Hi Harish, The builder is not providing UDS and neither they are mentioning the % of share what we own in the agreement. Upon asked they say it is to be decided by the association which is not justifiable. Can you please throw some light here and help me how to handle this situation. TIA
Hi Abhijith Maney,
Kindly check Sale Deed. Few Builders will mention UDS only in final sale deed.
Hello Harish Achar, I’m planning to buy a 2bhk. My only concern is they are running generators for power supply, not sure if they have BESCOM connection or approval can you please check and clarify. Thanks
Hi Abhijith Maney,
Its a temporary issue. Project has approved from BESCOM.
Appreciate your help !! Thanks Harish
Dear Harish
I am the owner of 1940 Sq ft , 9th floor house in E block. It is a spacious 3 BHK + 3 Bathroom flat – corner flat of a corner tower – hence natural light in all rooms and direct view of the Rachnahalli lake. I have booked it under 40:60 scheme ie. i have paid 40 % in 2015 and balance to be paid on possession.
In addition i also have a EWS studio in the basement of the same block for which i have paid up in full.
The flat was promised for possession in Oct 2017 but it is unlikely before Jun 2020.
Currently some residents have moved in without OC, which Mantri says will will come only by May/Jun 2020.
Considering that i will be 60 this year, i am unlikely to get a loan , i am considering disposing off the flat.
Can you advise how i can go about it?

Hi Ramachandran Mahesh,
As you have dropped your contact details here, Interested buyers might give you a call. Besides, I would suggest you to list your property in property classified portals & also request the Mantri sales team to help you in disposing of your unit.
HI Harish ; can you throw some light on the high tension wires in Mantri Lithos ; I am planning to buy a flat but worried about the Transformers around the flats ; also do you think it will affect the re-sale considering the Phase Mantri is going through
Hi Praveen Kumar,
There is a plan of moving the High tension wires but there are no concrete dates for the same. Mantri’s current financial stress scenario won’t affect much on the resale market.
I am the owner of 3-BHK unit in D Block , Mantri Lithos. Has anyone gotten their Mantri Lithos flat registered. The customer relation folks from Mantri reached out to me a while back asking me to register the flat by Sep 18 or else there will a 20% increment in the guideline value.
I still now haven’t received any email from Mantri, despite calling and emailing them many times, regarding the final payment to be made. They also have not clarified what will be the exact monetary impact on purchase value of flat due to increment in guidelines values.

I am thinking of buying the flat in Mantri Lithos. What is the current cost both per sq ft and all inclusive price for 1740 and 1920?
Hi Raghu,
Current rate is Rs.6990 / Sqft – Approx. All inclusive Price for 1740 – Rs. 1.5 Crore Onwards & 1920 – 1.65 Crore Onwards.
Does this price 1.5 cr includes GST and stamp duty? Or GST is separate. Builder is quoting 6990 per sqft but there is confusion about GST.
Hi Ravi Suhane,
Price includes GST
Hi mr. Harish,
Does this 1.5 cr for 3bhk includes GST and stamp duty as well?
Yes, But price varies based on your preferred location. ( Higher Floor / View )

Hi Harish,
I’ve recently booked a 3BHK in Lithos and there is 12% GST included in the agreement.
Is there any clarity on whether there would be a refund of a % of this tax (Input Tax Credit)
Hi Vikram,
If you made booking post the implementation of GST, then usually all the builders are claiming 12% GST on the agreement value. Pertaining to Input tax credit there is no clarity from the builders group ( Credai) as of now.
but if the booking was made prior to implementation of GST then on the remaining payable amount to builder a GST of 12% shall be applicable.

Thank you very much !
Hi Harish,
I heard that Manthri has got the permission from BESCOM to remove the High tension wires around Lithos? Could you please confirm. This seems pending from long time.
Hi Vivek,
Yes it’s been informed earlier by management that the shifting of HTL from the project area will be shifted, but also we are not clear when would this happen, as per our view this may happen once the liveability starts in the area.
will you posted on this concern
Hi,
I have booked an apartment at Mantri Lithos.
I think its an excellent design and pretty good amenities.
However I heard that the helipad has been removed. We have not been informed by the builder still as I guess it will impact his bookings. By the way this decision was taken many months back. Is’nt the builder bound to inform the customers of any big change from what was shown to us at the time of booking. Will RERA help in this?
Thanks
Deepak

Hi Harish,
If I wish to do a corporate lease out of my apartment in Lithos, what is the best way out ??. Would your company be helping in this connection ??.
Arun
Hi Arun,
You can try with zenify, writer corporations, or myvintageproperty
Hello Harish,
I really appreciate your valuable input for the below 3 points:
1. The management confirmed to me via email that an upfront advance payments will give X% interest for reducing the balance till the date of possession. Can I trust them and give the full payment?
2. Please confirm if it is normal to pay 26% additional charges (Maint., 1 Parking, etc for 1440 sqft) over the base price.
3. 22-Jun-17 email stated an year delay in completion. Quoted their email
“The revised timeline for completion and handover of your apartment is now end of December 2018 as against the earlier committed date of October 2017”
3. Please confirm if it is normal to pay 26% charges over the base price.
Much appreciated your help.
Thanks,
H. Bangera
Hi Bangera,
1. Written communication would suffice, but however we suggest you to take the same in their letter head with authorised signatory for any complications in future
2. yes the other charges apart from the base price would be in the range 25-35% normally
3. Yes we have been getting the same communication when asked for the delay, this may be due to lot of corrections which are happening in this sector
Dear Harish,
What is the latest possession date of Lithos.? I booked a flat in Lithos hoping to get possession by July 2017.
It appeared, during my last visit to site in May 17, that the project was on track and would get over, in the worst case, by this year end. But I heard the project will be delayed further, and if it is so, will you be able to throw some light on the reasons please? Waiting for your valuable feed back please.
Regards
Hi Sudhir,
It is scheduled by Dec 2017; as per our analysis the delay would be due to lot of corrections in the sector with new rules, policies, taxation norms etc.. which indirectly making the slowdown; so need to get settled with all these factors.
It seems the new pocession date is Dec 2018. I have a flat and got a mail from the builder. The agreement says July 2017. This is 1.5 years of delay!
Hello Harish,
I had bought an apartment in Mantri Lithos.
As per agreement, the scheduled possession was in 31st July 2017 but am not getting the same confirmation from their CRM.
During my earlier visit in Jan 2017, they are optimistic about adhering time line as per agreement but I see delay in the project hence any information from their CRM?
Pls share.
Hi Raghunandan
we happened to check with team, The possession date for this project is Dec 2017;
Dear Harish,
I am planning to buy a flat in Mantri Lithos are there any issues with respect to Rajakaluve running close to the project and in their website video I see the main entrance is over a bridge constructed on the Rajakaluve (SWD) Please through some light on this.
