I see in the Bangalore Master Plan for next 10 years, the development is planned according to the demarcations like Bangalore Urban District (BUD), Bangalore Metropolitan Region (BMR) etc.. I also read that Cauvery water supply will be differentiated based on BBMP limits.
Where does this O2 Homes locations fall according to the revised Bangalore Master Plan. BUD? BMR? BBMP limits?

Currently, as per the draft plan, the project comes under BMR zone but need to wait for the finalized copy. we are not sure on the differentiation part from BBMP but might be based on the livability factor
Thank you Harish. This locations falls under BIAAPA zone. Am I correct? I can see Byapanahalliin in the list of villages and towns under BIAAPA.
And also the Peripheral Ring Road is passing close by to this location.
Harish, sorry…I know this is not the correct page. However last year you have reviewed sumadhura Eden garden and I am looking for the comparison between Shriram Greenfield and Sumadhura Eden garden Eden garden is also launching now. But I could not find the last year page for Eden garden. Are there any concerns with the project and so you have removed? Plz help. I am looking for your suggestions.

Yes, after the RERA enforcement we have removed the project and accordingly we are reviewing the same once we get all the requisite information from the builder we shall update it

The completion date provided by the developer to RERA body is March 2021, if the project delays beyond the specified date then as per RERA norms the builders have to pay the penalty to the resp unit owners till the completion of the project. The builder has delivered a good number of projects and holds strong credibility in the market so you can consider and it makes a wise decision in investing here because of its township concept, upcoming location and with competitive pricing

I booked a flat in “Shriram O2 homes Phase-II”. I have few douts, it would be great if you can reply and clarify:
– Has the RERA number come for Phase-II? Where can i see the terms and conditions mentioned in the RERA documents. Could you please share/guide from where to get it!
– Is the legality land totally cleared by the govt and does not have any litigation issues?
– I was told that the pocession will be from Aug’2020. Is it fine or do you foresee any delay? Also the builder said we would be getting OC by mar’2021, will there be any problem as we get OC almost after more than 6 months?
– I booked the flat under “Right4U Challenge” scheme, where in i pay 5% now, 80% bank loan and 15% at the time of pocession. Builder will pay pre-EMI till Jul’20. How does this scheme work, i hope he pays the interest part of the loan till pocession and i have to start paying EMI only on the principal amount after pocession. Is my understanding right?

Yes,( PR/KN/170810/001220 ) is the RERA Number for the Phase II. log in to Karnataka RERA Website & register yourself as home buyer to see all the legal documents.As far as we know, there is no litigation with respect to project land. As per RERA project completion time is March 31 2021. Without OC builder wont be able give possession. In Pre – EMI Scheme, Builders will pay only the interest part till the commitment date. Your Principle + Interest starts once the complete loan amount get disbursed or at the time of property registration “which ever in earlier”.

Yes, there is proposed CDP Road in between the project. Any project which is above 20 Acres has to have CDP Road as per Govt Sanction Authorities. Security wont be issue here… as there will be separate gates with security check at the clusters entry & exit points.

Planning to invest in SHRIRAM 02/Greenfield(Budigere) or Provident Park Square (Kanakapura road)
4 years back , I got an apartment in Prestige Tranquility and have rented my property. There is a very slight increase in the price on resale level. Mostly the price hike is 200 rupees every year.
Since I already have a unit in PT-Budigere cross, I am confused to invest another unit in the same Location -Budigere Cross.
I am also interested in Provident Park Square (Kanakapura road), So literally confused between the two properties..
Which one would be best ? , Kindly Suggest.

Provident Park square would make the best deal for you since it is at a prelaunch stage and near to metro terminus and the connectivity is also very good, moreover the prices are at competitive with the kind of specification is being provided in the project. since you have a property in the budigere area, so investing in provident park square makes you a good value.
I am thinking to invest in 3 BHK….Does this project has loan approval from major banks like SBI and HDFC?
also any idea what will be rent for 3 bed room after completion?

It depends as per your choice, because the three projects are in different stages and prices.
If your interest is in competitive pricing with possession wait for 2 years then Shriram greenfield can be considered. Because
Brigade Golden Triangle – Ready to move in with higher price than Shriram but is on the main road.
So suggest you to talk to our team and take the decision forward by visiting to all these site, we can assist you in better unit choice and price part

Brigade Beunavesta 4750/sft
O2homes Shriram Greenfield : 3900/ sqft
Visited all 3 and saw the construction quality and it’s was the most easy decision of my life….

1. Are all approval in place for phase
2. Any risk to choose the tower which is getting ready by 2020 ( are you seeing the risk of any further delay)
3. I heard .. few part of the land between 2 phases tower not belong to Shriram.. so land is not so clear .. having some litigation ..
4. Phase-1 is already delayed by 1 year .. it seems to have budget problem . Please confirm
5. The project is very much inside from the main road .. so not safe to go after 6:30 p.m. ? any comment on this
6. Prestige Tranquility is still struggling to give the flat on rent .. so surely this will be more problematic ..
7. what are the confirmed growth prospective by 2020 ..

The overall project as of now which is under Shriram management is 45 acres and is of outright purchase. Phase I & II are of appx 19.5 acres and balance 25 acres is planned for Villaments, Multiplex, Healthcare, Preschools & Restaurants etc… ( the same will be revealed at our website once we get the complete information.
comments Points –
1. All approvals are in place for the phase I & II. Rera Registration No. for the Phase II is expected soon, And the completion for Phase II i.e. O2 homes will be by Sep 2019
2. As per our communication with the management, there won’t be any further delays. ( Because it has to be executed as per RERA)
3. Earlier there was a little concern with land owner for not selling a bit of his portion in the parcel of 19.5 acres and now it is cleared and the whole 45 acre of land parcel is under Shriram management ( Outright )
4. The reason for the Phase I delay was due to cyclone effect and which indirectly impacted the curing of the project as it is of Mivan technology.
5. As of now seems bit inside, and also there is another direct connectivity from main old Madras road and Once the overall project completes with surrounding area with other large projects like Brigade and Prestige so need not be concerned
6. Consider the project for self use on current basis and for longterm the investment purpose can be expected.
7. By 2020 we expect the Phase I and Phase II will be ready with the amenities part and other parcel of 25 acres will be under development.
8. Nearby we can expect in Brigade golden triangle and also few major IT in Kannamangala area
The current trend is for self use, and for investment yes at least requires 4-5 years time.
Price is very attractive and future prospect is potential
