on one’s car). I am clear that this area is bound to grow considering the investments mentioned above and there is no doubt that this project from inside is coming up very well. For one to stay or to put it on rent, facilities outside the project have to get developed to give one a feeling of staying in a residential area (otherwise, it kind of gives a feeling of staying in a luxurious resort) and I am sure lot of people buying there don’t have an intention of staying there in the immediate future. Do you think this area will develop fast enough to be comfortable for the residents of this project? Here is the main question I need your help on – 2 BHK all inclusive is coming around 62 lacs. Do you think if I am ready to wait for 10 years (up to 2024), I can hope to get a cumulative 10% annual return at the time of sale (in 2024)? [For 62 lacs, it comes as 1.6 cr after 10 years]


Hi harish, I am interested in two units for own use after 5-6 years. Between these apartments and Renaissance Woods, what would you recommend? My considerations would be basic infrastructure (electricity, braid band, water), surroundings that are pleasant and relatively free of hustle/bustle, quality of construction and chances of proximity to bank/shopping malls (that may come up in the next few years). Also, what is the chance of getting a discount on the quoted price?


Which projects do you prefer in Devanahalli Harish? Apart from Hiranandani, Ozone Urbana and Brigade Orchards also look good.
