I’m considering investing in a plot in this. With the apartments and villas coming in the project. Will it be too crowding? Also, in terms of BDA approvals, is everything in place? Is this a good investment for the price range that these people are quoting?

How is the ground water quality in the area ? I came to know that it’s not suitable for any purpose because it gets mixed up with the waste discharged by the manufacturing units all around. Is there any plan for a water treatment plant in the project ?
Project has treatment plants. Ground water quality is good as its near to lake and there is no chance of ground water get mixed up with waste discharged.
I heard that the effluents from the nearby manufacturing units, including Biocon has polluted the lake and causing flurosis, skin infections etc to the local villagers and multiple agitation news that have come up many times.
Is this not a real concern ?

Hi, We too have invested in this project and provided EOI. At the time we provided, they told the plots are available. We have provided EOI for East facing plot. Now after an year, they say they have only west facing plots and blocked the East facing plots for employees. If they want to provide to their employees why did they pre-launch to public. They could have launched only after disclosing this to whoever is interested. Lost one year of time. The land prices have increased in past one year and we do not have a choice. They are trying to create a hype of the project and I feeling they are planning to sell East facing plots in the future at premium price once, the west facing is sold out, claiming most of the project is sold out. Greatly disappointed with this deal. I am not an investor and was looking for construction.

@Manish G, I too have invested in this project. Provided EOI last year July. But Address Makers asked me for booking money only in May an amount of 2 lakhs. Considering what I have invested vis-a-viz potential of this property, I do not see it as that bad.
What is the price who have bought it for?
I too have invested in this project. I got the news that this project got approval from BDA. Today I went to Piramal’s office to see the approved plans and select the plot number. To my surprise, most of the east facing and other premium plots have already been blocked. Their response is that these premium plots were blocked internally by Piramal’s employees for investment purpose, thereby creating an artificial demand. Finally I had to go with a west facing plot. I booked @3650/- sqft. Now the quoting price is around 4300/- sqft
Other charges include.
Club House: 2 to 2.5 Lakh
5 years maintenance: 1.8 Lakh
Bescom charges: (not sure)
Registration fee: about 3 to 4 Lakh
Now I am thinking how good an investment this is turning out to be..
When did you book the plot for 3650? I booked same west facing plot in March ’05 for much much higher price. Not sure if I was cheated. seems the price is till now almost same when I looked at another forum…just 300 rupees increase in 2.5 years, and so far the plot is not allotted saying some legal issues and still working on.
What is the current rate in this project? Is it worth 4200 at just launch in electronic city? Particularly when the overall mood in RE is negative what appreciation can we expect? Also since this is not even launched yet how long do you expect the project to be completed? Will there be any extra cost for plots or is it WYSIWYG?
As far as i know, Current price is Rs.4300 / Sft. Project has pre launched at Rs.3300 / Sft almost one year back and has seen good response and appreciation. Builder is planning for official launch by Aug or Sept and will hand over by next year mid.

Any idea why launching of this project is so delayed, my colleagues have been share “Expression of Interest” some time in mid of last year, but still no progress on this. But, when we are trying to approach for new plots/apartments, we have informed no availability. I am little confused on the one hand there is delayed in project launching and on the other hand no availability, :-). I hope you will throw some light on this and help us by sharing your opinion.
1) The project is delayed because, usually BDA will not give any approvals to any project in Bangalore in the Month of October, November and December as its year end for them.
2) The project is expected to launch by March / April of 2015.

Currently there is no availability in this project. They are planning to launch the 2nd phase by October. But if your interested in this project, its a good one for self use as well as investment also.
