Good location, Price on the higher side though even at pre launch


1. Is the price per sq ft. on point with market trend in hebbal
2. location benefits or downsides?
3. what is the appreciation that can be expected and rental feasibility of a 3 bedroom
4. is it a good investment at this price or are there any better investment options in hebbal

Thanks a ton for your time and detailed explanation. Really Appreciate. Now I want to know a bit more. I have two agreements (sale of UDS and construction) and my builder is charging me the following.

1. 14.5% VAT on 70% of construction Value. => 10.15 % of Construction Value
2. (14% ST + 0.5% SBC) on 40% of Construction Value. => 5.8% of Construction Value

This is clearly more than what you suggest (as I also had a feeling). I am paying ~16% of Construction Value as Taxes. Can I challenge that? Where and How?


I am completely confused on the vat and service tax calculated on property. For service tax, it seems clearer. It says 14.5% of 40% =5.8% of construction value. But I am totally lost on VAT. Some builders ask for 14% of 70% = 9.8% of construction value while some quote at 5% of construction value. What is the right thing?
