We are contemplating to buy a 4 bhk on the top most floor(simplex) for own use for 4-5 years and selling post that and have the following questions
1.is the topmost floor ok to buy from the investment/resale point of view
2.is the area still at a developing stage and can we expect some growth in resale value given the size of the flat….will we be able to find buyers for such high price or has it stagnated
3.will approach to the main road be an issu
4.is there an legal issue with the property as some clain there is a drain running under
5.some say that the lake is a dumpyard of sewage from.the central prison
It scary to invest 2.20 for the topmost floor, fearing resale, need your advice

Top most floor units are good for self use than for investment.Size of the flat wont influence the growth rate during the resale.There are no issues pertaining to legality and approach Road for the property.I would suggest you to consider this property only if it is for self use.

I am looking for 3bhk for end use for atleast 5 years after that i would like to sell out/ rent out my apartment.I have finalized Rohan Iksha and Snn etternia.I have visited both sites locality of rohan and upcominh metro is definately a plus point, but i have found snn quality better than rohan.Also rohan area is fully dusty in current scenario.
Can you comnent on which property i can consider keeping in view of good appreciation after 5 years.

Thanks for your feed back regarding SNN. I see the project is being handed over but still they are waiting for the OC. Still there are some 3 and 4 bhk units available. Should i wait for the OC to arrive and then i can save the GST. Do you suggest any other projects in sarjapur ? Right now chirping woods and Bren imperia i was considering but i dropped them because of the NGT approval and similar things. Kindly suggest if SNN can be a good choice ?

SNN Raj Eternia would be definitely a good option to go with, because of its vastness, amenities & price competitiveness; and yes it makes sense to buy once the OC is obtained to avoid GST components, but I doubt whether you would get with the current offered price.

Between Ann eternia and chirping wood , which one will you recommend for self living . I get choice 3bhk in eternia and cost wise both seem to be same
Also is eternia having all the NOC In place for the SWD that passes centrally through the property . Sales mentioned that they have permission to cover it and also NOC .
Also how about construction quality of snn eternia ? I see they are using concrete blocks instead of miwon at chirping wood ?
I was considering B series so wondering if buffer zone from central SWD is adhered to or not ?

Which is a better choice between SNN Raj etternia and SJR bluewaters . SJR is offering a 2 bhk at a very good price compared to SNN but read some bad reviews about SJR about the possession and quality.

Yes, be careful with that, many issues even with Shriram. I visited the site last year and wasn’t convinced whether SNN will deliver, didn’t get good feedback from friends.

I visited Frontier Heights harluru and where they showed me model flat and which was looking good and modular kitchen they are providing as a complimentary but the possession wll be on 2019. I had also visited SNN Raj etternia,harluru where the quality looks good and the possession on 2018. So, can you provide me the opinion about these two real estate firms and their quality of work and how about their CRM?

Regret to say we have not reviewed the project – Frontier Heights, and about SNN etternia, It is good project to invest in, as the price is competitive, and has a good connectivity and approach road and even the traction in sales shows good sign.

Location plays major role in your case, as both projects are good and strategically placed, one in Electronics city and the other one is in sarjapur road area. So pl choose as per your feasibility in terms of reach.
Also the availability you may get good choices in SNN when compared to PSP ( As PSP is nearing completion when compared to SNN)

I am contemplating between this project and Sumadhura Lake breeze. Both seem to have similar pros and cons. I am looking at a 2/3bhk from end-use perspective since both projects are reasonable distance from my workplace (near Prestige tech park). But wouldn’t hurt to see good appreciation potential as well.
Which of these would you recommend and why? Are there other projects I should consider in a similar price range?

Both are equally good and has its own pros and cons as you said, however if the distance is not the concern and if you are looking for a bit of calm and not too crowded with traffic hassles, then suggest you to opt for SNN etternia, There are other projects to look as well like Rohan Iksha, DNR, PLH etc..
