I got a good choice of unit in Silicon Oasis phase 2. My concern is the water situation in this area. Could you please help me with the ground water level information in this area? Also is there a genuine hope to get Cauvery water connection in this project in near future?

Hi Harish, many thanks for the information. So when you say ground water is available at 250 feet in nearby areas do you think tankers won’t be required in this project? The price is very high in this project, is it worth investing that much money on this if I think about long term ROI?

Anybody interested can contact me on [email protected] Benefits: Currently builder is selling apartments in 2nd phase which is delivered in 2019 June but mine is in 1st phase which will be ready by dec 2017. I have taken no loan so buyer can choose loan from the bank per his wish. Little extra discount for phase 1 apartment than the current selling price by builder for phase 2 apartment. This is reg. real estate bill passed in the parliament (INDIA) what advantages can a customer (who booked flat for his personnel dwelling) have in a project say Sobha Silicon Oasis which is under costruction. Are there any disadvantages to the customer under the new real estate bill.

Hi, Can you tell the effect of Real Estate bill which is passed in the house recently on the prices of under-construction projects like Sobha Silicon Oasis. Most of the bookings have been done on Super Build up Area, but according to the bill builder needs to charge on the basis or carpet Area. Also will there be any delay due to approvals that needs to taken again from Regulatory Body?
Is it Better to wait and watch or take the advantage now?

Visited silicon oasis site looks like a very prospective project , only concern is high tension wires and electricity polls , exposed electricity wires all around the place .. Is sobha going to do some thing for that ? How safe it is to own a property there ?

There are so many units unsold in major cities of India including Mumbai & Bangalore . Global economic situation is in fragile state n these builders are panic so making public scapegoats for getting back their funds. I could say only fools will invest in properties which are 1+cr in present situation. Don’t waste ur hard earned money

There is Influx of people, who want to make Bangalore as first and sometime second home from other states. Apart from petty crimes most of the Bangalore is relatively safe for women and compared to Mumbai its pretty low on Buyers pockets. Every ten years there will be slow down in real estate and this is the time excess completed building gets absorbed due to poor status of some developers .

Builder make money when they sell 60 % of the flats during pre launch and only release 40 % after completion of the building , so excess supply is controlled and sometime is deliberate by developers to sell at premium , some times they make and some time they sell at cost again there is no loss to them.

There is excess of 60-80 thousand flat in Bangalore which falls in category of 40-80 lakh with moderate amenities , here developers sells each flats 5-10 % above market rate in a timeline of 3-5 years after completion of the project , with banks willing to mortgage finished product and easy for newly employed consumers ( banks has more guarantee on the recovery). This is second group of consumers who waits for a completed property rather that investing at prelaunch

New development we see in Bangalore is Gated Community living, with 80 % of open space, mixed development , luxurious amenities and so on which is catching up to consumer demands. Consumer are spoilt for choices and again in name of so called supper luxury consumer are paying 30-40 % premium on these standard apartment . Developer will recover cost and profits when they sell 60 % of the apartment rest its just more money which they are willing to sell at latter stage with 10-15 % above launch rate.

From the above you now know kind of margin developers have and how they race in launching new projects . Your logic on excess supply and fall in prices doesn’t hold for Bangalore for the time being .

Developers have learnt from past mistakes where the margin levels were low and were in fierce competition based on the price now its more on amenities, and consumers pay more and more for this low cost amenities , and most of the law’s are on their side.

Hi…my experience with sobha has been bad as they never delivered basic amenities like road, water, functioning STP and Khata. I am not sure if they deliver what they promise. We have been living in a sobha apartment for 7 years and yet donot have a decent road and basic amenities in place!

I am looking for an apt near NPS HSR layout and thinking of Shobha Silicon Oasis. It is little far from NPS. What are the plans for Hosa road widening? Also I forgot to add, that the apartment i am interested in has a base rate of approx 6100 /sq ft. for a 3 bhk on a higher floor. Hi Harish,
We are currently looking for an 2 BHK apartment for an investment purpose. We are interested in 3 project Arvind Sportica , Mantri serenity and Shoba Silicon Oasis. I have read all your comments on all the three projects.
My take on these projects was
1. Arvind Sportica : Investment 55-60 Lks If we plan to keep the apartment instead of selling it, Rent earned from it would be around 15k – 18K only and it would be difficult to sell considering any projects cming up in that area.
2. Mantri serenity : Investment 84 Lks. Good location, Guessing the good ROI and Rent also again 20K range
3. Shoba Silicon Oasis: Investment 94Lks. Good Loacaation, Good ROI and Rent around 25K

With these inputs we have at hand we are very confused which to invest on. Would need you Expert advice

Is 1587 sq.ft a reasonable dimension for a 3BHK apartment? Would it be too congested? I heard from a few people that Sobha generally makes 3BHK’s in the range for 1700 – 2000 sq.ft.?
