I really appreciate your free advise on this site and even If I am not going to/cannot purchase , it is very interesting and enlightening about real estate from your blog/review.
I am working outside India and still in dilemma whether I will return to India or not. Even if I return, I am not returning before 2021.
The possession date currently they are committing is 2021 December with the price ~5300Rs per sq ft.
1)Is it worth investing ? I am looking for self use rather than for investing purpose. In the case I am not returning, I expect to get my investment with bank interest at least back by selling the apartment.
Or should I look for new properties ready to move in, during the time I am returning in 2021 ? Will the price go above 6k-6.5k per sq ft ?
2)The road is the major issue but as per the newspaper Bangalore Mirror and Times Of India, I think BBMP will be constructing the road either by purchasing the land or exchanging with some other land. They have finally agree to do so because of thousands of kid studying in VIBGYOR school. Do you have any idea about the road getting constructed ? Because it is still under litigation, from last 5 yrs at least.
3)The project has already got approval from SBI and other leading bank. Is it necessary to go for document check with the lawyer still ?
4) I have no idea why they changed their name from Claremont to menlo park? Was their any legal issue ?

1. Yes the project would be good bet as the location of the project plays major role in investment or for self use due to its connectivity, and would be worth investing in as the price is competitive, and suggest you to opt now instead of looking for ready to move in future.
( It is RERE Approved Project)
2. The road claimed is of private one by the adjacent owner, but as per the information we got it is shown as village road in village maps, the concerned party has approached the court for stay order but however the local authorities and govt are planning to settle by providing the party as TDR (Transferable Developements Rights) and it may take some time to get settle but for sure the matter will be compromised by the time the apartment gets completed.
3. The project is approved by SBI and other major banks and it is always advisable to get vetted by the lawyer (very minimal amount) for one’s satisfaction purpose.
4. This was purely management call (can be considered as Rebranding of the project). No legal Issues as it is approved by RERA

I am interested in buying 1590 sqft apartment in Menlo Park for self use/investment. Any idea how many units are still available in this size? A quick question too! When I saw this project in Apr’17 it was 5290/sqft and now its 5390/sqft. Has it been increased recently and that too just in a month? and what is the potential if I buy only for investment and which size would you recommend?

Since it is under construction, there are quite a number of units available and the pricing was same Rs. 5390 psft from feb 2017, This project is descent and good for self use and has location advantage plus low in density.
for investment purpose suggest you to look for 2 Bhk between 4-9 floor

You can consider Rohan Iksha if you can stretch your budget a bit. Also there is Subvention scheme which is prevailing so only you need to pay 10% initial and balance at possession. The pre Emi will be borne by builder till he handover.
Or other option could be plotted developement project of Reliaable Developers – Dollar Collony.
