You can expect approx. 1.7 Crores
2. What is the rental value and what is the appreciation I can expect in the next 5 years?
You can expect a rent of 45-50 K per month with 5 % Incremental YOY & Expect 8 % Capital appreciation YOY
3. What are the other options I can consider around Bannerghatta road like Hiranandani and Prestige?

I work in a Huge IT multinational which is located close to Bannerghatta road and hence was looking for properties at Bannerghatta road. While looking for the properties I came across this luxurious property called Windchimes by Mahindra Lifespaces. Windchimes is located on the main road but still is surrounded by huge green covers. It has almost all the amenities that I would look for in a luxurious property. I am quite satisfied with their offerings and looking to buy a property there soon.
I have been to the site already. It is still under construction but still, we had the opportunity to have some glimpses of how the flat will turn out to be. I must say, I am more than satisfied with the quality and the pace at which the work is being done. It has got all the amenities a person may expect from a luxury home. It offers 3BHK and 4BHK options starting from 1.4Cr Rs. I would surely recommend this property to a friend or a relative.
What is the current rate? Are there any offers going on for this project?
Do not buy in any of Mahindra projects. I brought in Aqualily villa in Chennai..v poor quality construction…recurrent water seepage…All are suffering with no response from them.
Please be careful before investing..I am considering this but not convinced at the current price that too in very over crowded traffic prone area like Bannerghatta Road.
So I am not convinced decided not to buy. Buying at 1.3cr and expecting capital gains in 8-10% range is over optimistic at this over inflated prices.

I can understand the reasons for your worries but I can assure you that you have no need to be worried! Let me explain why. The price of 1.3cr is value for money considering the size of the apartment, wide range of amenities and the location of Bannerghatta Road. Now I see that the traffic might be an issue but the road widening project is definitely going to iron out all the kinks and there is upcoming metro station planned which will give people alternate commute options and thus reduce traffic. The capital gains that are forecasted are actually an accurate statistical representation of the growth, expansion and popularity of the region not just right now but also in the future. This would make it the ideal time to invest in the property in order to avail of the price appreciation in the future.
There is a small naala behind the project. I did site visit and it smelled a lot. Otherwise it is a good location.
Yes, sunshine is correct. The land has legal issues and paper’s are missing for one of the sale. Even if SBI has approved it, they will just get back your loan and be scott free.
Why take a risk to buy a flat, and then end up in legal tussles? Also, it is high priced and Hiranandani, which is 100 times better builder, is cheaper. It is also complete and one can even move in, while Mahindra, one has to wait for 4+ years.
Finally, the sales team are terribly rude and will not help you once they get the first advance. You get sucked into it, and enjoy their nasty emails. Terribly customer service.

Builder is quoting as per market standard. Prices are high because of its location. Both the builder provide same quality of construction.

There are no issues pertain to the land of the property. 90 % of the bangalore land was agricultural land. Later for the city development BDA has converted it to yellow zone. Without the yellow zone marking, BDA will not approve the project. So don’t worry. Please don’t get misguided by small time lawyers. Get a professional lawyer to the site and get cross verified in case if you have doubt.

Close to Meenekshi mall, Apollo hospital, Fortis Hospital,Bang on the main road.,Close to IIM-B, Widening of road will be taken in near future, Many IT companies of the road .

Pros: Windchimes location is a good advantage compared to Hiranandani as its very close to main road.
Hiranandani is a premium development township and quality is extremely good
Cons: Windchimes is very close to main road and bound to a lot of pollution
Hiranandani projects are usually delayed.

Your comments look bogus. Can you tell me if you have personally verified the land documents. The site was a steel rolling mill before Mahindra bought it. Where is the question of agricultural here.

Considering the location and Project Configuration Builder is quoting as per market standards. All the necessary approvals are in place. Project will have Kaveri Connection. They have only 3 & 4 BHK apartments. Considering the current growth trend…You Can expect Rs. 8500 / Sft by the time of possession and can expect 60 – 70 K rentals per month.
