Hi Harish, The builder is not providing UDS and neither they are mentioning the % of share what we own in the agreement. Upon asked they say it is to be decided by the association which is not justifiable. Can you please throw some light here and help me how to handle this situation. TIA

I am the owner of 1940 Sq ft , 9th floor house in E block. It is a spacious 3 BHK + 3 Bathroom flat – corner flat of a corner tower – hence natural light in all rooms and direct view of the Rachnahalli lake. I have booked it under 40:60 scheme ie. i have paid 40 % in 2015 and balance to be paid on possession.
In addition i also have a EWS studio in the basement of the same block for which i have paid up in full.
The flat was promised for possession in Oct 2017 but it is unlikely before Jun 2020.
Currently some residents have moved in without OC, which Mantri says will will come only by May/Jun 2020.
Considering that i will be 60 this year, i am unlikely to get a loan , i am considering disposing off the flat.
Can you advise how i can go about it?

There is a plan of moving the High tension wires but there are no concrete dates for the same. Mantri’s current financial stress scenario won’t affect much on the resale market.
I am the owner of 3-BHK unit in D Block , Mantri Lithos. Has anyone gotten their Mantri Lithos flat registered. The customer relation folks from Mantri reached out to me a while back asking me to register the flat by Sep 18 or else there will a 20% increment in the guideline value.
I still now haven’t received any email from Mantri, despite calling and emailing them many times, regarding the final payment to be made. They also have not clarified what will be the exact monetary impact on purchase value of flat due to increment in guidelines values.

Does this price 1.5 cr includes GST and stamp duty? Or GST is separate. Builder is quoting 6990 per sqft but there is confusion about GST.

Is there any clarity on whether there would be a refund of a % of this tax (Input Tax Credit)

If you made booking post the implementation of GST, then usually all the builders are claiming 12% GST on the agreement value. Pertaining to Input tax credit there is no clarity from the builders group ( Credai) as of now.
but if the booking was made prior to implementation of GST then on the remaining payable amount to builder a GST of 12% shall be applicable.

Yes it’s been informed earlier by management that the shifting of HTL from the project area will be shifted, but also we are not clear when would this happen, as per our view this may happen once the liveability starts in the area.

I have booked an apartment at Mantri Lithos.
I think its an excellent design and pretty good amenities.
However I heard that the helipad has been removed. We have not been informed by the builder still as I guess it will impact his bookings. By the way this decision was taken many months back. Is’nt the builder bound to inform the customers of any big change from what was shown to us at the time of booking. Will RERA help in this?

1. The management confirmed to me via email that an upfront advance payments will give X% interest for reducing the balance till the date of possession. Can I trust them and give the full payment?
2. Please confirm if it is normal to pay 26% additional charges (Maint., 1 Parking, etc for 1440 sqft) over the base price.
3. 22-Jun-17 email stated an year delay in completion. Quoted their email
“The revised timeline for completion and handover of your apartment is now end of December 2018 as against the earlier committed date of October 2017”
3. Please confirm if it is normal to pay 26% charges over the base price.

1. Written communication would suffice, but however we suggest you to take the same in their letter head with authorised signatory for any complications in future
2. yes the other charges apart from the base price would be in the range 25-35% normally
3. Yes we have been getting the same communication when asked for the delay, this may be due to lot of corrections which are happening in this sector

What is the latest possession date of Lithos.? I booked a flat in Lithos hoping to get possession by July 2017.
It appeared, during my last visit to site in May 17, that the project was on track and would get over, in the worst case, by this year end. But I heard the project will be delayed further, and if it is so, will you be able to throw some light on the reasons please? Waiting for your valuable feed back please.

It is scheduled by Dec 2017; as per our analysis the delay would be due to lot of corrections in the sector with new rules, policies, taxation norms etc.. which indirectly making the slowdown; so need to get settled with all these factors.
It seems the new pocession date is Dec 2018. I have a flat and got a mail from the builder. The agreement says July 2017. This is 1.5 years of delay!

As per agreement, the scheduled possession was in 31st July 2017 but am not getting the same confirmation from their CRM.
During my earlier visit in Jan 2017, they are optimistic about adhering time line as per agreement but I see delay in the project hence any information from their CRM?