Hi Mahesh,
The project is up and construction is on full swing; as far as we seen there are no objections in terms of new NGT norms and also the issue is being retrospective in nature, we don’t find any concern you can opt buying in there.
Hi Harish
I am looking at Mantri projects for an investment property. In you opinion, which would be a better project – Lithos or Energia? Please comment on the sq. ft for both projects if you can. Thanks
Hi Sundar,
Both are coming up in the same campus; Lithos is premium when compared to Energia, and lithos has got good unit variants and base price for Mantri Lithos is Rs. 6590 psft and Mantri Energia is Rs.5990 psft, So based on your investment range you can opt accordingly.
Hi Harish,
I own a 2BHK 1440 ‘ at Lithos. The project seems to be on time, even before time. CRM says that they will hand over in April ’17 for woodwork.
How much is the rent expected for 2 bedroom apartment and when do you think the tenants will start moving in
Hi Deepak,
The expected rent would be between 25 to 30 k and it depends on the PLC and the outlook of the interior fit outs.
Also you may expect more if you let it out for corporate guest house as since it is being in the tech park chances are more to lease it to corporate guest house.
Hi Harish,
Many thanks.
How is the cost appreciation in last one year & inventory postion of this project.
Pls help with above.
Rgds
Hi Raghunandan,
Mid of Previous year (2016) the base rate was Rs. 6390 psft and currently it is being charged at Rs. 6790 psft onwards. The sale traction is good and almost sold more than 70% of the inventory in this project.
Hi Harish, Is Mantri Lithos a wise investment decision considering the current real estate situation? What appreciation do you expect when it is completed, also what would be the rental income? I have heard there is a mall coming next to Lithos, Is this true?
Hi Sunny,
Mantri Lithos would yield good returns as it is being developed at Manyata campus. By considering the current situation the CAGR on YOY basis would fetch 9-12% depending on the preference of the unit. Coming up of Mall is not known exactly as far we heard yes there are plans with in the community, but things may turnaround until we get on papers we are not sure.
Hi Harish and Everyone,
I have received bunch of agreement papers , in which as part of describing the schedule of the property, in east and west direction of the Lithos, there is a Rajakaluve/Nala/Kaluve. Is anyone aware of this, its impacts and the size/dimension of the canals. What is the govt buffer zone around this. Will this be a concern for future/present.
Thanks, Sampath
Hi Sampath,
As far as we know – as per New NGT norms;
» For lakes and wetlands – 75 m, from the periphery of the waterbody will be maintained as a green belt or buffer zone
» 50m from the edge of a primary rajakaluve
» 35m from the edge of a secondary rajakaluve
» 25m from the edge of tertiary rajakaluve
Further we suggest you to get vetted from your lawyer
Hi Harish, I heard that Manthri has got the permission from BESCOM to remove the High tension wires around Lithos? Could you confirm or add any comments on this query? This would be a great help for buyers like me.
Thanks,
Venkat
Hi Venkat,
Yes, they have permission to make it underground.
Thank you Harish for confirmation. This is really a very good news and Much Appreciated for your comments.
hi I am planning to purchase 3 BHK. Buying in mantra Lithos or Prestige Misty waters will be better. from valuation and rental perspective
Hi Gautham,
Both the projects holds equal ROI in terms of capital gain, Lithos holds advantage in terms of rental potential.
Can any of the buyers here tell me how much has the property appreciated or how much behind the schedule is its construction? Do you guys have serious reservations about the project and if yes, what is it?
Purva palm beach is better than mantri properties in the vicinity. The features are good and HTW are not an issue.
Hi David John,
From your biased post, it clearly indicates that you are Mantri Sales representative.
Can you please ask Ms.Asha or Mr.Animesh when the high tension wires will be removed.
Also what difference does it make if issues are high lightened on this website or Common floor website?
Dear friend Raghavendra, that is a closed group only for lithos owners. It doesnot get posted for outsiders. If you are a real owner of any flat please join there. Already we have a group of around 100 apprx owners in that group. I think if we unite, we can do better. I own a property in Mantri Lithos. Already so many things are discussed in that forum.

Hope I have made myself clear. Fyi- I dont work for or own Mantri. I just told my opinion. It’s upto u to do what you want to. Anyways take care buddy. Cya soon in Lithos
Join in Mantri Lithos group in common floor..we can discuss all these issues
Guys, if you keep posting like this…how will the price appreciate? Ultimately we are shooting at our own legs. Let us take some initiative to talk to Mantri and sort it out. Mantri has to sell out Energia as well (1000 units). So they will definitely remove this.
Mantri Tranquil appartments were also promised that high tention wires will be removed but Mantri did not remove these high tension wires.God save us from cancer.
Mantri Lithos biggest problem is High Tension wires. Looks like Mantri team is not interested in removing these high tension wires.
Every time Mantri sales team assures us that these High Tension wires will be removed in 6 months.
They have been saying this from Jan 2014 , already four-6 months have passed away but no action has been taken.
Site engineers are saying , it is near to impossible for Mantri to remove High Tension wires as it cost Mantri a lot to do so.So chances are very less.
The HTW will never be removed as its government who install them and not Mantri. Mantri people are bloody bunch of liars.
The Rate of Mantri Lithos has been 6390/sqft since last more than 1 yr. Any reason this property has not appreciated? The High Tension Wires around the property are still there!
I recently visited the site..looking at the pace of construction I guess it should be ready by first qtr 2017 …which is good…
Thanks for the good news :)
Last months price was 6390/sq ft
@ Sandeep, recently I booked a flat. Possession would be in OCT 2017
Harish , Could you please clarify ??
Hi Sandeep,
I Replied to your comment.
what is the current price in lithos now ? can possession happen in next year (2016 as mentioned in top) ?
Hi Sandeep,
current Price is 6390/ sft. Looking at the current construction progress of the project project should be ready by end of 2016. But its ideal to keep buffering time of 6 months from the tentative date – irrespective of any project.
I am a NRI and had booked a flat in Mantri Lithos under 20-60-20 PEMI scheme which they told me a perfectly legal and will be mentioned in main sale/construction agreement. After paying 5 lakh as a booking amount, when we got Agreement papers, the papers didn’t have a mention about this PEMI scheme at all. When I complained about this, they said it’s normal and they always have one agreement for all and they don’t include any special PEMI scheme in general agreements. Then I asked them to provide a legal supporting document to declare this PEMI but they provided me on white paper with some useless text which doesn’t have any legal bindings. After trying out several times I found they have nothing but ill intentions, and they just want to pull customer money by any means. I realised that Mantri is a useless organization in terms of commitment. Later finally I decided to cancel my booking due to this fraud. Ideally they should refund my full money with interest and penalty which they seek in case customer does the cancellation on their personal reason. But in this case it’s their fault and I was forced to cancel it hence now i should ask penalty form them . But They told me that 25000 will be deducted if cancellation is requested. I agreed on deduction as i wanted to my money back asap, but as soon as i said yes, they took u-turn and replied money will be refunded when unit will be sold.. Already more than 4 months has been passed since cancellation requestd and i yet to get my money back :( Guys, let me tell you all, I am an NRI and called them 1000 times, they don’t care their customer at all. You can’t invest on 1.5 crore property without all proper legal documents. I’ve seen so many post where customer have complained about PEMI scheme where EMI to customer is not paid back on time and they had to wait for several months. However, still they don’t provide any legal documents for such scheme and what action will be taken when they do such delay… I really regret buying a flat with Mantri. Absolutely ZERO customer service. All Mantri victims, please place your complaints here so that we would have helped someone not to become a victim like us.
