Welcome to the world of false promises. If you are planning to buy this property please speak with any of the current home owners first. Sales team will give you a lot of false promises, false commitments. We made a booking on a different rate and then sales informed us we cannot sell you the apartment on the same rate you have to pay 2 lakh extra. We thought this happened only with us but later we got to know that this happened with multiple people Then later sales team had informed us that first year maintenance will be taken care by Sobha. But they have already started charging us. All the towers are not even ready, association is also not formed yet. There is no clarity on the litigation and the future developmen. Hi Harish,
I have a conflict of decision between Sobha park and plaza and Pride enchants (Mysore Road) wrt the following points
a) building quality and building longevity
b) currently for stay purpose and future resale purpose which is better.
c) maintenance of amenities

or can I wait for few more months to expect new projects from reputed builders in Kanakapura Road. For e.g. new towers in Sobha park and plaza etc?

Hello Pavan,

I have bought a flat in Plaza block and after doing a thorough survey of communities around Kanakapura road, can recommend you to buy a property here. As far as I know, there are not many options left currently in Park or Plaza. So, if you can wait for a while and wait for the stand out block of this property to be released which should come out with better specs. that what is being currently offered here. You will end up having a good property under your name 🙂

You should stick to pride enchanta. The problem with the park and the plaza is these 2 are separate apartments. Both the apartment have different access u cannot go from 1 apartment to another using bike or car. I am still confused about how they are dividing the amenities and the maintenance cost. Another problem is the Wardrobe size is only 4’ how can anyone stuff all their clothes in 4’ Wardrobe. One more problem is balcony’s size. It’s around 1-6” u can’t even stand in the balcony properly. Another problem is the room size. On floor plan they have included the balcony size in the total room dimensions. Which makes the room looks bigger (on paper) on top on all this if u decide to make the payment don’t trust the sales team. Make sure to take the prices on paper before u leave the meeting. Hello Harish,

I have blocked a 1706 SBA 3 BHK in Plaza Block of Sobha Arena. The price per Sft. for a 9th floor, 50 mt. pool facing West Entrance was quoted at 6,000 INR.

There are few concerns here,

1) Is Sobha Arena a good project in options available at Kanakapura Road, the sole reason why I didn’t go for Forest View was, since it was a Ready to Move In and I am looking for a project which is ready to be Move In by 2019.

2) Is this a better option over Prestige’s Falcon City?

3) What is yearly appreciation/growth rate of this project?

4) What is your overall impression about this project?

Note: We are looking into this project, solely from end-user perspective

Hi Harish,

I like the sports theme in Arena and since Arena recently lowered their price to 5907 per sqft, I am planning to buy a 3bed apartment in Arena. With the number of projects coming in and around Kanakapura road, do you think 5907 per sqft is a fair price for Sobha Arena? Also, sales representative tells me that they have sold just 40+ units in the 5 months after their launch. Do you think price is going to fall if the sales don’t go up in the coming months?

Harish, thanks for all these reviews. Looking at purchasing a place in Bangalore for investment now possibly for end use in four to five years. I am a little partial to south Bangalore since I have lived there before. But would like to know if it is still a safe place to put one’s money. Also, do you have any comments on gated properties with plots versus apartments? Which one is a better value for investment? Thanks!
