Yes, You can consider buying a flat in Sobha Arena.
With respect to litigation issues, current development is not having any issues. There is a court case going on the land parcel which is reserved for future development & which is not a major concern and won’t impact current development.
Water scarcity issue is across Bangalore & apartment dwellings have to depend on water tankers till govt ensure Cauvery supply & yes it impact on maintenance cost; but not to great extent.

If you are planning to buy this property please speak with any of the current home owners first.
Sales team will give you a lot of false promises, false commitments. We made a booking on a different rate and then sales informed us we cannot sell you the apartment on the same rate you have to pay 2 lakh extra. We thought this happened only with us but later we got to know that this happened with multiple people
Then later sales team had informed us that first year maintenance will be taken care by Sobha. But they have already started charging us. All the towers are not even ready, association is also not formed yet.
There is no clarity on the litigation and the future developmen. We don’t know if they are going to build a park, row house or tower on the empty space. Each sales person has a different story
So please don’t believe just because of Sobha brand name is there. There is a lot of attitude problem in the company, no one will give you a proper answer, no honestly or morals.

Its pre Approved with SBI and other banks which checks paper properly.

I have a conflict of decision between Sobha park and plaza and Pride enchants (Mysore Road) wrt the following points
a) building quality and building longevity
b) currently for stay purpose and future resale purpose which is better.

Sobha Projects can yield good returns and their quality of construction is very good so need not to have second thought you can consider sobha project ( if your Budget fits in) it is advisable to buy the unit at this market if you are getting the unit of your choice.

I have bought a flat in Plaza block and after doing a thorough survey of communities around Kanakapura road, can recommend you to buy a property here. As far as I know, there are not many options left currently in Park or Plaza. So, if you can wait for a while and wait for the stand out block of this property to be released which should come out with better specs. that what is being currently offered here. You will end up having a good property under your name :)
You should stick to pride enchanta. The problem with the park and the plaza is these 2 are separate apartments. Both the apartment have different access u cannot go from 1 apartment to another using bike or car. I am still confused about how they are dividing the amenities and the maintenance cost. Another problem is the Wardrobe size is only 4’ how can anyone stuff all their clothes in 4’ Wardrobe. One more problem is balcony’s size. It’s around 1-6” u can’t even stand in the balcony properly. Another problem is the room size. On floor plan they have included the balcony size in the total room dimensions. Which makes the room looks bigger (on paper) on top on all this if u decide to make the payment don’t trust the sales team. Make sure to take the prices on paper before u leave the meeting. The will surly add few lakhs after making the payment. If you try and utter any word regarding this the sales team will make sure u get proper insults.

PFC can be consider among the list, Reason – Under Construction so further appreciation can be expected, Ease of conveyance because of metro connectivity, mixed township and brand
I have blocked a 1706 SBA 3 BHK in Plaza Block of Sobha Arena. The price per Sft. for a 9th floor, 50 mt. pool facing West Entrance was quoted at 6,000 INR.
There are few concerns here,
1) Is Sobha Arena a good project in options available at Kanakapura Road, the sole reason why I didn’t go for Forest View was, since it was a Ready to Move In and I am looking for a project which is ready to be Move In by 2019.
2) Is this a better option over Prestige’s Falcon City?
3) What is yearly appreciation/growth rate of this project?
4) What is your overall impression about this project?

By looking in your requirement, Sobha park and plaza will be good option as it only residential community when compared to PFC, Where as PFC is mixed residential complex and it is also good for investment or self use, but currently the availability is a concern, there most of the good units are sold. So you can consider Sobha as it gives good construction quality and expected yield YOY basis would fetch you 7-10%

Both projects are good as it is being developed by two popular brands of bangalore respectively. The Location matters to you, check your feasibility interms of commute convenience for all your needs may it be your office, schools, entertainments etc… Because SPP falls towards kanakapura road where as PSS towards Begur which is not at a comparing distances.
And also both differs interms of scalability of the project, As PSS is being developed in 33 acres where as SPP appx 11 Acres, and most important the pricing between two project varies appx 1600+ psft more for sobha park and plaza. So decide as per your favourableness.
