GODREJ RESERVE, Godrej properties are not fare and straight in their business. They sold this project with exuberant price outside the country by presenting the project in a way this is the the best in Bengaluru. They started asking final payment before completing the project 100% in line with their official broacher. They stated charging interest, they started threatening with additional penalties without completing the project. They formed the committee without giving the details of the members of the society. I consider them as a cheap developers based on my experience. I strongly suggest everyone to be careful before you venture with Godrej properties…

Hi Harish,
It looks that Godrej is not developing this property, they are just marketing it and owner is some other small firm. RERA certificate as per RERA site for Godrej Reserve is not on Godrej Property name but on some Sai Srushti. Would you be able to clarify why is it so and why Godrej property name is not there any where. If RERA is not on their name then agreement and sale also would not be done via Godrej. As per Google search Sai Srushti is a different company, if there is a joint venture between Godrej and Sai Srushti then RERA shall be on joint venture name, instead of only Sai Srushti name.
Can you help to get clarity on this?

Apart from having an advantage of proximity to Airport and Godrej brand name, what else will make this property more premium in the coming years?

The concept of forest sounds good, but if greenery is the priority then there are other builder projects also available there which are far cheaper than Godrej reserve.

It is undeniable that the layout is super excellent and the project’s concept is out of the box. But I am more worried about the surroundings and how Devanahalli is coming up as a whole. There are so many projects – aerospace, business park etc. which were started a long time back but still, there is no major activity happening there. So, not sure if it is worth investing and putting your hard earned money in a place where land size too big and focus of government is minimal. Request you to throw some light on that as well.

Harsha, It looks approved layout has two high tension power lines (one is 11KV and another is 66KV), which makes project not a premium buy. Just this one thing making me too concerned to put that money for investment. And also does this project has two entrances (on to two roads)?. What are your thoughts as we got approved layouts from RERA.

Thanks Harsha. No doubt on the concept. But location wise Embassy is 3km interior from the main highway. The roads leading to embassy project are narrow at some stretches.
