Can we see prices going up, considering current market trend.
As you have mentioned, 5 borewells in the project, will it be enough for the number of units?Will the amenities provided be crowded?
Anyother developments in the area next 3-5years?

Apartments which are very close to nala / facing nala will definitely impact pricing point during resale period. I suggest you opt for an apartment which is far from nala. Builders usually provide park / open amenities in the buffer zone. Just to be on the safer side. You can expect prise rise of 8 % – 10 % per annum from Q3 2018 Onwards. 5 Borewells are sufficient for this project as the project is also supported by Treatment plants & Rain water harvesting.

What plan does the builder have with regard to SWD/Sewage? Though CAT A builder, impact on the resale properties?
Plans on vacant land beside the site is where bbmp segregates waste!!!
These two are major concerns, considering health n hygiene of the residents in the upcoming project. Project looks promising as it is very few kms from the city.

As of now builder has no plan regard to sewage line which is passing in front of the project. Yes, there will be impact on pricing for resale properties which are near to sewage line.BBMP segregating waste on vacant land can be moved to other place by submitting citizens petition at BBMP office once the association is formed at the project. As of now Revenue department survey map wont stand until & unless encroachment shows in BDA CDP Plan. Beside, link which you have shared is not an official govt website. Metro will in-fact help properties to appreciate its value which is plus point for the project.

2) Any worries on the Storm Water Drain passing right through the entrance?

1. Currently the project has 5 bore wells and builder possess the BWSSB approval but the connection of cauvery water is not yet laid to the area, hope fully by the time of project completion connection to the area can be expected and about the supply we are not sure as it is of govt decision.
2. The distance from the first tower to the SWD is appx 70 mts, and there might be bit hitch but the builder will do some beautification at the entrance to overcome the issue, suggest you to choose the unit which is quite away from the first tower to avoid any discomforts later.
3. Quality, no doubt will be good and worth the price which is been proposed.

Based on the current trend and expecting positive growth factor on real estate, CGPA of minimum 8-10% PA can be expected in another 2-3 years of time, post which the growth is high.
Since there would be large number of dwellers to come up in the locality definitely govt should take effective measures and one could see the accommodate development around this area.
I have booked a 3 BHK flat, and i visited the site couple of days back, the stretch from underbridge cicle to the enterence of the project is really pathetic, as now the segregation activity of garbage of whole vijaynagar and rajajinagar is done along that stretch of the service road, and i could see all kind of plastics and garbage flying on the road, along with 100’s of garbage autos and trucks, its a serious matter and i dont think any new client wll buy the flat after seeing this alongside the road at entrance itself, so Salarpurias should do something about this, when i enquired at the site office, they showed their helplessness saying something has to be done from top, if same thing continues, god only should help the dwellers in future

The expected rent would be between 18k-22k pm; Quality of the construction is good and worth the value which is been proposed, and the expected resale base price value at the possession time would be between Rs. 5250-5300 psft.
Pride enchantia we have not reviewed; but Altana project cannot be compared with purva sunflower due its location proximity and moreover PSF falls in CBD part of bangalore.

we understand that, Since 1 BHK comes at affordability and less cost and most of them would go for investment as rentals, so builder would have given the option with or with out car park and not making car parking as mandatory

No its not against the rules, usually one can avail the car park by paying the charges to it and as far as we know it is an option given from builder for 1 bhk units; if you are looking for 1 bhk then you can opt with car park by paying an additional amount
Builder is quoting Rs 4690. What actually the best market value price right now.
For this price one would expect a teak main door at least. Floor plan is not convincing for basic vastu. Kindly opine.