I have undergone a similar experience with Mantri. I have requested for cancellation & they mentioned that i have to pay the penalty. Inspite of agreeing to pay the penalty they have not refunded the amount. The worst part is i have approached Mantri thru the HomznSpace & here i am not getting any help from HomznSpace to get my money refunded from Mantri,
I am interested in buying your flat, i reside in usa.. tell me your email we can discuss further.
Im planning to buy 2bhk.what is the current ongoing price for mantri lithos. Who is the best person i can contact
thx
srividhya girish
Hi Harish, Just curious to know whether you have any information on the demand scenario for lithos ??. what amount of inventory do they have on this project ?? and what is the current price ..
Hi Arun,
Approx. 60 % of project is sold as on date and average movement is 15 units per month.Current Price is Rs.6390 / Sft.
Hi Harish,
I am looking for investing in north bangalore area. This is purely for investment purposes. Among Mantri Lithos, Mantri Energia and Bhartiya City Nikoo Homes 2, which property would you suggest. I know Mantri Lithos is way ahead in construction while other two are in early stages(I am in no hurry for posession. I am interested in 2 BHK in all the three projects.
Hi Bharani,
Nikoo Homes Phase 2 would be ideal choice for you.
Hi Harish, I am interested in Investment near North Bangalore. This is for investment purposes. Which property would you suggest Mantri Lithos or Mantri Energia. If its Mantri Lithos it would be 2 BHK and Marthi Energia 3BHK. What is the rental I can expect for a semi furnished apartment respectively? Would we see further appreciation in these properties?
Hi Mallesh,
Mantri Lithos Would be ideal option. Energia is meant for self use than for investment. You can expect 30 K + per month for 2 BHK.
Hi Shri,
I have spoke to team, Prices are revised. But incase, if you are very serious in closing the unit in one or two days maximum. I Can talk to Mantri Management Team to rework on Pricing.
Hi Harish,
A good blog indeed.
I am planning to invest in Lithos. Should I go for inside facing or outside facing? I am taking 2 BHK for investment purpose on a 10+ floor. I feel Inside facing has the pool view, whereas outside facing gets more light and air, but the view isnt that great.
Pls advice.
Hi Abhijeet,
You are right, Outside facing units gets more ventilation.
Hi Harish,
Could you please clarify the current price for mantri lithos… and any discounts ?
Hi Sunny,
Current Price is Rs.5990 / Sft.
Hello Harish,
Could U suggest any good project of a Tier 1 builder on Bannerghetta or Kankapura road sub 5000/sft category…..thanks in advance Regards Narayan
Hi Narayanan
You can consider Hiranandani Bannerghatta as they are CAT A builders.
Harish – i am planning to buy Lithos – 2 BHK – i am settled in US – but buying this for investment – Is it a good investment – all mantri projects are big – but lithos seems to be only 6 acres – i am concerned if it will have all the amenities associated as thats the beauty of mantri apartments – The main reason iam buying here is because its close to Manyata tech park – My major concern is after 3 years – will any buyer want to buy this apartment as its not totally residential and it will crowded due to IT park next to it – i am confused – is this a good investment having the IT park right next to it – DO people prefer to live a bit away from here? i am basically looking at buying it now and later selling it after 3 years – does mantri have any lock in period after the building is complete? also is it better to invest 2 or 3 BHK – I love what you are doing and your feedback is amazing
Hi Sairam
The very basic advantage of Lithos is its location. And people love to stay close to their workplace. The project holds high potential for Corporate Guest Houses, incase you are looking for renting purpose, Go ahead with 2 BHK, if its for Capital Gain – 3 BHK will be an ideal choice
Hi Harish,
I was looking at RMZ Galleria(2 BHK), Mantri Lithos(3BHK) and Brigade Lakefront(3BHK) for investment purpose. RMZ Galleria has their price very high and the price of their 3BHK is quite high. Both Mantri Lithos and Brigage Lakefront are offering their 3BHK for around 1.5cr and this is for around 2000sq ft everything included.
Which of the these would you recommend and why ? I am primarily looking at an investment and I wont be living in the apartment. I plan to resell it in 3 – 5 years.
I would like to hear your opinions on the above.
Hi Abhijith,
Mantri Lithos would be a wise call; reason being Loaction, (located inside Manyata tech park), limited no. of units and easy to resale / rent.
Hi I am interested in purchasing a 3 bhk near the RM Ecospsace, Bellandur area. Wch apartment would you suggest in that belt, have looked at a few, Prestige Silver Sun, Bren Paddington, Salarpuria senorita, Pls note looking a possession date latest by Dec 2015 and budget is no more than 1 Cr
. Looking forward to you inputs.
Hi Suneet,
Salarpuria Senorita would be a wise decision
Hi Harish, has the 3 HT wires been removed from Lithos, which block or wing do you suggest to buy, i want to be far away from HT wires, please advise.
What’s good investment DS-Max Signature or Mantri Lithos ? How much rent can i expect for a 3bhk at both locations.
Hi Shuaeb Ahmed
You can consider any unit from ABC tower which are far from the HT lines. Sorry, we have not reviewed the DS MAX signature, so wont be able to give you a comparison comment. The 3 BHK at Lithos can fetch 45-60 K per month depending on size and the furnishings.
What about Mantri serenity? How good is it? They haven’t started and I dont get good reviews
Hi Harish,
I have few concerns on mantri lithos
the apartment complex is within manyata tech park so there will be whole lot of commercial activity, people moving around, security concerns in days to come. You would not prefer to have a residential unit there.
Mantri off late i have heard is under severe fund issue and all their projects are getting delayed…take for example mantri espana it took them 8-10 years and still under construction while people are moving in. So there seems to be a credibility issue in terms of delivery.
I have also heard Mantri consturction quality is not of the same standards as let’s say embassy, sobha, hiranandani and the tier 1s. They probably are a notch below and therefore the resale value will be less.
Pls help clarify,,
regards
You need to be careful what you saying “Mr. sandeepsuders” about a brand builder. It’s like buying BMW… you shouldn’t think about the luggage space. A cheap car instead of a luxury car.. Mean to say, Mantri is world class and quality never compromised. They are sitting with trillions of cash. Over heard is bad .. rather go to the site and look the construction quality. More about commercial comment, those are not factories. High class IT companies which will bring your property value significantly high. Like living in Newyork .. hope you understand. BTW, i won one of Mantri’s 3BHK luxury apartment. So i know better than anyone. Thanks!
