Wanted to buy a 3bhk here..However, Few things holding me back from investing.
Hope you guys can clearit up for me with your experience:

1) Window sizes in the bedroom seem very small.I was told by the builder its 4*3.5ft and 3.5*3.5ft in some bedrooms..arent these very small especially when there is only one balcony in the living room…I believe most apartments have atleast 2 balconies in a 3bhk and definitely bigger windows..Could you please through some light on this?

2) Lack of utility area in kitchen.Is this common practice in all prestige properties? I believe this would indeed be a problem in day to day life.

The Prestige Falcon City property is very next to lake bed of Konankunte lake, whether the builder can provide the village map (british days) and confirm that the survey number 35 does not lie on the lake bed as per the british days map and also tower 5 is very close to lake.

Tower 5 premium is too close to the lake bed and that is why you see only the back ground the periphery markings in the master plan layout.

Also was told only one tower out of 6 and 7 may come up due to the lake bed issue.

I had an opportunity to visit the site inside. Tall towers facing each other will be hard on the eyes day in and day out and pleasing as you would see in the video. I also saw from the lake, by driving back side . You can actually walk around the lake. Some hutments, etc. lake seems clean. some how tall buildings 32 floors, side by side , 2500 apts, and average of 10000 persons, with high power lifts, water consumption, and the cross roads at Konankunte, will be a heavy traffic area, especially when the mall opens up. High maintenance costs, etc dissuades me from re-looking to buy. Better smaller community of say max 500-600 apts. Not sure how the association will be managed, building maintenance etc. Mall is not an attractive proposition but in fact a nuisance value.

Village map is available on the BBMP site and you can clearly see that the project is not on the lake bed and has enough distance maintained as per norms.

No more widening. it will be only from NICE junction and towards Kanakapura. Konankunte will be a traffic jam place and a nightmare, when Forum Mall and Mantri mall opens.

Hi Harish,

I have two questions and would be grateful if you could answer them :

1) I am buying a 3 BHK in Bldg 5 Tower 1 on resale. The flat is on level 19 (i.e. G+18) and was booked by the current owner for 6200/sft in Jul 2014 Any idea how this price might have been derived? If i subtract the floor rose for 18 floors (Rs 270) from 6200 it works out to be Rs.5930 which seems unusual as I understand the prices moved in multiples of 100s eg 5500-5800-6100-6500 etc. Any idea on this?

2) Considering that the project is being constructed using Mivan technology, does this leave any scope for doing electrical modifications e.g. moving a plug point or a light switch within a room? I know the builder will not agree to such modifications during mass construction, However, my question is more from point of view of the technical feasibility of getting these modifications done post possession and at own cost and labour.

You cannot move any points. At the most you will need to do grove cutting and cement it if you want any additional points. A Also was told that the windows are a bit high, wrong design etc.

I am looking at buying a 3 bhk and have been offered a flat in a building that is closer to the lake (some 31m from the lake boundary). Now, although the plan is approved will NGT cause an issue while issuing Occupancy Certificate considering their recent (May 16) ruling about building should be minimum 75m from lake bodies? Do you have a view on this?

Hi Deepshikha, Metro ends up at Anjanapura and NICE junction is depot. It is just a rumour created by builders after NICE road that Metro is coming up to ashram. Even if you google, in Phase 3 also AOL is not shown. The sales guys say Guruji is giving 300 Cr for metro. All lies to promote their projects.

With an average of Rs 8000 per month as maintenance, and set to increase ONLY over many years, with a monthly revenue of approximately Rs 2 CR who has the efficiency and integrity to manage such huge funds. What if half the people are NRI, collection of maintenance is an issue,. One need to run as a corporate maintenance office plumbing, painting, electrical, Power, buying diesel, accounting for diesel, expenses, pilferage
MORE important how will one manage the water supply tankers number of water tankers commissions being paid accounting for number takers and the related cost . Amount of diesel being bought for generators etc.

The magnitude of problems are astronomical and ultimately we need to hand over back to Prestige to manage We will have very little say in the management and maintenance .

Two Questions :- 1) Is Pre-Launch Legal in India ? During pre-launch, all approvals are not in place . Can builders sell flats without all approvals ?
2) I think all Flats should be sold at Carpet area basis as per law . However, all builders are selling flats at Super-built up area. Again , is this legal ?

Hi rise buildings, 31 floors, 7 buildings, 28 towers. Have you ever thought of high maintenance costs of garden, greenery, power cuts, cost of Diesel fuel for generators over the next 10-15 years at least. This will be addition to the monthly maintenance cost. High speed lifts will consume more fuel.

Guys beware of any very high rise buildings, maintenance is a perpetual issue. Do not be carried away by Malls, cinema etc.

Apartments, with lesser flats and blocks are better managed.

This is not only for prestige but any high rise apt.

One needs to take up the minimum maintenance cost, extrapolate to next 15 years, and then see if you can afford. Like wise, no tenant will come, if the maintenance cost is around 8000 plus.

