I am the owner of 3-BHK unit in D Block , Mantri Lithos. Has anyone gotten their Mantri Lithos flat registered. The customer relation folks from Mantri reached out to me a while back asking me to register the flat by Sep 18 or else there will a 20% increment in the guideline value.

I still now haven’t received any email from Mantri, despite calling and emailing them many times, regarding the final payment to be made. They also have not clarified what will be the exact monetary impact on purchase value of flat due to increment in guidelines values.

I have booked an apartment at Mantri Lithos.

I think its an excellent design and pretty good amenities.

However I heard that the helipad has been removed. We have not been informed by the builder still as I guess it will impact his bookings. By the way this decision was taken many months back. Is’nt the builder bound to inform the customers of any big change from what was shown to us at the time of booking. Will RERA help in this?

Hello Harish,

I really appreciate your valuable input for the below 3 points:

1. The management confirmed to me via email that an upfront advance payments will give X% interest for reducing the balance till the date of possession. Can I trust them and give the full payment?

2. Please confirm if it is normal to pay 26% additional charges (Maint., 1 Parking, etc for 1440 sqft) over the base price.

3. 22-Jun-17 email stated an year delay in completion. Quoted their email
“The revised timeline for completion and handover of your apartment is now end of December 2018 as against the earlier committed date of October 2017”
3. Please confirm if it is normal to pay 26% charges over the base price.

What is the latest possession date of Lithos.? I booked a flat in Lithos hoping to get possession by July 2017.
It appeared, during my last visit to site in May 17, that the project was on track and would get over, in the worst case, by this year end. But I heard the project will be delayed further, and if it is so, will you be able to throw some light on the reasons please? Waiting for your valuable feed back please.

It seems the new pocession date is Dec 2018. I have a flat and got a mail from the builder. The agreement says July 2017. This is 1.5 years of delay!

As per agreement, the scheduled possession was in 31st July 2017 but am not getting the same confirmation from their CRM.

During my earlier visit in Jan 2017, they are optimistic about adhering time line as per agreement but I see delay in the project hence any information from their CRM?

I have received bunch of agreement papers , in which as part of describing the schedule of the property, in east and west direction of the Lithos, there is a Rajakaluve/Nala/Kaluve. Is anyone aware of this, its impacts and the size/dimension of the canals. What is the govt buffer zone around this. Will this be a concern for future/present.

Guys, if you keep posting like this…how will the price appreciate? Ultimately we are shooting at our own legs. Let us take some initiative to talk to Mantri and sort it out. Mantri has to sell out Energia as well (1000 units). So they will definitely remove this.

Mantri Lithos biggest problem is High Tension wires. Looks like Mantri team is not interested in removing these high tension wires.
Every time Mantri sales team assures us that these High Tension wires will be removed in 6 months.
They have been saying this from Jan 2014 , already four-6 months have passed away but no action has been taken.
Site engineers are saying , it is near to impossible for Mantri to remove High Tension wires as it cost Mantri a lot to do so.So chances are very less.

I am a NRI and had booked a flat in Mantri Lithos under 20-60-20 PEMI scheme which they told me a perfectly legal and will be mentioned in main sale/construction agreement. After paying 5 lakh as a booking amount, when we got Agreement papers, the papers didn’t have a mention about this PEMI scheme at all. When I complained about this, they said it’s normal and they always have one agreement for all and they don’t include any special PEMI scheme in general agreements. Then I asked them to provide a legal supporting document to declare this PEMI but they provided me on white paper with some useless text which doesn’t have any legal bindings. After trying out several times I found they have nothing but ill intentions, and they just want to pull customer money by any means. I realised that Mantri is a useless organization in terms of commitment. Later finally I decided to cancel my booking due to this fraud. Ideally they should refund my full money with interest and penalty which they seek in case customer does the cancellation on their personal reason. But in this case it’s their fault and I was forced to cancel it hence now i should ask penalty form them . But They told me that 25000 will be deducted if cancellation is requested. I agreed on deduction as i wanted to my money back asap, but as soon as i said yes, they took u-turn and replied money will be refunded when unit will be sold.. Already more than 4 months has been passed since cancellation requestd and i yet to get my money back 🙁 Guys, let me tell you all, I am an NRI and called them 1000 times, they don’t care their customer at all. You can’t invest on 1.5 crore property without all proper legal documents. I’ve seen so many post where customer have complained about PEMI scheme where EMI to customer is not paid back on time and they had to wait for several months. However, still they don’t provide any legal documents for such scheme and what action will be taken when they do such delay… I really regret buying a flat with Mantri. Absolutely ZERO customer service. All Mantri victims, please place your complaints here so that we would have helped someone not to become a victim like us.

