As per the TOI news edition, NGT New norms are Retrospective, The new norms are applicable for the project which are upcoming., Prior who so ever got the approvals will not come under the NGT new norms., However for the safety measures Address makers developer has taken precautions and left the space as per the new norms., whereas giving an option to buy the other units for the existing customers.

i am following your forum for quiet sometime now. i find them honest and useful. appreciate it. i have a question regarding this NGT new norms. even if these rules are retrospective, what would happen when it comes to their redevelopment? let us say i got all the approvals before this norm and built a house. after 10 years i want to demolish and reconstruct it. i will not get approval then right. wont these become dead investments?

You question seems to be interesting and tricky, However we happened to cross verify and check with several known sources, It seems once the approval is obtained for construction from BDA and other competent authority for developing, then redevelopment of the same wouldn’t be any issue, reason being the approval is of comprehensive to the complete layout (considering lake view) So as far as we know there wouldn’t be any objection from NGT in future.
* Since there is no standard law / Clarity or any newly laid procedure by NGT to Bangalore zone area to these kind of sensitive issues, we won’t be able to give justified answers to you however we shall come back to you post the complete norms issued by NGT

Both are equally good option to consider. If you compare current infrastructure of Electronics city to 5 years ago…It has improved a lot. You can take express elevated highway to travel to ORR / Mahadevpura. Besides, Electronics city will get Metro Connectivity As per Phase III of Bangalore Metro plan and Proposed PRR will further boost real estate trends at Electronics city.I don’t see any disadvantage as the project is near to lake. Besides i feel its Plus point as you get lake view.

There are hardly any plotted development is available in electronic city… This will directly influence demand. Besides, Plotted development in North Bangalore are available on out skirts or near devanahalli area. Lake View by Adress Makers falls under BDA Limits and Now a days its very difficult to get plotted development from good builder in BDA Limits. I advise you to consider it before inventory get exhausts.
