Cadenza has good connectivity but all the amenities are given with in the building which makes you feel more like a concrete structure with not much greenary. Where as west end has all amenities on the ground in between blocks and spreaded across wide area. But connectivity wise it is bad as you have to come atleast half a kilometre to get basic needs. Also metro construction will block its way for about 4-5 years.
Can you suggest which one can be chosen?

All the product has pros and cons, so suggest you to select as per your choice of unit and do not worry about the surroundings much (especially when comparing between these 2 project) because more or less both are in close vicinity, and once the projects makes livable you would see commercial area growing ( basic needs) near to apartment projects.

Firstly, How do you see this project appreciating. From the time of prelaunch almost two years back, the base price has not seen the expected growth. It is the same with all other builders as well. How do you see it ?
Will the project see a huge appreciation once the phase 2 metro comes to Muneshwar Nagar, which is very close to the site (as per the sales team). Can you provide your knowledge on the exact location of the Metro station near to this site and how much will this fuel the appreciation.
Secondly, will noise be a big concern as this project’s location is right in the intersection of Hosur Road and Kudlu Main road ? What floor would be ideal to minimize the noise level. My personal preference is not to go beyond 12th floor.

Yes considering the factors like implementation of RERA, demolition drive, lake encroachments etc.. the sentiments of investing in real estate has come down, but nevertheless this is the right time to make use of the price opportunity. All these concerns will be resolved soon. Take an example of Greenage project from the date of inception to till date the appreciation of appx 40% is seen in 3-3.5 years. So this shows the way.
Exact location of Metro Phase II station is not known however as per our knowledge this could be in between the Purva westend and Salarpuria cadenza Project (as you see the intersection at these points)
Once the metro is operational you can expect of 25%-30% appreciation in the price.
Regarding to the floor selection you can opt 9th floor onwards and not to prefer road facing

KCDC is quite a distant from project and won’t be an issue to cadenza project. Protest was an old issue due to overloading of garbage than the required limit. Now seems to be under control. Also we happen to get the news that the yard will be shifted to Doddanagamanagala and not very clear about it, Will provide complete info as and when we hear on the same.
Hi Harish, even i have the same concern shared by shiva sharan. I am also planning to buy a flat in cadenza or bren palms. Mostly bren palms as it is cheaper and completed.
But concern is their are many factories surrounding it. Could feel pungent ammonia like smell.
Any idea if it is from those factories, and those factories are still operational.