I have undergone a similar experience with Mantri. I have requested for cancellation & they mentioned that i have to pay the penalty. Inspite of agreeing to pay the penalty they have not refunded the amount. The worst part is i have approached Mantri thru the HomznSpace & here i am not getting any help from HomznSpace to get my money refunded from Mantri,

Harish – i am planning to buy Lithos – 2 BHK – i am settled in US – but buying this for investment – Is it a good investment – all mantri projects are big – but lithos seems to be only 6 acres – i am concerned if it will have all the amenities associated as thats the beauty of mantri apartments – The main reason iam buying here is because its close to Manyata tech park – My major concern is after 3 years – will any buyer want to buy this apartment as its not totally residential and it will crowded due to IT park next to it – i am confused – is this a good investment having the IT park right next to it – DO people prefer to live a bit away from here? i am basically looking at buying it now and later selling it after 3 years – does mantri have any lock in period after the building is complete? also is it better to invest 2 or 3 BHK – I love what you are doing and your feedback is amazing

I was looking at RMZ Galleria(2 BHK), Mantri Lithos(3BHK) and Brigade Lakefront(3BHK) for investment purpose. RMZ Galleria has their price very high and the price of their 3BHK is quite high. Both Mantri Lithos and Brigage Lakefront are offering their 3BHK for around 1.5cr and this is for around 2000sq ft everything included.
Which of the these would you recommend and why ? I am primarily looking at an investment and I wont be living in the apartment. I plan to resell it in 3 – 5 years.
I would like to hear your opinions on the above.

Hi Harish,

I have few concerns on mantri lithos

the apartment complex is within manyata tech park so there will be whole lot of commercial activity, people moving around, security concerns in days to come. You would not prefer to have a residential unit there.

Mantri off late i have heard is under severe fund issue and all their projects are getting delayed…take for example mantri espana it took them 8-10 years and still under construction while people are moving in. So there seems to be a credibility issue in terms of delivery.

I have also heard Mantri consturction quality is not of the same standards as let’s say embassy,sobha, hiranandani and the tier 1s. They probably are a notch below and therefore the resale value will be less.

Pls help clarify,,

You need to be careful what you saying “Mr. sandeepsuders” about a brand builder. It’s like buying BMW… you shouldn’t think about the luggage space. A cheap car instead of a luxury car.. Mean to say, Mantri is world class and quality never compromised. They are sitting with trillions of cash. Over heard is bad .. rather go to the site and look the construction quality. About commercial comment, those are not factories. High class IT companies which will bring your property value significantly high. Like living in Newyork .. hope you understand. BTW, i won one of Mantri’s 3BHK luxury apartment. So i know better than anyone. Thanks!

Hi Harish, I visited the site couple of days back. During my discussions with the one of the reps of mantri, it came out that the patch of 15 acres on which lithos is coming up only 6 acres is being used for lithos and the balance of 9 acres is kept vacant ( at the front end of the patch facing the tech park ). Also i was told that this vacant patch is for future development of a mall. Do you have any info on this ??. Thanks as always for your help in clarifying our doubts….
