When I enquired about a 2BHK, few agents quoted 72 lakh which is 20% more than what is given in this website. I would like to know what are the additional charges that are not added in this website apart form registration. Or, should we bargain with the agents?

Please do not ever go with any agents/property dealers esp First Prop Consultants (Mr Santosh). They are all time fraudsters waiting to trick you in to a costly deal promising discounts once you register. They will stop responding once you get in to an agreement. It seems goyal has collaborated with some fraud property dealers/consultants who bring customers promising discounts and later run away. I would strongly advise against any of the property dealers/consultants.

Note* Goyal while you are great brand some of the property consultant are destroying your brand value, please do take a look at this issue.

There are lot of comments on this website about this project. I visited the site recently and it looks like a good project. Construction has also started. I have couple of questions.
1. Has anyone done Legal Verification. Is everything fine?
2. Has SBI approved and sanctioned loan for any buyer? Any information about this will be useful.
3. Is there any concern about the graveyard/burial ground which is next to the site?
4. How is the water availability in this area?

As per the new guidelines it should be minimum 75 m from rajakaluve,right. Can you please clarify this.


Hi, I searched for lot of properties in Bangalore for the last 2 years for own use. Goyal Orchid Whitefield is one of the best projects satisfying almost all good points.

Pros :
1. Very close to Main road (just 1.1Km behind Forum mall)
2. Good construction and reputed
3. People with old parents don’t have to worry. There are hospitals (Columbia Asia) and temple nearby
4. From the main road, left side goes towards Varthur village and right goes towards Whitefield. You may be able to find cheap or the costliest items (based on preference)
5. IT clusters in Bangalore : Bagmane, EGL, Manyata, EMZ, Whitefield/ITPL and ORR. Ideally Maratahalli will be central but reputed contructions in affordable cost in Maratahalli is extremely difficult to get(for eg., in Vaswani a minimum ~76L for 2BHK). The next nearest good location may be Whitefield.
6. Good for young parents. Playschools are nearby
7. May expect a decent resale value

Cons :
1. Whitefield will be heavy traffic and to touch Maratahalli, its going to be hectic. But compromise on something – you can plan your day accordingly
2. People say cost in Orchid Whitefield is very high. Agreed !. But it depends on the builder and Goyal is a good builder in Ahmedabad and Mumbai

Frankly, I can’t comment on appreciation but am sure the psqft price will increase to min rs.5500 in 2 years time

Conclusion :
1. End users can go for this project confidently. You will get good society in a decent cost
2. If you decide to buy, do it soon before the price increases

I respect other’s comment on pricing but price depends on lot of parameters. Instead of putting your hard earned money for small projects paying some ~Rs.55L, go ahead and consider this project for your end usage.

We are also planning to invest for 3-5 years horizon in this project, also what’s the rental scope.

Considering our budget we may have to opt for 1BHk large or 2BHIK Nano, so what kind of rent one can expect?

Also what’s the guarantee for CC/OC, I’ve seen in Bangalore that builders are usually flouting norms so how to judge this project?

I am interested, but not willing to make the move as most of the comments are saying that the prices are too high.
Is there any feedback about the builder in terms of
1. Quality of construction – anyone residing (or purchased) from their previous project?
2. Completion Time – Do they stick to the completion time / schedule ? Of course, 3 to 6 months of delay is expected and acceptable, but it should not run into years.
3. What about legal approvals and bank loan approvals? Does anyone here know when they are going to get it. Sales guy was saying it will be done by July.
4. Any other feedback about builder?


I had visited the site and discussed with the Marketing people. I think that the rate they re quoting is very much and still don’t have much confidence on the documents and clearance. I asked about the availability and they told that its almost 50% sold out. But I believe its fake. And they refused to provide the available list too. Plan looks good. But rates are really so much and confidence on people over there is very less. IS there anyone who already booked in this project?

For any project, agreement cannot be done without approvals, CC comes after excavation and foundation, so that govt body can cross check the approved plan, and before you execute your agreement, cross verify the legal set from a lawyer, any flaw in the set of approval bounds the builder to pay back 100% of your money. Price is competitive as mentioned by Mr. Harish.

They’ll take the agreements once they have approvals. Commencement certificate will be given once they obtained all approvals to construct project.


Hi, I visited the site yesterday. Top view of the site is good as has greenary around. But they still do not have all the approvals. Also as per my lawyer, we should se the CC before booking the aptmnt as it will lead to less difficulty. But the broker says that OC and CC will available only at the end. Has anyone booked this aptmnt?

I also visited the place yesterday. The approach road is narrower. Definitely not a preferable road to whitefield main road. I am not sure how are they going to provide G+18 floors with such a narrow road. They are behaving as if they are A grade builder. The price they are quoting is very high for a pre-launch.

Since it is high rise apartments. Do you think there will be any legal or approval issues?

Same thing happened with DLF, Hiranandani on begur road at Bannerghatta.


I went to the site yesterday. It’s about 1.5 km from forum value mall. The approch road entrance seems to be 40ft at Whitefield main road. But becomes narrow as we enter the road seems less than 30ft at Hagadur village(for about 300 meters).

Not sure how they’ll get the approval to construct 18 floors?

No offence, but salty ground water is the last thing to worry about.

But getting proper approvals for 18 floor apartment, where the approach road is less than 30ft at certan places(for about 200meters) on that road.
