The base price for opted villa is Rs. 7600 psft and other charges. You have an option of under construction and few of them with nearing possession. The rate of appreciation is slowed down due to the impact in realestate and market condition, nevertheless the value will surely boost in the long run. Once the clarity on all the realestate aspects should be cleared may it be like RERA, Demonatisation negativity etc..

devanahalli business park comes close to the villa project or is it behind the airport.. some map shows its near hiranandani project.. is there any connectivity road from the business park to hiranandani apartments??
We are looking at Hiranandani Devanahalli Apartments 3 BHK preferably as an investment option. We are looking for good ROI in long term in terms of the property price and short term decent rental gains. We are familiar with Hiranandani group having bought 2 flats of theirs in Thane, Mumbai. We know they do their projects in remote locations which in 8 to 10 years time becomes one prime area.
Our question is what is the rental prospects currently in this area as its totally out of Bangalore and everyone at present need to travel to Bangalore for either work purpose or school. Will paying the toll on NH-7 be an option for all?
Also are there any good schools in this area?
We are also looking for projects in the city near Sarjapur Road, Kanakapura road by other builders. Should we go with them or Hiranandani?
Also are there any delays in this project? Are all their papers in order? I understand these days even many top builders are taking buyers for a ride.

I am interested in HoH Devanahalli project and am inquiring about loan approval for the same. I have learned that Hiranandani has not received approval from SBI and HSBC banks. Apparently, I have learnt that HoH doesn’t have a document – ‘Sanction plan from Town & Country Planning Department’, and therefore SBI and HSBC have not yet approved the loan. How important is this document and can lack of this document create issues down the road?
Also, I am learning that project is getting delayed. I would appreciate if you can provide some insight in the reasons for delay.
As far as i know the project has got the approval from SBI, whereas HSBC it depends on case to case basis (as very few customers prefer HSBC)and BIAPPA is the sanctioning authority for this project and all the approvals pertaining to this project are in place, so need not to worry.

Are these developments close in vicinity to the project – wanted to gauge whether the location was good to benefit from the development. Developments details are trailed hereunder…, Currently the construction at the site is in full swing regarding the status of Hiranandani project and we can foresee the handing over of units shall start early from 2016 onwards… yes the development trailed are close to this vicinity and no doubt the location plays a phenomenal benefits over the long term duration, I mean 5-6 years from now.
Toll booth is not going to be permanent issue and once the city sees the development on the other side of the area ( greater Bangalore) there won’t be question of toll; and more over the one stretch from city to Airport has made the real estate attractive towards greater Bangalore

1. Infrastructure Development
Bangalore International Airport – BIAL: Awarded as India’s best International Airport in the financial year of 2011 by Skytrax BIA has derived majority of attraction for real estate players, this led to huge development potential in this part of Bangalore including residential as well as Commercial Properties.
