I have a very detailed review and i need your inputs also. I will start with The PLUS POINTS which i noticed:
a) Good Lush Green Landscapes inside.
b) 3 Swimming pools with one as Temperature Controlled, and one is a two Floor swimming Pool
c) Good Enough Club house with latest amenities
d) Bio metrics in House Doors.
e) Prestige as a Brand so quality is assured
d) Location is very assessable. Its Not exactly on Bannerghatta road but more assessable than Song of the south Project.
THE NEGATIVES:
a) The project is near a public government land. While podiums and overbridges will limit access, there’s still a security concern as outsiders could find ways to enter.
b) The outdoor sports areas (football, tennis, etc.) are across a main road and OUTSIDE THE APARTMENT BOUNDARY., which is inconvenient and a security risk. It might be hard to restrict access to residents only. And If parents have to take their kids their and have to wait for the kids to finish the games to bring them back, then its as good as taking them to any external place.
SUGGETION to PRESTIGE: Prestige should try to make a over bridge (like used to cross main road) from apartment to that place so people from apartment can directly go there. Otherwise its a very big loss and defeats the purpose of staying in a gated Apartment.
c) The pricing seems high. Comparing it with Song of the South, a 1356 sq ft flat there offers similar usable space as a 1537 sq ft flat here, yet at a higher cost.
The price per sq ft here is around ₹12,000–₹12,500 (including taxes and other charges), which is almost equal to Song of the South’s price, but you get the flat now, not in 4 years.
But if you compare it with another Project of Prestige. which is Song of the south, then there a 1356 Sq feet area Flat, gives you the same Carpet +utlity+balcony area, which a 1537 sqfeet 3Bedroom 2T room is giving now. YOU CAN CONFIRM FROM PRESTIGE ALSO. If you will pay attention to these details, you will notice this in their brouchers also.
WITH ALL THE CHARGES AND TAXES the per Sq feet is comes as 12000 – 12500 Sq feet for Southern star
Now how this becomes MORE EXPENSIVE than ready to move Prestige Song of South is:
12000 x 1537 = 1,84,44,000 — this is Southern star price
14000 * 1350 = 1,89,00,000 – for song of south the rate is 14K per sq feet which you can negotiate.
So with above calculation you can see that same Carpet+balcony+Utlity area is costing you same in a Property which you will get after 4 years in comparison to one which you can get Now.
SUGGESTION and REQUEST to PRESTIGE

1. If the price is high, show clear improvements over Song of the South.
2. Please work with government to get the Government Land. Its a very Big Security Threat.
Then you can Build up Tennis, Football, skating Area on it and it will look like that its part of the Property .
3. If you can’t buy the land, build a bridge connecting the apartment to the sports area for easier access. Something like a Overstep bridge which people use to cross the Roads.
4. Provide more details on the unique benefits of this property to reassure us. I have spoken to channel partners at length and even to Prestige Sales team, but i have not been able to get satisfactory responses.