Hi Harish, I visited the site couple of days back. During my discussions with the one of the reps of mantri, it came out that the patch of 15 acres on which lithos is coming up only 6 acres is being used for lithos and the balance of 9 acres is kept vacant ( at the front end of the patch facing the tech park ). Also i was told that this vacant patch is for future development of a mall. Do you have any info on this ??. Thanks as always for your help in clarifying our doubts….
Hi Arun
Mantri is coming up with 2 more options; Villas and apartments. As of now we are unaware about the mall coming up inside the plot.
Hi Harish, which one is best option Hiranandani Glen Gate, Glen Classic or Mantri Lithos in terms of location and good investment? Is it wise to invest in a 1bhk for resale?
Hi Robin
Lithos has a location advantage but there’s no 1 BHK in Lithos. If your considering 1 BHK you can opt for Hiranandani Glen classic as there are no premium 1 BHK’s in that locality. But only offered by Hiranandani. This influences the demand factor.
Foundation work has started and I had visited the site last sunday.
Please join CF Owners group in case you have booked an apartment in Lithos.
Please join the mantri lithos CF Group.

Hi Harish,
Looking for a decent 2BHK in hebbal budget is 40-50 lac. Please suggest. Would be occupying its for 3 to 4 years then giving it on rent. Looking for possession in 3 months.
Also let me know ur views on mantri global heights, whitefield.
Hi Rooplata
You can consider Arivnd Sporcia or Orchid Footprints located close to Hebbal and near Manyata Tech Park. It has good potential in terms of rental returns as well. Instead of Mantri Global Heights, you can consider VBHC Serene town.
I’m looking for a 2.5BHK or 3BHK near manyata tech park for investment and may be personal use in 5-10yrs. Budget – 1-1.25 Cr. In the short term it will be rented. Looking for something in pre launch or just launch status. Need somewhat mid level floors. Ready to invest in next 3months or ASAP.
Hi Amit
Consider to look at Mantri Lithos or you can consider G Corp Icon Phase 3 which will be launching in Jan 2015.
Heard that the project is launched now and construction has started…has any one gone to the site ??… has the construction started…
Harish – As usual, if you could update it would be very helpful and thanks a ton for all the help…..
Hi Arun,
Construction work has initiated from today.
I have visited and invested in this property. Overall investment potential looks good. CLP option appears to be better than Pre EMI scheme. Anyway PRE EMI scheme is valid only for first 2 years,
Some inputs after visiting the place –
1. Location shown above in map is wrong. Search on google maps shows correct.
2. Current rate- 6190 for builder EMI scheme, 5990 for others. Minimum cost of 2BHK comes to 1.1C. Need to pay 25 L for agreement.
3. Builder EMI scheme looks very dubious. There is no agreement between bank & builder. Only customer & bank is in agreement. Builder will pay it to customer the EMI amount & this amount customer pays to bank. If builder does not pay on time, customer is in soup.
Also builder pays EMI only for some time & not till possession.
4. Floor rise Rs 100 per 3 floors. Damn high!
5. Delay penalty what builder will pay – Rs 3 per sqft. :-)
6. Carpet area is approx </=75% of SBA
7. 2 & 2.5 BHK has only 1 balcony
8. 1 balcony & 1 utility is itself a damn big size. Increasing the overall cost
9. No modifications allowed nor builder will do. Not even tiles change.
10. No modifications allowed which are externally visible.
11. Builder will maintain property for 3 years, at his terms.
12. No borewells no cavery water. Only tankers.
13. School buses not allowed inside Manyata complex.
14. No commercial use of apartments allowed. Only rentals. Does that mean no service apartments?
Personal I think –
– Some apartments in middle will not get sunlight.
– Huge cost in maintenance monthly due to water.
– Availability of maids & servants will be a big problem. Will have to rely only on agencies.
– How will children go to school?
– Access to outside world is limited to non working hours, else face the heavy traffic.
– Purchase for self occupancy will be limited to Manyata employees.
– People will prefer converting apartments to service apartments. Too large a number will bring in competition.
– Amenities will we misused in above case.
– No nearby supermarket. How to get fresh fruits/vegetables/milk ?
I do believe there will be several positives for a property inside a techpark. But I found more of negatives.
I will appreciate if people can share their views about positive sides so that prospective buyers can be benefited.
Excellent Inputs. I am Planning to visit this place this week end. Your comments will help us evaluating the options.
Guys, have you considered The Icon which is adjacent to Manyata tech park? Great project and price is still reachable. Feel free to reach me if you need more details.
Wrong information provided. Looks like Mr.Dextor has not received proper information. There is an approved Cauvery water supply. There will be shops inside the complex, some will be near to entrance, there are three to four connectivities to this place. I can’t say about EMI. World class design has built out to receive enough natural air and light. Quite specious .. i liked it. I bought one corner 3BHK with 3 bath. Has two balconies .. absolutely love it.
Harish,
I am planning to buy a 3 BHK and builder quoted 5990/- with CLP. Is that price ok for this location and how much i can see after 3 years. Thanks a lot. I am thinking between mantri coutyard or mantri lithos or buying a BDA plot in BSK 6th phase for 4000/- psqt around 1.2 Cr.
Which you think is best option to invest looking at 3-5 years horizon.
Hi Harish,
Best option would be Mantri Lithos. Projected Rate after completion is Rs. 8000 / Sft.
Hi Harish , I have a plot of reliable developers purchase @ 1500 near devanhalli, shld be 5 kms further from airport . Shld I hold or sell and reinvest. Thanks Amit
which developer this is
Hi Amit Kataria,
Hold it for at least 2018 for better ROI
hi harish,
what is the current price in Mantri lithos ?
what will be the approximate launching price and approximate launch date (month)?
what will be the approximate price(appreciation) when the project completes on-time(2017) ?
what is the track record of mantri builder in completing the project on-time ?
Hi Sunny
Current Price is Rs.6090 / Sft. Launching Date is subject to approvals / NOC from Governing Bodies. Projected Rate after Completion is Rs. 8000 / Sft. Mantri Developers are well known and Cat A Builder. Delays are common with all the builders. Its Ideal to have 8 – 10 Months Buffering time from the Promised Delivery date.
Hi Harish, can u please suggest me which would be the good option for investment point of view Nitesh Melbourne park or Mantri lithos ? Thanks.
Hi Roopa,
Mantri Lithos will be a ideal Choice.
Hi Harish, I am planning to buy a 3 BHK flat with a budget of 80L in north Bangalore. would you recommend Prestige Royal Gardens or Veracious Vani VIllas on Doddabalapur or Manthri Webcity on Hennur Road
Hi Yousuff,
My 1st Preference would be Mantri Webcity & 2nd would be Prestige Royal Garden.
