Mantr’s are no1fraudster. He has taken d full money from us &not paying pre emi interest. I have done biggest mistake by believing them. I wonder how can get away with this. Are there no any rules protecting the hapless buyers?

pre-emi and buy back is fraud . Dont get into this project. Phase I buyers are waiting from last 7 years still no sign of handover. For Phase 2 the pre-emi payment is delayed for more than 4 months , meanwhile you have to pay your banks full amount of the emi. And no one responds from the Mantri .

I have also booked a flat in Block 2 in 2011 & waiting for more than 2 years to get possession. We must all get together in one forum & put pressure on developer to handover the flats within next 2 months along with a compensation of Rs 10.per Sq ft / month from Feb 2014 till handover date.

Hi,

I visited Mantri Serenity today and looks like Block 2 is almost complete. I have been offered a Pre EMI scheme for Block 3, which I saw that construction has begun.
But wanted to get an update on whether all the approvals are obtained and will they be able to deliver by Oct 2018 as they have promised for Block 3 now?
Current price trend is 5990 /sqft.

Hi Joshi, my advise keep clear of Mantri. I am still waiting for apt in Block 2 which was supposed to have been handed over in Jan 2014. My advice buy a ready to occupy apartment, after I have burnt my fingers…

Hello,i totally agree with mr balaji!5 months ago i invested 10 lacs in buying a flat at mantri serenity(under some scheme)and after a while they tell us that we arnt eligible for a bank loan.they have been giving fake dates for the return of my money,but nobody is bothered there now!why do they even take a cheque before even knowing if we are eligible or not to raise a loan!this is ridiculous!please dont invest your money here!its a scam!and can anyone help me out of this?

I have booked the flat in Mantri serenity 5 years back and in my life,its the worst decision.From 2001,i have been Mantris growth and always wanted to buy one from mantri when i had some money.Once i saved the money and invested,its total nightmare. Everytime its nearing completion,they give fake dates and have not given possession even after 5 yrs.Our kids school plan,financial burden is increasing day by day and whats surprising is management has no commitment nor empathy for its customers.

My sincere advise for folks who sees this ,please dont invest your hard earned money to such thugs.

Mantri has lost its brand in bangalore becuase of delaysof all their projects in years not in months. They take the money from the buyers for the construction of their land and have invested that amount in buying other land and now they are bankrupt with cash and no financial institutions are lending them money and that is the reason they are offering interest to the buyers or PR-emi whatever they call only for 36 months. No guarantee that the building will be finished in 36 months. Beyond 36 months they do not pay the so called interest. No penalty clause for their delay. but there is a penalty clause for the late payment from the buyer. Mantri project in Uttarahalli is delayed for more than 3 years now. So Harish Achar what do you have to say about this.

The mall excavation had started 3 months before. When I went last month for registering my flat in B Block I saw myself the excavation. Mantri also adjusted my payment the late delivery penalty for 13 months. Mantri is handing over to my furnishing contractor next week. I am also upset for the delay at Mantri end. Somehow the problem is coming to an end. Once Mantri hands over in next 2 weeks the A, B, C and D blocks, mantri credibility will get some improvement. The market is also improving and if they get more booking the cash flow will improve to facilitate Mantri to complete the Phase II

Yesterday I visited the site. Excavation is going on in full swing…I was told tower 4 digging (3 levels ) is almost complete and 5th tower is in progress… Another good news is, excavation work for Mantry Mall across the road is also started…. On the approval front,I am told, it is through and they are waiting for the hard copy. Once, it is received, it will announced to all flat owners…

It is clearly a gross misconduct on Mantri’s part to avoid giving pre-emis beyond 3 years. I have received written confirmation from Mantri that approvals are still awaited and they are expecting it in another couple of months – same old story!!!!

I lean that some excavation has started. But Mantri is silent on receipt of required approvals from BBMP for Phase 2 blocks. I feel that this is also one of the tricks played by Mantri in order to start pre-emi period to run for 3 years from now for those booked under pre-emi scheme. As Mr. Achar rightly said, Mantri is not transparent and they have been proving every time that they are not credible builders when compared to any ordinary builders who have come into the sector recently and in the recent past.

I visited the site last Saturday n got the same promise…nothing has been done so far on the second block site….as for the approvals, it is still a promise from authorities…

Thanks Ashwin for your valuable comment and feedback. I had invested in both Mantri Tranquil and Serenity and feeling the pain. I have seen enough promises from Mantri in the last few years. First, delay in Tranquil for number of years and then now on Serenity. My suggestion for people to wait until the construction starts or go for properties that are already complete or nearing completion. It’s worth paying few laks rather than going through all the agony and uncertainties what the current customers are going through.

