We were looking for a property in Budigere cross and now we have finalised three projects which is brigade buena vista,shri ram greenfield and prestige tranquility. As of now we have canceled greenfield option as it is little interior, kindly suggest if we need to go with brigade or prestige.
Prestige is selling their signature tower 17 however we are worried about the 6 lane construction, will it affect the tower 17 ?
Brigade and prestige is of the same price range , prestige have 38.5 acres of land compared to brigade which has only 7 acres, does this really matter and also please advice which is the best investment for future.
PS we are not looking for investment and it is for end use.

Regarding the Road widening at the Prestige Tranquility project will not affect any towers as the requisite space is relinquished to the government considering future development, so need not to get worried about the tranquility project.

I have booked a 2BHK in this project. Have got the allotment letter in Jun beginning since then am being told that the agreement will take 15 more days as the paperwork has been delayed due to RERA. This Project is to delay from last 6 months they are saying it will launch…but nothing happens
the project complete date is already moved to 2020

Who has committed about the project completion postponed dates? I have also booked a flat but planning to cancel as it’s launch is delayed by 6 months and it’s an indefinite delay as builder is not giving proper clarity.
This is high hype from the builders. I booked an apartment in Brigade Buenevista, when i took the documents , there was a canal in the BBMP map ,but the builder is hiding those details ,my lawyer strictly said NO. When i asked the builder they were saying , “we will handle it if anything came”. Why i need to pay 80 L and run behind someone for case.
I recommend to go beside ready to move instead of putting huge money in this builder, just a brand nothing else.
After cancellation no proper response. They are claiming they will take 30 % as processing fee etc.
This project is in plan from 2015 because of delay in bribe.

Please cancel the booking immediately. They are faking the customers. As they are big builders they are saying they can manage anything with bribe.
There are many brokerage people who are getting money and promoting these junk.
Always go for ready to move in . Even in the same location people are ready to give for the same price as brigade which ia ready to move in.
Please save your hard earned money. When i enquired about canal to the builder. He is saying “Sir there is a court to decide it dont do these things infront of customers”.

We do understand your concern however we have confirmed with the developer that there is no such issue with the project and they also have not shared any documents so far since the project is in the pre-launch stage. All documents will be available for verification once the project if officially launched.
The developer has also confirmed that they do not have any client by this name. Please do share the unit number you had booked and we will check with the developer and revert with more clarity.

Hi, I have book Brigade Buena Vista last year 2016. That time they told procession date would be 2019. When I called them when you are going to launch they used to tell me next month sir. By telling next month they passed 1year. And now they are launched the project. Completion of any project in Bangalore, it requires minimum 4 years. And they have launched the project just now. So they will hand over the project by 2021. You can check any other project from any brand , min 4 years require to complete. And more over I realized that , Budiggere cross is not a good place to stay. Other project also is in loss. I have cancelled my booking. Recently I received my cancellation money. So think and invest.

Buena vista is good & decent project to invest in when compared to sobha dream acres, here the segment differs one is of low density project and dream acres is of high density one.
Budigere, as a location has got good potential to appreciate as it is being closer to International airport with good connectivity.
Metro is also expected and suggested by RITES from Yeshwanthpur through Yelahanka, Kannur and Bagaluru, with a length of 35.4 kilometres followed by the line from KR Puram through Budigere and Singahalli at 31.9 kilometres. but not shown in map yet (Proposal has been given)
For longer term, suggest you to opt for Brigade buena vista.

Pl advice If it is worth to invest in buena vista since I am afraid that there is future 6 lane road is coming which has eaten 3 acre of the land of brigade total land size, & there will not be any other threat tomorrow of metro OR any other development to the existing project what is happening near ITPL Whitefield due to metro work.
Should I consider Prestige Song of south which is 5 lacs more for 2 BHK than buena vista same size.

You can consider investing here with out any other thoughts, also if you are so much concerned about future, suggest you to opt in tower which is far from the road vicinity. as per current situation we are confused with our booking with buena vista after Big notes ban
we booked with 2L one month back and have to go to agreement by this month end with another 4L
should we continue our booking or can we dropout
but Brigade builders are saying there will be no refund from 2L which we paid as per the policies

There is no need to worry, we suggest you to continue with your dream home purchase. Bangalore Market is end users market, (Click below enclosed link to understand Bangalore market real estate scenario) As far as we know; considering the past performances of reputed builders, even during the recession times the price went up to a certain low points, but never in the industry the builder has given lesser than the prelaunch price. But if incase, because of the demonetisation effect if the inflation turns to lower side and where by WPI (Wholesale Price Index) of construction industry reduces and thereby if the prices slash happens for future customers then you have all the rights to approach the builder for your justification and thus even the builder shall accommodate with the reduction uniformly on prorata basis because their brand loyalty matters then.
If in case if the Bank loan Rates reduces then you have the option of switching over your existing loans to the one which gives you maximum benefits.