Hi Harish
I got to know godrej township is coming up in north which will bring down the prices in the area as hinduja and mantri both are also going for a township. Can you please suggest when is godrej going to launch it and which one amongst them is better. I also got to know that mantri is cheating by selling global heights at very high prices although it was not built by them and quality is not upto the mark. Thanks alot
Hi Amit Gupta,
Yes, Godrej is planning for its township project in north bangalore with the development of approximately 10 million sqft of residential space including apartments, villas, and plotted developments. but Exact details are yet to receive. will update in the website as soon as we review it.
Hi Harish, have you got any updates on when mantri lithos is going to start the construction ?. Have they got all approvals for the project ?.
Thanks,
Hi Arun,
Approvals will take some more time. Reason being Elections. Construction activity will only start after issue of NOC form Govt.
Hi Harish;
You are doing a great work for people like us.
Pls. advise on the Builder Sterling. How would you rate them as comparable to A Grade builders like Mantri/Sobha/Prestige and B grade Builders Like: Divya Sree/SJR/Salarpuria.
Thanks
Hi Manish,
Divyasree / SJR / Salarpuria are considered As Cat A Builders. Sterling Developers are decent builders. We have witnessed decent Quality job in their past project.
Hi Harish, I have bought an individual 2 BHK house with covered parking in Jakkur (500 mts from the New Airport main road) but the rental return seems to be extremely low and had to give it for 12K per month which is too low considering the land value I paid. Any views on this or is it natural for low return on an individual house compared with apartments ? Please advise.
I am now looking at buying an apartment anywhere in Bangalore – ideally 2 BHK in the range of 50 Lacs- All I need is better returns !! I dont intend to live there. Please I need your advise on this…..
Hi Lokesha,
As of now Jakkur Holds less Rental potential. but need not to worry. By next 3 – 4 yrs down the line. Considering the proposed developments. Jakkur Area will definitely fetch you good rental returns. On your 2nd investment.
Hi Harish, Need your help in understanding how to know whether a property is DC converted or not. I have a property at Kogilu village. Recently I tried selling the property , I’m getting too many response and few of them have asked whether its DC converted. I have all the documents with me . Like TPR , EC , Old Sale deed etc but I’m not able to trace an document which will provide me information on DC conversion. Can you please let me know how to know about it . I see this line in the document Mucipal Nos . X123 , Y123 old assessment # now falling within the administrative jurisdiction of the Bruhat Bengaluru Mahanagara Palike which are morefully described as item Nos 1 , 2 3 ………..
Regards,
Sona
Hi Sona,
If your property has A Khata then its DC Converted land. Check in your Khata Document, Whether it Show A Property or B Property. If its B Khata Property then its not DC Converted .you need to get it Converted from Commissioner Office.
Hi Harish – when is the project launching ? was the second phase also supposed to launch by now ? what is causing the delay ? Also, you mentioned the HT wire is 120 FT from the compound wall. How far from the building is the compound wall ? Thanks for your help.
Hi Dhriti,
Because of Central Elections. Approvals will take some more time. Probably 3- 4 Months. The Gap would more than 80 Ft.
HI Harish
i am looking at Mantri lithos, Sobha City or Divyasree’s ROW as an investment option. which one should i opt, your suggestion please. thanks in advance.
Hi Param,
Divyasree ROW would be a ideal choice.
HI Harish, I am looking at sjr palazza city, fits in budget ,good location. please suggest
Hi Rajendra vivian,
Yes, SJR Palazza City is good buy and its worth for that location.
Hi Harish,
Thanks a lot for your suggestion to all of us.
Please suggest me, buying flat is good decision or buying plot is good decision in bangalore city area like maratahalli ORR, Whitefield, HSR Layout ORR, Hebbal, etc..
Now I am outside India, I would like to do investment now within the city, after 3-4 years when I come back to Bangalore, would like to settle there. so it will be for self use or for rent out purpose (when I move outside India on projects for few years).
So request you to suggest on, which area is best to invest and Flats or Plots are best to invest as it’s for self and rented out purpose.
Really waiting for your suggestion and really appreciate your suggestion.
Thanks,
Venkat
Hi Venkat,
Plots are ideally good for long term investment ( 10 – 12 Yrs ). Based on your requirement, I advise you to consider Apartment at whitefield / Hebbal.
Hi Harish . I have visited Purva Palm Beach and Mantri Lithos. Purva Palm comes with lot of amenities hence when I try to sell I might get good return. On the other hand Mantri Lithos , will give me good rent. Since Lithos is inside Manyata , I feel service apartment will be more there . Hence if ever we decide to come and stay it will not be good decision ( Just my thinking). However Purva Plam Beach might be a purely residential area reason its ~ 8KM away from Manyata… What do you suggest , which of these is better for investment ? We are basically looking for a place which will give us good rent and in case if ever we decide to sell the property we should get good return.
Mantri Lithos 3bhk of ~1746 sq.ft with registration it will cost be 1.30cr
Purva Palm Beach of ~ 1845 Sq.ft will cost me : 1.11 cr.
Hi Rishi,
Based on your requirement. I suggest you to consider Purva Palm Beach. You are getting Bigger Area at less price. Which is also good in terms of Self use or for Resale.
Hi Harish , am looking for a 3 bhk in north banagalore, hebbal and around with a budget of 1.2 1.3 max but wanting a bigger apartment (1900-2000) range, what are your suggestions as it’s for self use, willing to wait 3 yrs for possession as well. Your suggestions plz, whom to contact further ….
Hi Abhijith,
You will get in G Corp Icon.
Hi Harish – iam looking for an apartment near Manyata Tech Park as I work there. My budget is around 50-60 lacs. Could you suggest some affordable apartments which could be occupied by end of December 2014 ?
Hi Sunil Komathi,
Based on your requirement. I suggest you to consider Provident Harmony.
Hi Harish, I am looking for 3 BHK flat in Bangalore North. I found Sobha City, Mantri Lithos & Hiranandani Glen Gate interesting. Which one do you suggest among these. Budget is around 1 to 1.25 Cr. Thanks..
Hi Anup,
My Option Would be Sobha City. Mantri Lithos – only good thing is location. Hiranandani Glen Gate – Good Project but in wrong location.
Hi Harish, Mantri is offerin Pre-EMI scheme for Lithos. From an investment perspective, is it better to go for Pre-EMI or CLP considering I have funds for 50% of the property value.
Hi Rohit,
PRE- EMI would be a good option In Case, if there is no price difference.
Hi Harish, Any news on official launch date for Manthri Lithos ?. I can see that already the prices have been increased from the pre launch levels and hence would the launch prices be higher than current levels ??
Hi Arun,
Launch Price would definitely be on Higher side. Official Launch Expected Post Election.
Hi Harish,
Which is the best project out of Skylark ithaca, Divyasree ROW, Mantri Lethos & Hiranandi/RAJ Serenity ?