Hi Folks, I booked a 3BHK apartment in Mantri Serenity Phase 2 costing around 80L. I paid the 20% and bank release all but 1L loan to Mantri June 2013. I also paid the property TDS and gave receipt to Mantri. So as of now from my end only 1L is pending amount. But since project has never taken off as already mentioned above, and I think the status is the same to date. Every time they give new dates. As for the interest part I am getting the same but at times it has delayed by over a month (So need to lock and keep 2 months EMI in your account lest your ECS will bounce). Anyways as per a mail from them (Chandrika) in April (Ifor some reason I got mail in May only) we were offered option to cancel and I promptly applied for cancellation in May. It has been 5 months and I have made 100 calls and am following up on them to first close my bank loan and refund my money and it is still to be done. I dont know if there are issues with this property, but attitude of Mantri staff ever since I opted for cancellation doesn’t do good a for a reputed firm like theirs. So please be careful while booking though the property looks promising from Mantri marketing people’s angle, unless you have reserve money to put and wait endlessly you are good. Please note Phase 1 itself is yet to be completed and handed over.

Your review was misleading to some extent. You have mentioned that all statutory approvals have been obtained and even uploaded the pricelist for phase 2. If you could get the current approval status for phase 2 and keep the page updated, it will be of great help to everyone who have already booked an apartment at Serenity.

I am one of the investors in Mantri Serenity. It is since more than 1 year I have been hearing the same from Mantri officials that construction would start soon. God alone knows how soon is their “soon”. They are into outright fooling the people. I feel we have been trapped. Moreover, Mantri have put a rider in their agreement for cancellation that refund can only be done after the flat sold. How can we make sure whether they sold flat or not? There is absolutely no transparency.

Balaji dont get trapped by Mantri Folks. You can check comments on Mantri Webcity where also people have commented same that they have promised that construction would start by end of this month or start of this week. Mantri Tranquil and Webcity is in legal trouble and who knows if this is also reason for delay in Serenity as well. Mantri Projets are no more recommendable in any cost. Go and cancel you booking ASAP to avoid get duped.

The approvals are on the way is what they said but I will wait and book as I am interested in the project as it will surely be good when done. You could be right about the tranquil and webcity causing the delay.

I had paid the entire amount of the apartment under the Pre EMI scheme. I have now read enough reviews to understand that the project has now been delayed by about 2 years. I am unable to withdraw from here since the builder has a rider attached to the withdrawal stating that he will return my money AFTER he sells of my aptment. I have no way of knowing when he sells it and if he is even trying to do that. I want to know if there are any legal issues in this and if there are, can I cite this and get the builder to return the money ASAP. The builder seems to taken the money and there is no penalty in this for him. I, as the consumer, am suffering.

Today, I received a reply from mantri serenity saying construction will start from 1st week of Oct 14. BBMP authorities hv already visited the site n assured of approval within 15 days time. It also says a new technology, tunnel form will be used for the construction to save lost time….

Hi Harish, I was told that a legal battle has just started between Mantri Tranquil and BBMP regarding a small portion of land which BBMP claims as natural drainage line that existed as per the very old bangalore map. Court hearing is going on….My question is does anybody knows if a similar issue at Mantry serenity exists ? Is that the reason for delay in approvals? Also please let me know if any yahoo or what’s app group exists among serenity buyers that I can join..

Yes, there are groups on Yahoo which are very active. Your doubt is very valid and as per one of the very strong roumer going on there might be a legal issue which is yet to be solved by the builder.

I kindly request you to share your views on the below points,

1. I had freezed on Mantri Serenity; however after going through the fellow forum members comments on the delay in start of construction of Phase 2, I am not sure what to do?

3. I was told that maintenance charges would be around 6.5k/month. Is it inline with other apartments or on the higher side?

2. I am now considering Prestige Falcon City, considering the amenities I feel the maintenance charges would be prohibitive. Please let me know what might be the maintenance charges/month here.

Hello Harish…I had invested in Mantri serenity ph 2 under the pre-emi scheme sometime in march last year(2013). since sepember 2013, they have threatening us that they will start the project but its 1.5 yrs since and they havent even cleaned up the space- forget starting. Now my husband doesnt want to exit from the project since they have hiked the rates and we will stand to lose abt 20lakhs which is the increase component. We were also looking at Hiranandani (off bannerghatta road) as an option to this(their rates have been static for the past year). The other snag is that they will refund my amount only after they have resold the unit. The wait is getting to be very painful. Very confused and worried……..

Based on your inputs I invested in Serenity. I have been getting the interest under Pre-EMI scheme for the past 9 months. The concern is on the delay as the construction has still not started. Moreover I was not aware about the approval that they did not have. Do you have any idea if the approval has come? Iam worried as this is a huge investment for me and all delays will put me in lot of problem.
