There are advantages and disadvantages for both higher and lower floors., it is the individuals perspective and choice., so need not to get concern, 5th level seems decent floor to go with. and yes it is ideal project for self / investment because the project has got demand in the market and the kanakapura road is set to be widened and with metro connectivity it makes worth the value. As per our view CGPA YOY basis would be 10%. so the price in 2020 would be minimum 8000+ psqft

Hope you guys can clearit up for me with your experience:
1) Window sizes in the bedroom seem very small.I was told by the builder its 4*3.5ft and 3.5*3.5ft in some bedrooms..arent these very small especially when there is only one balcony in the living room…I believe most apartments have atleast 2 balconies in a 3bhk and definitely bigger windows..Could you please through some light on this?
2) Lack of utility area in kitchen.Is this common practice in all prestige properties? I believe this would indeed be a problem in day to day life.

1. As per the standards it is been implemented and usually if the area of the room is bigger then large sized windows shall be provided
2. Yes this is the normal practice with prestige projects and if looked upon this increases the area efficiency of kitchen, thats why they club the kitchen area with utility space.

The Prestige Falcon City property is very next to lake bed of Konankunte lake, whether the builder can provide the village map (british days) and confirm that the survey number 35 does not lie on the lake bed as per the british days map and also tower 5 is very close to lake.

Tower 5 premium is too close to the lake bed and that is why you see only the back ground the periphery markings in the master plan layout.
Also was told only one tower out of 6 and 7 may come up due to the lake bed issue.
I had an opportunity to visit the site inside. Tall towers facing each other will be hard on the eyes day in and day out and pleasing as you would see in the video. I also saw from the lake, by driving back side . You can actually walk around the lake. Some hutments, etc. lake seems clean. some how tall buildings 32 floors, side by side , 2500 apts, and average of 10000 persons, with high power lifts, water consumption, and the cross roads at Konankunte, will be a heavy traffic area, especially when the mall opens up. High maintenance costs, etc dissuades me from re-looking to buy. Better smaller community of say max 500-600 apts. Not sure how the association will be managed, building maintenance etc. Mall is not an attractive proposition but in fact a nuisance value.
Village map is available on the BBMP site and you can clearly see that the project is not on the lake bed and has enough distance maintained as per norms.

Yes the Widening of the road would definitely boost the price and moreover the project has good demand as there are few availability
No more widening. it will be only from NICE junction and towards Kanakapura. Konankunte will be a traffic jam place and a nightmare, when Forum Mall and Mantri mall opens.

I have two questions and would be grateful if you could answer them :
1) I am buying a 3 BHK in Bldg 5 Tower 1 on resale. The flat is on level 19 (i.e. G+18) and was booked by the current owner for 6200/sft in Jul 2014 Any idea how this price might have been derived? If i subtract the floor rose for 18 floors (Rs 270) from 6200 it works out to be Rs.5930 which seems unusual as I understand the prices moved in multiples of 100s eg 5500-5800-6100-6500 etc. Any idea on this?
2) Considering that the project is being constructed using Mivan technology, does this leave any scope for doing electrical modifications e.g. moving a plug point or a light switch within a room? I know the builder will not agree to such modifications during mass construction, However, my question is more from point of view of the technical feasibility of getting these modifications done post possession and at own cost and labour.

1. The base price for the project at mid of 2014 was Rs. 5499 psft & 5799 psft. So this seems he would have added some marginal profit for his case to dispose the property and also there would be a chances that the builder resale processing fee would have been added on to it. And moreover by looking in to this, the unit availability and current price, this is good deal for you. You can consider.
2. It is concealed as per the design, so modification of electrical points would be a challenge in mivan construction, external concealing of points can be done but looks unaesthetic.
You cannot move any points. At the most you will need to do grove cutting and cement it if you want any additional points. A Also was told that the windows are a bit high, wrong design etc.

Now, although the plan is approved will NGT cause an issue while issuing Occupancy Certificate considering their recent (May 16) ruling about building should be minimum 75m from lake bodies? Do you have a view on this?

As far as we Know, The new NGT norms are applicable for the upcoming projects, so in this case it becomes retrospective. Need not to worry you can consider PFC.