Seems from your replies to others that ROW is the best ?
Hi Nadeem,
Skylark Ithaca & Divyasree ROW cant be compared with Mantri Lithos / Hiranandani. As its totally different segment. ( I am ruling out Raj Serenity ) Yes, Currently Divyasree ROW is best option under 1 Cr investment & in case, If your Investment Size is Above 1 Cr. Go For Hiranandani ( Amazing Quality )
Hi Harish..Which is a better option between Mantri Lithos and Mantri Courtyard from investment perspective. Is Kanakpura road more developed as compared to hebbal
Rgds
Hi Arpit,
Mantri Lithos will yield Higher ROI & Rental Returns.
Hi Harish,
Thank you for putting together this website and taking time to answer queries from so my folks. Keep up the good work ! Truly appreciate it.
Want to get your thoughts on few items (Sorry for a long post)
I was looking for 2BHK/3BHK from investment pov and narrowed down on North Bangalore & couple of properties below after doing some research.
In Particular Mantri Lithos, Gcorp Icon seem to have the location benefit and Mantri webcity has the price/affordability benefit & caught my attention.
But above opinion is changing after doing more research – please read on:
1. The projected returns for Mantri Lithos and in general for Hebbal/Hennur area is around 10% year over year – so it makes be wonder why take the risk of investing so much money, when returns are on same lines as FD rates in India ? Infact in last 1 year, some apartment prices havent changed or have gone down i- is this good (sign of flattening and recovery perhaps :)) or bad (can still go down further).
2. It looks like hebbal/hennur has oversupply of apartments already and by 2016, 2017 things will be even more unbalanced, so many projects seem to have sprung up with completion around that time, so i feel the appreciation potential isnt that good, given no other employment generation projects here (Heard about Karle/Bharatiya – which might help).
What is your pick amongst
Lithos, Icon and Webcity.
if i am open to investment in any area, would you rather suggest some other area with more potential for growth.
Thanks.
Hi Renb,
Hebbal has more potential than Hennur and from past 3 yrs we have witnessed 20 % Growth at Hebbal Area & 15 % Growth in Hennur and growing further in the same pace. You can cross verify with any project in that matter.second best option for investment would be Whitefield which follows appreciation trend of 17 %. Based on Your Requirement i suggest you to look at Mantri Lithos / G Corp / Purva Palm Beach / Divyasree ROW for Better ROI. FYI Hinduja Group is coming up with big IT SEZ near Hebbal. You can see the construction when you go towards BIAL.
Hi Harish,
Thanks. i looked at the per sqft value in last 6 months for few projects in North Bangalore, they seem to be growing <10%
Is it a weighted average for the area wherein we are seeing 20% growth/15 % growth ?
This might on one hand be a good sign, that after a low, it will grow more now.
Examples:
Mar13 Jul 13 Jan 14 Return%
Sobha City 5255 5455 7.7%
Altamont 4340 4690 9.8%
WebCity 4740 4840 2%
Rgds
Hi Harish,
I am in confused between Lithos and Gcorp! Can you pls let me know which one I should consider!
Hi KB,
Both are equally good. You can choose either of the one. Mantri Holds Advantage in terms of Location & Brand. G Corp Holds Advantage in terms of Project Configuration & Price.
Dear Harish
As you gave the green signal, we went ahead for the booking. But surprisingly they have sent a mail today which states that we have to pay more price (3 lakh+) for 40 sqft. How is it possible once the floor plan is approved by BDA? Thanks god I haven’t sent them the money. This is completely shocking and I was reading a document in which it was mentioned that developers show more saleable area to earn more money. This is the mail which I got from Mantri-
just yesterday we were informed from our site office that there is a slight change in the Flat Areas.
For 1380 sq. ft. NOW its 1420 sq. ft. (increase of 40 sq. ft.) So please mention 1420 for C 1002 also the cost will change.
For 1402 sq. ft. NOW its 1435/1440 sq. ft.
This is for all 2/3 BHK and pent House units.
Hi bhaskar,
Nice. Can you please us know what is the price psqft you got ?
Thanks.
Hi i am getting at 5590 per sqft under clp plan. Do let me know if you are getting any discounts. I have heard that they are not offering clpp anymore
Hi Bhaskar, ok. no discounts yet. what is the clpp plan (is that the PNB scheme of getting a loan for full amount) and they cover the first 2 years of installment ?.
also what tower did you get it in pls.
My email is raja.2001@yahoo.com, can you please unicast me, have a few questions that i want to discuss with you.
With pre-launch offers since some plan approvals are pending i have heard that it is common for the SBA to change amongst builders. So at pre-launch you get the lower price benefit because of higher risk.
thanks.
Hi Bhaskar,
Project is still in pre-launch. Builder yet to receive approvals on building plans. BDA has asked to revise the old plan and insisted mantri to add more development in common area. This has resulted in increase in over all salebale areas. This is quite common with most of the projects which are in pre launch. Best part of Pre Launch is Price & Worst part of Pre launch is Plan Revision. Once the Plans are freezed and builder receive NOC from BDA. Price Will be on higher side.
Hi Harish, thank u in advance for the information u share with all prospective buyers. In your earlier quotes u mentioned that the transfer fees is 4% and the 3 year lockin period. If u intend to sell after 3 years the seller still have to pay transfer fee to builder?
Hi Rahil,
Transfer fees will be applicable till you register the property, after registration you need to pay anything to builder.
Hi Harish,I want to know rent of lethos for 2 bhk and 3bhk
Hi Pradeep,
2 BHK – 25 – 30 k Per month & 3 BHK 40 – 45 K per month
Hi Harish
You are doing a great job. Please keep it up. I was thinking to invest in mantri lithos. Can you please let me know if I need to hire a lawyer for buying a flat from Mantri developers? I am a bit hesitant due to HT wires. Thank you
Hi Bhaskar,
Need not to worry. Bank Approvals are in place… which means legal verification is all done and clear.
Hi Harish,
I am looking for an investment in blore. Currently I am not in blore.
Could you please advise any good project.
I have left you my a message on one of the numbers published on this site.
Please contact me back.
Thanks,
Saurabh
Hi Saurabh,
You will be contacted by us ASAP
Hi Harish – Thanks for the excellent work.
Regarding the 4 HT wires, i understand from your earlier comment that they are removing 3.
Will the 4th one continue to run on the same premise ? will it not be dangerous at just 120 feet away ? Ive invested here and im slightly concerned – Please let me know
Hi Dhatri,
As of now, there are no plans of removing 1 HT Line which passes above D Block. In future, It might be shifted.
Hi Harish,
True Mantri is CAT A builder and I too have the same question as Ashley when all the documents are not ready why should one proceed with sale agreement as booking amount is already given. Also Mantri Serenity has not got approval for the next phase yet and it’s still in process so in this case if they don’t get approval for say 2 or 3 month then my money will be parked as a risk. PSU banks would like to have all documents verified. Your views please.