If you buy a flat for 1. 5 CR plus just immagine how difficult will it be to sell of later , who has the fancy 2 CR money.

Throughout your life you continue to pay the EMI

The value of unsold apartments across the top seven cities of the country at the end of June has been estimated at a whopping Rs 4 lakh crore, with few signs the inventory will be cleared anytime in the next four years. At 7.5 lakh, the number of flats in the mid-priced range is virtually the same as it was at the end of March, this year, which means sales have come to a standstill.
In addition, there are 50,000 luxury apartments, priced at an estimated Rs 1 lakh crore, lying unsold in Mumbai alone. “Developers are now reducing the sizes of the apartments to make them more affordable,” Sandeep Runwal, director, Runwal Group, told FE.
Indeed, industry experts opine it could take as long as five years before builders are able to offload such a large number of units. Despite the large number of flats going abegging, however, some 37,000 flats in the mid-priced segment were launched in the three months to June, roughly half the number opened up for buyers in the March quarter, data from PropEquity shows. Mudassir Zaidi, national director, Knight Frank, says builders have realised there is little point in launching new properties since that would only pressure prices further. “The pace of recovery in housing sales is far slower than earlier anticipated and the high inventory is not coming down in a hurry,”
Zaidi observed.

PropEquity estimates there are close to 53,000 unsold apartments priced over Rs 1 crore in the Mumbai Metropolitan Region (MMR) alone. For the remaining seven cities together, this would be over one lakh units.

The number of quarters required to exhaust the current unsold inventory in Guragon, has risen to two years from three quarters in 2012, estimates Bank of America Merrill Lynch. The brokerage believes the absorption rate in Noida today at 3.7% is the lowest in the last eight years. While the project looks attractive, depends whether you for investment or self occupation.
In either case, it is over priced as with any other builders.
While the positives are good builder, area
Negatives
1. Very large complex- 2500 apts, can expect congestion.
2. Maintenance cost will be white elephants. Even now the monthly projected maintenance is around 10 K for a 4 BHK beginning 2018/19. Thus immagine what will be for the next 10-15 years, due to inflation etc.
3. Who is going to maintain the entire complex, associations. If many are NRIs, then getting in touch with them itself is going to be a big task. Even for smaller projects, people face he same issue.
4, 7 blocks, 32 floors, vast area, maintenance cost will add up.
5. If investing for rentals , forget it, as tenants who would pay such rents are better off buying rather than renting.
6. thousands of flats remain unsold.
7. Hear that there are many cancellations each month.
8.My take is that smaller would be sold for low budgets. max 50% would be sold.
9. There is a glut in the market, no takers, There is resistance for projects beyond 1 CR cost
10. Imagine 2500 apts, x4 people per house, i.e 10000+ then mall, then school, congested roads and the konankunte cross , all going to add up to the madness with Forum Mall, Mantri mall and Puravankara mall. Further, all these malls will be in 1KM radius, and wonder there will be takers by the anchors.

My take go for smaller projects

amalrao.. you are Shobha agent or some other builders? every site .. here and harshasagar i have seen you have done same copy paste business trying to scare ppl off PFC. Have you seen how L&T South city , with 1995 flats and narrow roads all around function? I live there , and can confidently tell there is none of the congestion issues you are trying to scare people with. Evading maintenance perpetually in big complexes is not an option as you cannot sell without society’s no due letter (no bank will give loan). Get your facts right Mr and stop scaring ppl with your propaganda based review.

Cancellations every month – Try picking up a 4 BHK or 3 BHK (larger dimension) flat. If you can get one directly from Prestige consider yourself lucky. 2 BHKs are definitely available on the resale market in SMALL numbers as these were primarily held by investors.

This land was given by KIADB to Joy icecream. and Joy inturn sold it to Prestige without KIADB approval (looks like). Already the flats are constructed and sold to customers and it might be 75% complete. Not sure what is the fate of the buyers. In the similar context, Prestige Falcon city is land owned by “Khodays” for industrial purpose. So, now how about this land. is it converted from industrial to residence ? just doing to comparitive study to understand Falcon is safe….what should we check to make sure Falcon is safe.
This “Prestige lakeside habitat” came today in kannada Prajavani news paper. not able to search it in english version – Deccan herald.

Apologies, it is not prestige lakeside habitat. I think they have not named it. Please remove “Prestige lakeside habitat” from my earlier post. This prestige property looks like it is in K R puram with 2 appartments of 50 flats and 4 luxury villas.

1. I am planning for 3BR flat for self use near kanakapura road…. Confused amongst Sobha Arena & Prestige Falcon… which one you would go for?
2. Also pls suggest which floor level will be best for residing in such long, huge towers for nice and pleasant living.
3. Additionally and more importantly, I would like to check with you on real estate bubble… is it worth investing now as many global economic conditions are making path towards slowdown of liquid funds and causing impact on market in volatility situation. This factor certainly needs to be considered in making decision, especially when getting one home for self use.
