I was surprised to know that brigade orchids cedar doesn’t give kitchen slab’s and wash basin. I have not come across any premium builder not giving basic amenities no wonder they don’t even give a swimming pool.

Thank you, Location wise Ozone Urbana holds good as an investment, but if you want to settle then brigade orchards, only drawback with ozone urbana project is noise of flight because it falls under the flight travel line

If you are looking at apartment option then Nikoo Homes would be the ideal one, and if it is for villa option then Brigade Orchards. LGCL One street is also good on location perspective but we can’t promise on deliver and other assurance from the builder
Hi harsh. I purchaaed a 1bed retirement home flat called parkside in brigade orchards which will be ready by sep 2017. Due to change of plans of my mother I mat end up having to sell it or rent it. What do you think I should do. How much rent approx would this fetch once ready? Thanks

I recently had a superfast whirlwind tour of this place prior to catching my flight. Lovely place,well planned and being executed. I was interested in only the villas. While there, we did have a strong smell of aircraft fuel/oil emission breezing thru the place. I did bring this issue up with the customer care manager. She could not answer/explain me well. I quietly went thru the place and returned to my place. Now my query is are you not aware of this malady if one buys close to airports – noise and air pollution with aircraft fuels???.
I am aware this will bring up a new serious issue to deal with all new buyers who are planning to buy here.
Can you please put some thoughts over this???. If you categorically state that this place is safe from aircraft fuel emission pollution, where is this smell coming from?.
I have nothing to do with the reputed builder that they are but I was genuinely interested in the project, hence visited the place.
Why nobody has brought this discussion up?
As per our several visits to the site for survey is concerned, we have not come across any uncomfortable situation in respective air/ noise pollution from the near by airport (may be we haven’t notice in depth), Also these kind of issues is taken care from the environmental clearance department and which is well with in the permissible limits for this town ship activity and has no objection from SEIAA (State level Environment Impact Assessment Authority)
Also as per the EIA manual guidelines for airports it is there (Ministry of Environment & Forests) responsibility to effectively mitigate by judicious implementation of the environment management plan and we believe this will be taken care as it the concern of all other surrounding development of the area.

I am keen to invest in 2bhk in Brigade Orchards looking at the huge proposed growth around Devanahalli area. I have seen your review points earlier that many SEZ projects are pipelined there along with Devanalli business Park. with that there should be a huge rental scope on properties and growth in future.
But my biggest concern is that I dont see a progress on the proposed plans of Business parks. so my questions below –
1. If the possession is around 2016 only, with current market growth in that area, is there any possible rental option there in 2016 and 2017 ?
2. Currently it is listed at base price 4675 per sqt, with the same price I can buy a 2 bhk configuration in Nikoo homes phase 2, I know it will be safer option but which property will show a better ROI and appreciation?
3. Do you know what is the current progress on the Devanahalli Business park, Aerospace Park or any other proposed IT park which actually kick started ?
4. Will Hiranandani devanahalli 1 bhk be safer to ROI and appreciation than Brigade Orchards ?

Thank you for your views, Devanahalli SEZ is already functional with few companies like, ThyssenKrupp Aerospace India Pvt Ltd, Wipro Infrastructure Engineering – Aerospace & Defense,AMADA India Technical Center,Starrag India Pvt Ltd & Shell IT Support Campus is almost under completion stage. By Next 5 years complete SEZ will be occupied. Beside all. these SEZ’s are much bigger than electronics city & Whitefield areas. Nikoo Homes & Brigade Orchards ROI falls same in short term.But, Brigade Orchards will fetch great returns in long run.Instead of Hiranandani, I suggest you to consider Brigade orchards.
Hi Harish – thanks for running such a great forum. I am relocating from Europe to Bangalore for 5-7 years and looking to move in independent house/villa type construction. Three most attractive options I have come across are House of Hiranandani, Brigade Orchards, and Godrej Gold county. I will be regularly traveling outside India (2-3 times a month), so connectivity to airport is key. At the same time, I would prefer location with good social infrastructure (schools, hospitals, shopping area). If you were me, which of the above three options you would choose? ;-). Considering connectivity to airport as key factor, I would prefer Brigade Orchards – School, Hospital & Shopping area are part of township. If i think from family point of view & Social Life. Personally, I liked Godrej Gold County as its exclusive villa community and i have more options to scale on schools, hospitals, Shopping area & Metro. But Travel time to Airport will be a concern because of traffic. Approx will take 90 mins to reach airport.

From investment point of view Brigade Orchards is considered as best option. Reason being, Devanahalli SEZ is very close by to the project.
From a end user perspective – with a 2020-21 Year in mind which project is your highest conviction project for self stay for a NRI Family ? ( Husband Wife and 2 kids ( will be 5-6 years then) considering School etc – I am not particular about location but want to be around good amenities, school and work place ( Banking ) – At the moment considering North Blore – Since my time frame is still 5 years away ( Hopefully some infra development happens by then around North Blore.
North Bangalore would be ideal if your work place is surrounded to near by vicinity and Brigade Orchards would be good option to go with.