Hi Ravi,
As far as i know, Builder has received Land Approvals and Sanction Approvals. In case, If builder doesn’t receive NOC towards construction… Builder will refund entire amount.
PNB is giving Home loans for Lithos, they must be having approvals. I did ask why Sale agreement and answer from Mantri is they want to avoid speculative booking.
Hello Harish,
I have one small doubt as this location is at the back side of manyata tech park, right? I did not understand why the price which has been quote is too high? As I have visited one site in Royal Enclave Gated community of 40 acres as there I had seen one on going project, “Pretty Good” but they are quoting only Rs.4500per Sq.ft…..
Hi Vroon,
Mantri Lithos is inside Manyata Tech Park. Besides, Considering the factors like Land Price inside Manyata Tech Park & Project Configuration… I feel builder is quoting decent price.
Hi Harish, do you know what is the lockin period and transfer charges for Mantri Lithos?
Hi Amish,
Lock in period is 3 Yrs and Transfer fees would be 4 % of the sale value.
Hi Harish,
I was interested in the Mantri Lithos project and applied for allotment in the Project. However i am being asked to pay the booking and Agreement amount even though all the legal documents are not available as per the builder until the launch for my scrutiny. I am nervous to go ahead without verifying the documents.
Is it a reasonable demand to expect the developer to provide the Legal Documents prior to paying the Booking and Agreement amount which is almost 25% of the cost of the project? The application for allotment has a clause that Agreement needs to be signed within a month. However I’m not sure they will provide these papers by then thereby causing me to forfeit my initial payment of 2 Lakhs. What would you recommend? Should I ensure verification or proceed with the agreement?
Hi Ashley Lewis,
I suggest you to proceed with the agreement besides, Mantri Developers is a CAT A & Reputed Builder and you need not worry on the legal aspects much.
I am also facing same issue like Mr. Ashley Lewis highlighted. After paying 10% booking and agreement amount. So far they are Hazy on documentation part. Could you get something finally ? Do you recommend to appoint a Lawyer to take care on my behalf? Why they are not transparent on documentation part? Neither they are addressing the issue in a professional manner. Please share your experience on the issue.
Thanks,
Hi Harish Sir,
I wanted to know about two projects / groups 1. Vajram Group Tiara – Yelehanka 2. The Icon – Thanisandra G corp group. Could you pls advise on them?
Tks
Hi Raghavendra,
I advise you to go ahead with G Corp Icon. Much better location, Good Potential in terms of ROI, Much Better Project Configuration.
hi Harish;
I am an NRI and planning to book a 3 bhk flat in mantri premero in sarjapur road opposite of wipro.
Please suggest me .
I want to come back india in 3-4 years so i want to stay here and also for investment.
what will be the price and appreciation for this.
regards
debashis
Hi Debashis,
I doubt you get good availability in Mantri Premero as its almost sold out.
Hi Harish,
I was looking at the full 3 BHK (1870sqft) option in Mantri Lithos, Would you be able to give me some general indication on the vastu compliance of the the 3 BHK flats in Block A.
Regards,
Hi S Vasu,
Its very difficult to get 100 % vastu compliance in apartment. Mantri has done its best in term of vastu compliance.
Hi Harish,
Many thanks for the prompt response and well… due to non availability of apartments mid height , i have had to go for 20th floor..Just one more question…if we re sell do we need to give the developer some commission as well ??.
Regards,
Arun
Hi Arun,
In case if sell it before registration, builder usually charge Transfer Fees.
I am looking for a 2/3 BHK flat for self-use within 80 lacs budget; within 10-12 kms of St Marks Road, with swimming pool, children play area. Pls suggest a good property. Ready or within 1 year possession. Should also have good ROI as I am may shift out of Bangalore after maybe 2/3 yrs.
Hi Jyothi,
You can consider Salarpuria Greenage. ( If you could extend your budget 8 – 10 Lacs )
Hi Harish, are there any intricacies in going for a high floor apartment ?. In this case 20th floor on lithos…How does it pan out in terms of investment ?. does it attract high ability to sell and a greater value appreciation ??
Hi Arun,
Top most floor are usually meant for Self Use but appreciation trend remain same. To attract high ability to sell, i suggest you to chooses unit in between Middle / Higher Middle Floors with good view.
Hi Harish,
I have a concern, as I am in London my family visited the site an found that High Tensions Electricity wires are running from three side of the project site, do you think its good to buy a property which has high tension electric wire running throughout? Bit confused to book Mantri Lithos or buy a resale in Prestige Shantiniketan.
Hi Rahul
There are 4 High Tension wires out of which 3 are being migrated out of the land for which approvals are already in place.
The 1 High Tension wire is going to be there at the right side corner of the property which will have 120 FT distance from the property compound to the High Tension wire. Mantri has no plans for constructing anything under the same, there shall be just greenery under it.
Hi Harish, first I must congratulate you on the amazing work you are doing. I have not seen any india property site with so much organized content.
I am planning to invest with Property in Bangalore for 2-3 years. I am confused between Mantri Lithos, Webcity, Skylark Ithaca, Purva Westland. Your advise. Which one will give better ROI.
Hi Prakash,
Thanks for your feedback. For better ROI you can Consider Mantri Lithos / Purva Westend .
Hi Harish,
What is the kind of rental I can expect from a 3 BHK investment here?
Hi Mallesh,
3 BHK would fetch between 35 – 50 K depending upon fixtures & Furniture.
I am looking for a 3 BHK in Lithos. Preference is : Block A : 3 series flat between floor 3-6 OR Block D : 2 series flat between floor 3-6. Let me know on priority. Wish to invest immediately.
Hello Harish
How about Hiranandani project in Devenahalli. I am lookimg for a cottage which ranges from 1.3 Cr to 2 Cr. Is it good for long term investment 5-7 years from now? Do you think that place may also catch up like Hebbal? Which is better for long term investment – Lithos 2/2.5 bhk or Hira Devanahalli cottage ( assuming same price around 1.2 Cr)?
Thanks
Kuldeep
Hi Kuldeep,
I don’t advise you to invest 2 Cr at Devanahalli as of now. Devanahalli is good for Buying Plots / Apartments up to 50 Lacs cap. Place will catch up like hebbal but it will take at least 10 yrs from now. I advise you to consider Equinox Water Edge / Karle Town Center for better ROI.
Hello Harish
I am just a bit confused between Mantri Lithos, G Corp Icon and Arge Helios.
Given all these three are quite close to Manyata Tech park, which one would you suggest good for investment considering prices are quite different for all these 3 projects. All of them have different Per sqft charges and date of completion. Which one is best according to you for investment point of view alongwith the reasoning?
Thanks
Hi Anubhav,
Mantri Lithos hold brand & Location Advantage. I would have opted for Mantri Lithos as it gona fetch better ROI & Rentals.
