Pros would be easy accessibility no waiting time for lift, setting up and moving heavy goods is easy when compared to higher floors, Usually ground floor will be cool in temperature and can get private greenery area and easy access to other amenities and good for old age peoples
Cons would be ventilation, privacy issue, maintenance on cleanliness. if these are taken care then we suggest there won’t be any concerns

All the land documents are clear & there are no legal issues.
One major concern which i saw recently is that a high voltage power line has passed across the project. There is a big electric pole inside this project (one need to go inside the construction area). Rest all look fine . It has definite advantage of near metro and a reliable brand (in spite of delays), the disadvantage as pointed by Harish, too close to tumkur road..and fly over hence noise and air pollution and peenya industrial estate crowd. rgds Dina
Are you indicating they would not have taken KPTCL approval for building this project. This voltage power line crosses any of the building.

Pros are: Location and Brand Value, Cons are: As its too close to main road, Noise Pollution may be a constraint.
Besides, it consists of decent configuration and market standard pricing also, it has proximity to metro.
The current cost of 5000/psq is too too high for this area and i don’t know their building quality. All most Shoba pricing These are my personal opinion.
very highly priced, vaishnavi rathnam already constructed beside it has huge leakage problems. Construction is bad and salable area to carpet area ratio has a load factor of 1.35 if they correct these things project will be a big success.
Vaishnavi is a OK builder with average standard. There was a significant disparity between what they promise and provide at the end . The biggest concern of the current project (gardenia) is its location. This is very crowded and noisy (from highway) junction as this road connects Bellary road–tumkur road—NICE—mysore road (ORR). There will be trucks (heavy GATI/XPS/Iron rods etc.) and buses always on the road apart from plenty of two wheeler and often one cannot cross the road. Proximity to metro is a positive point but at the same time, there is not much happening (job creation) in this part .It is a part of Industrial belt including garments. May be suitable for own stay as the all modes of communications/school/ are very near but not sure as a long term investment. By the way the current cost of 5000/psq is too too high for this area !!!. These are my personal opinion.