Hi Harish
In the whole hebbal ,hennur corridor would you rate this as one of the best project .Also please let me scope of rental income in 3 years time when this project gets completed and people get possession.I am keen for 3 bedroom apartment so kindly suggest me accordingly.
Hi Krish,
No , I wont rate this project as one of the best project in the whole hebbal , hennur corridor because if someone can extended their budget to 3 Cr + there much better projects like Embassy Lake Terraces , RMZ Latitude, Brigade Caladium, etc. But as of now Mantri Lithos is one of the best option @ 1- 1.5 Cr Slab. A 3 BHK would fetch between 35 – 50 K depending upon fixtures & Furniture.
Iam looking to book one soon any chance of more discount with group booking and any group interested?
Dear Harish, Thanks for responding to my earlier question. Can you please provide your feedback on the Prestige Augusta Golf from a investement prespective. They are quoating 6000 Rs/sqft for twin houses now (1.6 crore for 2400 sqft twin house) . The project is expected to be completed in 2017. what would be the expected price in 2017? is it easy to do a resale of a twin house ? Thanks in advance.
Hi Chandra,
Prestige Augusta is good for self use than for Investment.
prestige misty waters vs mantri lithos, which is better in terms of ROI ?
Which fetches better ROI. Prestige Lakeside or Mantri lithos?
Hi Harish,
Any idea what is the price they may launch for another 4 towers in Q1 2014? As of now as festive offer they have launched at Rs 5540 Sq/ft.
would be around 6000 +
Hello Harish, Is Mantri Courtyard a good investment? How much do u expect it to appreciate in 2-3 years? – Thanks Chandra
Hi Chandra,
Yes Mantri Courtyard is good investment. Reason 1 ) Kananakapura is developing very fast pace and will better planned locality in south bangalore. 2) Offered at competitive price 3) Better Configuration. I am looking at Rs.7500/ Sft in next 3 yrs.
Hi Harish,
Spoke to Kaushik and Vinod from mantri. But they are asking 10 lakh as booking amount and of total 25 Lakh on agreement within 30 days which is impossible for me to arrange.
Any idea when they are launching other 4 towers, since rite now they are waiting for some more approvals till dec 2013.
Regards,
Prashanth
Hi Prashanth,
Builder is planning to release other 4 towers in Q1 2014 at higher price.
HI Harish,
Could you please let me know for festive season Mantri Lithos being offered at Rs 5540 Sq/ft. Also what is the facing of the flats, since its not been mentioned in the floor plan.
Hi Harish
One of my worries about Mantri Lithos is lack of any bore well . Whkle the bui,der says bwssb has approved water supply which will come in 3 years. What is the risk viz water issue .
Hi Parameshwer,
As per Govt Sanction Authorities Rain Water Harvesting, Treatment Plants are mandate for any project. In addition, Mantri Lithos will also get water supply from BWSSB. I feel, Which is sufficient for the project.
Hi Harish, Is Pent House in Mathri Lithos a wise decision for Investment purpose? If Yes which block is better A or D?
Thanks in advance!
Hi Preethi Subanna,
Pent House are good for Self use / Rental Returns. But bit difficult to sell it fast.
there are couple of high tension lines at the project…what will be the impact of these on the resale
Hi Harish, Thanks for the details that you have put in the website….quite helpful. Can you please tell me the direction of the four blocks? The North arrow is not put in the floor plans and also I am not able to understand which ones are inside facing and which ones are outside. You have yourself put images of 8 different floor plans. If you can tell me the direction and facings (inside/outside) in those then it will be great help!! Thanks!
Hi Harish,
Mantri has 25:75 plan, which looks good. However a similar financing method has recently been restricted by RBI. Please share your thoughts and let us know what measures we should take to safeguard us if we want to go ahead with booking.
Superb, what a website it is! This website
gives useful data to us, keep it up.
hi harish,
i am looking for 1BHk apartment and my budget is not more than 25 lakhs.my location preferences are old madras road, sarjapur road.
pls suggest on this
Hi iti,
I Suggest you to consider SJR Hamilton Homes. Project is located near to Sarjapur Road.
Hi Harish,
Just need a clarification. Are the builders still charging according to Super built up area or carpet area. If they are not, do you think its wise to wait till the rule comes out making it mandatory and then buy the property.
Thanks in advance
Raj
Hi Raj,
I don’t think it will help you….because, It Doesn’t really Matter for any builders . Builders will proportionately quote the rate per sft ie., Cost for Super Built up Area & Cost per Carpet Area. which in fact, land into same net value.
Hi Harish,
I’m looking for a 2BHK purely for investment with a time horizone of 3 years. Am confused between Unishire Terrezza & Mantri Lithos. Would appreicate your suggestion.
Thanks
Hi Gaurav,
Mantri Lithos will fetch you better returns ( Better Location, Brand & Project Configuration )
Hi Harish For the investment point of view either re-sale or rental, which one is the best option to prefer 2BHK or 3BHK in mantri lithos.
Hi Anil,
In terms of Re-sale, both the option are equally good. Besides, 2 BHK’s are easy to rent out and Demand will be High
Hi I would like to invest in blore Ian 3 bhk pls adv good projects from an investment purpose
Hi Harish,
Have you heard of this lesser known property called NR Orchid Gardenia by NR Greenwood constructions pvt ltd? It is located right behind Manyata Tech Park and will be ready for possession Dec 2013. If early investors like me got a decent price per sqft (), how much do you think it will appreciate in 2-3 years, if it does? Thanks.
Hi Poorna,
Considering the location of NR Orchid Gardenia, At least project should appreciate 30 % in 3 Yrs.
Hi Harish, the current pre launch offer is Rs 5840/ sq. ft and what about the pre EMI offer. when will they offer pre EMI option.
Hi Anil,
Across India Bankers and Builders are working on to bring back Pre EMI Option. I Feel, it will take at least 2 – 3 months for final out come.
Hi Harish
I am interested in investment in Bangalore.Appreciate your feedback which project you assume will give more ROI between SkyDale and Lithos.
Thanks an advance for your feedback
Hi Dheeraj,
Lithos will definitely fetch you better ROI ( Brand & Location )
Hi Harish, its a fantastic investment project is what i see! Thanks for bringing this to my notice.
Many thanks Harish.. So how much can I expect appreciation and ability to sel in 2-3 yrs? Hope some guidance.
Hi Anayar,
Because of Its Location Advantage, I am looking at minimum Rs. 7000 / Sft in 2 yrs
Hi Harish, need your urgent advice on this project since am not based in Bangalore.
1. Is the price a good rate to purchase from a 2 year lock in investment horizon?
2. How much can I expect appreciation for this project?
3.with the 20-80 ruling… Will this project be adversely affected?
Please help asap
Hi Anayar,
Project has got really good potential in terms of appreciation reason a) Location b) Brand c) Pre Launch offered price… I doubt 80:20 Scheme will effect the sale in this project. As of now 15 – 20 Units already booked…
